A new Aldi grocery store will replace a commercial building at Crossroads Shopping Center in Deerfield Beach, amid redevelopment of the retail property.
Following demolition of the 25,000-square-foot commercial building that has office and retail tenants, construction of the 19,432-square-foot Aldi store should be completed by June 2024, said Clifford Stein, who runs Pathway Ventures, Ltd., the owner of the shopping center at Sample and Powerline roads.
“We have slowly been redeveloping the property, from what used to be an office park, then slowly became an office-retail park,” Stein told The Real Deal on Thursday. “It was flourishing for many years. But markets change. You’ve just got to roll with the punches.”
About seven years ago, Pathway Ventures demolished two commercial buildings at the shopping center that totaled 32,725 square feet and replaced them with a 3,400-square-foot Wendy’s restaurant and a 6,119-square-foot Wawa gas station and convenience store. Pathway subsequently sold both out-parcel properties, Stein said.
In 1998, Pathway Ventures paid $11 million to acquire the Crossroads Shopping Center from Mutual Life Insurance Company of New York, according to Broward County property records. Two years later, Deerfield Beach annexed the property at 2301 West Sample Road.

“We bought it out of foreclosure,” Stein said. “Mutual of New York had the mortgage on it, and it went into foreclosure. We ended up being the receiver, and we ended up buying the property.”
The new Aldi store will be built on a 1.7-acre site fronting Sample Road just west of the Wawa. The Deerfield Beach City Commission last week approved a site plan for the grocery store development. The city is processing a building permit application for the project, Stein said.
Aldi has 213 stores in Florida, far more than in any of the other 49 states, according to its website. Its Florida operations include two existing grocery stores in Deerfield Beach at 3825 West Hillsboro Boulevard and at 747 South Federal Highway.
Crossroads Shopping Center spans about 25 acres at a transit-oriented location and could encompass various types of future developments, including industrial buildings and workforce housing, Stein said.
“We have plans for different phases for the rest of the site. We’ve got quite a bit of land,” he said. The partial redevelopment of the property so far “wasn’t like a grand scheme plan. It was more like the market was telling me what was needed there, as vacancies started to increase, and tenants started to move elsewhere.”

DEERFIELD BEACH, Fla. – A dog is recovering at an animal hospital in Deerfield Beach after it was found badly injured after being stabbed and then thrown on the side of the road on Interstate 595 in Fort Lauderdale Tuesday night.
Animal rescue crews told Local 10 News they believe the dog was stabbed and slashed before eventually being dumped out and later found off the side of the road on the 595-exit ramp onto Federal Highway.
A veterinarian at Deer Run Animal Hospital in Deerfield Beach said the dog, who was identified as a 1 to 2-year-old male Pitbull mix named Zeus, arrived at the hospital bleeding profusely from a deep cut to his chest cavity from an apparent stab wound.
Kay Khaleel, a good Samaritan, told Local 10 News that she found Zeus on the side of the road and took him to the hospital where doctors at Deer Run Animal Hospital performed extensive surgery.
Khaleel said she was certain that after finding the dog, he wasn’t hit by a car and was abused by another person.
“It looked like someone threw him out and just sliced him. First, I thought he got hit by a car, but I think he got sliced by somebody,” she said.
Dr. Lance Weidenbaum told Local 10 News that he was happy with the outcome of the surgery and believes Zeus is on his way to recovery.
“I’m happy with the surgery, how he’s gonna respond to the surgery. I would say his prognosis is fair to good,” he said.
Weidenbaum believes the dog may have received the injury from a knife because it was a very clean cut, although he wasn’t able to confirm that the incident came from an act of animal abuse.

DEERFIELD BEACH, Fla. – Authorities set fire to a wooded area in Deerfield Beach in order to protect the environment.
Officials with Broward County Parks and Recreation and the Florida Forest Service burned 4.3 acres in an effort to increase biodiversity and improve wildlife habitat.
“This area is pyrogenic, meaning it likes to burn, so we do these types of burns when the weather is the right conditions so we can control it and get what we we need out of the fire,” Linda Briggs Thompson, the environmental program manager with Broward County Parks and Recreation, said.
The neighborhoods surrounding the Military Trail Natural Area were all notified so they knew the fire was happening. First responders were also made aware in case someone called 911.
Controlled burns can make areas less likely to experience wildfires and keep the surrounding areas safer.
“When a wildfire occurs, we’re not here on site,” Briggs Thompson said. “We’re not ready to maintain and contain it.”
Many of us aren’t wired to think of fire as a good or healthy thing, but Briggs Thompson explained why it is in this case.
“A lot of these areas of scrubby flatwoods, they are adapted to fire. They have had fire for thousands of years without us being here,” she said. “Also, there are many plants and animals that surprisingly need fire. They might need fire to regenerate their seeds or bring in new food.”
Local 10 Weather Authority meteorologist Brandon Orr weighed in on the necessity of controlled or prescribed burns and their impact in South Florida.
“Especially this week we have seen that daily chance of showers and thunderstorms each and every afternoon, so we’re getting into our lightning season and these cloud-to-ground lightning strikes that happen, even away from the rainfall and thunderstorms, can start up a wildfire like that,” he said. “Before you know it it’s out of control, but we have noticed (in) these areas where we’ve seen prescribed burns, wildfires are not growing as intense.”
Prescribed burns happen at sites like the Military Trail Natural Area every two years or so. It’s one of about a dozen places in Broward County where they happen.

Other fun activities include an inflatable obstacle course and playground n the Wibit Aquapark. This family-friendly spot is perfect for guests of all ages.
Ever seen a Zombie Palm? They’re on display, along with over 200 species of lush trees from five continents, at the beautiful Arboretum at Constitution Park. Spanning nine acres, this tranquil spot features a half-mile walking trail, a butterfly garden, and two waterfalls. If only it played host to one of Florida’s spectacular flower festivals.
A fun place to visit with the family, there’s also a playground, outdoor fitness equipment, tennis courts, and a basketball court on the property.

Looking to get lost in nature? That’s easy to do at the resplendent Deerfield Island Park. A haven for wildlife enthusiasts, this 53-acre wonderland features winding trails that snake their way through the lush, tropical foliage.
A wide, wooden boardwalk makes walking through the deep forest a breeze, and the picnic area is a welcome spot for those who’d like to enjoy a meal al fresco. Pack food and water, though, as there aren’t any stores or concession stands on the island.
Fishing is one of the best things to do in Deerfield Beach. While this Floridian town may be too small to be considered a top fishing destination in the world, it’s certainly a good place to drop a line and reel in lunch.
