Here's How Many 'Zombie' Properties Are In Morris County

MORRIS COUNTY, NJ - More than 1.52 million U.S. homes, including many in Morris County, are sitting empty, according to a new report by real estate data site Attom Data Solutions. MORRIS COUNTY, NJ - More than 1.52 million U.S. homes, including many in Morris County, are sitting empty, according to a new report by real estate data site Attom Data Solutions. Among these homes are several thousand so-called “zombies” — homes that are vacant and also in foreclosure.

The number of empty houses represents 1.5 percent of all homes in the United States, according to the report. To determine the percentage, Attom Data Solutions used county tax assessor data on more than 98 million single-family homes and condos from the first quarter of 2020, broken down by foreclosure and owner-occupancy status.

In Morris County, 1,001 homes are sitting vacant, according to the report, representing .67 percent of homes. Our area also has nine “zombie” foreclosures, or 1.01 percent of total foreclosures.

About 282,800 homes nationwide are in the process of foreclosure, the report says, with about 8,700 — or 3.1 percent — sitting empty as “zombie” foreclosures. The percentage is up from 3 percent in the fourth quarter of 2019.

The total number of properties in the process of foreclosure in the first quarter of 2020 is down 1.9 percent from the fourth quarter of 2019.

To create this year’s report, Attom Data Solutions analyzed metropolitan statistical areas with at least 100,000 single-family homes and condos, and counties with at least 50,000 single-family homes and condos.

CrownPoint Group Inc. has acquired a +14.5-acre development site for an undisclosed price that is fully approved for multifamily development in the Morris County, New Jersey township of Randolph.

“In a submarket characterized by overwhelming demand for – and a shortfall in supply of – luxury-rental options, Liberty Village will have tremendous appeal among a diverse tenant demographic, from young professionals and executives with families to well-educated empty nesters,” said CrownPoint’s Vice President Michael Legacki, who noted a new residential development of this scale has been lacking in the township for decades.

“Randolph is that high-barrier-to-entry, central Morris County location that offers an active suburban lifestyle,” he added. “It also connects to the greater New York Metro’s employment hubs and lifestyle amenities, from New York City and Morristown to all of North Jersey.”

Construction of Liberty Village will begin in Q3 2024 and will be CrownPoint’s largest project to date. Under the approved site plans, there will be a total of 11 residential buildings housing a mix of two- and three-bedroom units, the majority of which will offer three-story townhouse layouts. These include 100 market-rate and 25 COAH-designated units.

In addition to open-concept, amenity-rich floorplans with designer elements, the community focal point is an architecturally distinct clubhouse with several high-end community spaces. Among these are a state-of-the-art fitness center and golf simulator. The pet-friendly community also has a dog park and direct-access garage parking on the majority of units.

“This is an extremely rare development opportunity to build a sought-after townhouse rental project in one of Morris County’s premier towns,” said Don Rasmusson, Jr., CrownPoint’s director of development. “CrownPoint is favorably positioned to streamline delivery of these high-caliber townhome rentals within approximately 12-14 months of the construction start.”

The property includes about 120,000 square feet of office space, floor-to-ceiling windows and skyline views. Operable glass walls open to three outdoor terraces. The first floor features a lobby entrance with soaring ceilings, along with 14,500 square feet of available retail space, a portion of which will house a new Valley retail banking branch.

Stanley A. Kasiski of Hanover Township is a Vietnam veteran who enlisted in the U.S. Army in 1968, serving on active duty until 1970 when he transferred to the U.S. Army National Guard, where he served until 1993.

This Vietnam era veteran was awarded the Army Meritorious Service Medal, three Army Commendation Medals, the Army Achievement Medal, two National Defense Service Medals, six Army Reserve Component Achievement Medals, two Armed Forces Reserve Medals, the New Jersey Meritorious Service Medal and the New Jersey Distinguished Service Ribbon, the state's top military award.

Mr. Kasiski pursued higher education at Monmouth County College and the New Jersey Military Academy and embarked on a successful career in telecommunications.

He remains deeply involved in supporting fellow veterans, holds significant leadership roles as the commander of the 112th Field Artillery Association and serves as the vice commander of American Legion Post #59.

RANDOLPH, NJ – 9/29/23 – The Faculty Association of County College of Morris (FACCM) is pleased to announce a recent favorable legal decision issued by a Public Employment Relations Commission (PERC) hearing examiner. The Hearing Examiner’s Report and Recommended Decision has now been transferred to the full Public Employment Relations Commission for review.

The decision is the result of an unfair practice charge filed by FACCM in 2021 challenging the termination of six faculty members, including the FACCM President and two officers, by President Anthony J. Iacono and the County College of Morris Board of Trustees, based on anti-union animus. The College filed its own complaint alleging that FACCM engaged in unfair practices against the College.

After a hearing on the merits, the hearing examiner's decision makes clear that the College’s decision to terminate faculty was improper and clearly an act of anti-union animus. The hearing examiner also dismissed the College’s charge against FACCM. The College was ordered to reinstate the terminated faculty together with all retroactive wages and benefits.

That has not yet occurred because the full Public Employment Relations Commission still needs to consider the recommended decision and issue a final decision in the coming months. FACCM is optimistic that the Commission will agree with the decision of the hearing examiner and reinstate the terminated faculty.

In light of these revelations, and despite that the litigation is still pending, FACCM calls upon the County College of Morris Board of Trustees to hold Iacono accountable by removing him from office.
