In the bigger deal, Alpine Haverhill Holdings, managed by Aaron B. Frazier of American Fork, Utah, sold the 128,841-square-foot self-storage facility at 500 N. Haverhill Road, Haverhill for $24 million.
The buyer was Gator State Storage Haverhill LLC, managed by David J. Heil, CEO of Riviera Beach-based State Storage Group.
Amerant Bank provided a $15.7 million first mortgage and a $5.35 million second mortgage to the buyer. The price equated to $186 a square foot.
The Haverhill self-storage facility was built on the 9.5-acre site in 2004. This is the first time it has sold.
In the other deal, Boydean B. Frazier Family Trust Holdings, also managed by Aaron Frazier, sold the 57,946-square-foot self-storage facility at 900 Barnett Drive, Lake Worth Beach for $8.5 million to Gator State Storage Lake Worth LLC, also managed by Heil. Renasant Bank provided a $5.95 million first mortgage and a $1.26 million second mortgage to the buyer. The price worked out to $147 a square foot.
The Lake Worth Beach self-storage facility last traded for $2.81 million in 2001. It was built on the 4.7-acre site in 1987.
State Storage Group has two Florida self-storage facilities listed on its website, in Riviera Beach and Pahokee, so these deals bring that number up to four.
Many experts say Florida is among the top markets in the nation for self-storage.
According to RentCafe, there was 4 million square feet of self-storage space in the pipeline for South Florida in 2022, a 30% increase over deliveries in 2021. That compares to 40 million square feet of existing self-storage space. Rents have surged 17% over the past 12 months with an average cost of $168 for a 10-by-10-foot unit.
South Florida has the fifth-most self-storage construction in the nation.

DADE CITY, FL — It may be 80 degrees in the rest of Pasco County but in Dade City it's sweater weather.
Florida's first snow park, Snowcat Ridge Alpine Snow Park, opened Friday with a grand-opening ceremony at 10 a.m.
The snow park features a massive snow tubing hill, Alpine Village and a 10,000-square-foot snow-covered Arctic Igloo.
In the planning for more than a year, the snow tubing hill, Snowy Slopes, will be covered with man-made authentic snow. It will soar 60 feet high and plunge 400 feet. A pair of Magic Carpet lifts will whisk riders and their snow tubes to the top of the hill. Guests can ride in a single, tandem or family-style tube down Snowy Slopes.
In the Arctic Igloo, guests can build snowmen or snow castles out of real snow. The 10,000-square-foot Arctic Igloo snow dome will also include a child-sized snow hill for younger guests.
Snowcat Ridge will also feature a magical music and light show on Snowy Slopes each evening, visible from the Alpine Village, which features its own Holiday Market. Visitors will be able to grab food and hot cocoa while relaxing near a bonfire.
No one's more excited about the park's opening than Adam Thomas, director of Florida's Sports Coast, Pasco County's tourism promotion department.
Pasco County rebranded its tourism arm to focus on the numerous indoor and outdoor recreational activities that the county offers. He said the snow park adds to the diversity of the area's recreational activities and should "really drive visitors and international visitors here.''
For those who can't make it to the event, Florida's Sports Coast will live-streamed the grand opening ceremony at 10 a.m. Friday on its Facebook page.
Snowcat Ridge is located next to TreeHoppers Aerial Adventure Park, another outdoor adventure park developed by Point Summit in Clearwater.
Treehoppers Aerial Adventure Park opened in 2005 on a 60-acre tract at 27839 Saint Joe Road in Dade City with more than 100 climbing zip lines, rope bridges and other climbing apparatus perched high in the properties hills, massive live oak trees and 5-acre lake.
Point Summit CEO Benjamin Nagengast is also the mastermind behind the popular seasonal Scream-A-Geddon horror park on the Treehoppers property.

After a rocky debut season, Dade City’s Snowcat Ridge, which markets itself as Florida’s first and only alpine snow park, will open Nov. 10 with an added ice rink, private igloos for rent and upgraded food options.
The winter theme park plans to stay open through March 27. It closed early in January, it said, to focus on upgrades. They spent $4.5 million on the improvements, said Jon Pianki, the park’s marketing director. That’s on top of spending close to $7 million to build the park the year before.

The park has expanded its 400-foot-long snow tubing hill to add more lanes, and the 10,000-square-foot Arctic Igloo indoor snow play area will have 100,000 pounds of snow created daily.
The park’s new ice rink, known as Crystal Ribbon, is an outdoor skating rink with a beginner’s oval. Tickets for the park include two hours on the tubing hill and all-day access to the skating rink, though skates are not provided. Customers may bring their own or rent them for $9.95.
Eskimo Outpost, located near the park’s Snowy Slopes, will include eight private igloos with fire pits that can accommodate up to 20 people each. Igloo rentals start at $149.
The park was a bigger hit than they anticipated when it opened last November. Within days, they started running out of snow and had to adjust days and hours of operation to have time to produce more.

Less than a month after opening, Snowcat Ridge was shut down by Pasco County inspectors who said the park had failed to obtain required permits and that there were safety issues such as exposed electrical boxes.
The snow park was able to fix the issues and reopen within a day. This time, Pianki said, “we have been in close contact with Pasco County and I have no doubt we will have all our permits in place.”
The park has hired 160 people, which will likely rise to 300 by the end of the year, Pianki said.
There are extended queue lines to allow for distancing, and unvaccinated visitors are asked to wear a mask.
It’s kind of ironic that people up North are dreading the snow and looking to head to Florida, while his company is spending millions to make a 40-degree snow play area because Florida residents had a blast.
“Next year’s attraction is you get to shovel snow for fun,” he joked. “You want to clear a driveway or sidewalk? A driveway is $10, a sidewalk is $5. They might just do it.”
Snowcat Ridge: The alpine snow park features a 400-foot-long snow tubing hill, ice skating and snow to play in. Alpine Village features vendors selling crafts, food and drink.

The park, being built about 30 miles north of Tampa near Dade City, will feature a snow-covered outdoor tubing run and a domed play area where visitors can build snowmen and forts. The project is being developed by a company called point summit, which also owns an adjacent aerial adventure course and a Halloween attraction, as well as similar businesses in Indiana.
It will be the company's first venture into snow and the first attraction of its kind in Florida. Snowcat Ridge Marketing director Jon Pianki told weather.com the company conducted research and market surveys for several years before deciding on the location.
“We found that a lot of people living in Florida had never seen snow," Pianki said.

The park, scheduled to open in November 2020, also aims to tap into Florida's tourist market. It's located about 90 miles from the theme park mecca of Orlando.
But how will Snowcat Ridge manage to keep a 60-foot-tall and 400-foot-wide tubing hill covered in snow in sunny Florida? First, it will only be open in the winter months, likely November through February, Pianki said. Still, the average highs are in the 70s in that part of Florida during those months, with average lows only dipping into the 50s. A high of 84 is predicted there next week, nearly mid-December.
Second, snow machines similar to those used at ski resorts will generate the white stuff, and on-site weather station will monitor weather data like dew point and wind speeds.
Other details on how the snow park will remain snowy are a secret.
“We have a proprietary technology to do this, to give guests a winter experience in the above season temperatures in Florida,” Pianki said.
He added that the park will be able to operate in temperatures above 80 degrees.
“Those will actually be the best days because no sweatshirt or coats or sweaters will be required,” Pianki said.
And while eating the snow won't be encouraged, "It will feel, look and taste like real snow.”
