The city’s Planning and Zoning Board will consider the site plan application for the 6.6-acre property at 10100 Pines Blvd. on April 13. The site, at the southwest corner of Palm Avenue, previously hosted city hall until the city built a new home nearby.
Davie Medical Center LLC, an affiliate of Nashville-based HCA, acquired the land for $13 million in August.
The city previously approved the 6.6-acre property for up to 120,000 square feet of medical office space. HCA filed plans for a 10,860-square-foot free-standing emergency department with 59 parking spaces. It estimated the cost of the project at $25.6 million.
HCA said the facility would have 12 employees per shift with an average salary of $80,000, so the total yearly wages would be $2.4 million.
The free-standing emergency department would be affiliated with HCA Florida University Hospital in Davie. This would move HCA’s reach closer to Memorial Healthcare System’s Memorial Hospital West, which is further west in Pembroke Pines. Many hospitals have been opening free-standing emergency departments across South Florida to draw more patients in heavily populated areas.
Officials with HCA couldn’t be reached for comment. Attorney Dennis Mele represents the company in the application.
This site is part of Pines City Center, a mixed-use project that the city planned by rezoning the property and selling land to developers.

PEMBROKE PINES, FLA. (WSVN) - With condominiums crumbling from the inside out, residents in Pembroke Pines said they are fearful if being kicked out due to the unsafe conditions.
Residents at the Heron Pond condos, located in the area of Southwest First Street and 84th Avenue, came home to an alarming notice on their doors, Thursday night.
City officials have deemed every unit there unsafe, as well as all balconies.
“I’m terrified that at any given moment my apartment is going to fall through,” a resident said.
A single mother of three who lives in the building said it has gotten worse every year.
“The rent continues to go up and repairs don’t ever get made,” said the mother, who wanted to remain anonymous.
Her neighbor, who also fears retaliation, agrees.
“This is unsafe; I have kids here,” the neighbor said. “My kids like to sit on the balcony and get some fresh air. Imagine if something happened on our balcony, and it fell through to the bottom floor. We’d all be talking a different story.”
Nearly every unit has damage.
Balconies are held up with jacks. So are other areas where the wood is rotting away.
Many condos have cracks or large holes.
It was enough for the property manager to send an email Thursday night, which reads as follows, “Dear residents, effective immediately, no one can go on the balcony for safety reasons until further notice.”
But residents may soon not even be allowed inside their homes, because Pembroke Pines officials said, “Property management for Heron Pond has been given 48 hours to provide a certified engineering report that supports allowing residents to remain in their occupancies until repairs are completed.”
Finding a firm to sign off on this might be difficult.
7News stopped by the office to see whether they had any advice for residents, but no one answered the door.
Meanwhile, remains remain worried.
“Honestly looking around, it doesn’t look like it’s salvageable,” the mother said.
Residents are concerned that in less than 48 hours, they may not have access to their homes.
“I don’t really feel confident in what’s going to happen, because we don’t have money to just up and leave,” a resident said.
The 48-hour notices expires sometime Saturday evening.

During the national anthem before the Super Bowl, three Navy tactical squadrons will fly above State Farm Stadium in Glendale, Arizona.
Lt. Commander Daniel Armenteros, 35, who graduated from Flanagan High School as Commander of his ROTC unit and is a graduate of the Navy TOPGUN program, will be directing the crew which will be making history.
His father, Ibrahim Armenteros said the family is extremely proud.
“He’s going to be participating in the Naval flyover,” Armenteros said. “He’s very precise in his job, so I think that’s one of the reasons they selected him.”
Ibrahim Armenteros said his son was inspired by relatives in Cuba who were military pilots, joining the JROTC in high school and getting his pilot’s license at 18.
For the first time ever, all of the pilots for a Super Bowl flyover will be women.
The show will include two F/A-18F Super Hornets from “Flying Eagles” of Strike Fighter Squadron (VFA) 122, a F-35C Lightning II from the “Warhawks” of (VFA) 97, and a EA-18G Growler from “Vikings” Electronic Attack Squadron (VAQ) 129.
Lt. Caitie Perkowski will be piloting one of the planes in the diamond formation. She has spent most of her career flying on and off 100,000-ton aircraft carriers, and said she couldn’t believe it when she got the call to play the special part in Super Bowl 57.
Fellow pilot, Lt. Suzelle Thomas, said that being asked to pilot one of the four planes was a dream come true.
“It was surreal. As a football fan, when I got the call to do the Super Bowl flyovers. It’s almost like a dream initially for someone who loves the NFL,” said Thomas.
Daniel Armenteros also knows another South Floridian who will play a major role in the flyover.
Fort Lauderdale native Petty Officer Second Class Reanell Smythe. Smythe is one of the sailors who maintains the aircraft that will be part of the national anthem performance.
According to the Navy, Smythe joined the Navy six years ago and will be graduating this year with a degree in aeronautics.

The facility, at 1200 S.W. 145th Ave., will be permanently closed within 14 days of March 19, said Heather Toro, GameStop's director of human resources, in a WARN notice that was sent to the state. Under the federal Worker Adjustment and Retraining Act, businesses must inform state and local officials of mass layoffs.
Of the 54 employees, 38 are involved with customer care support. The rest are analysts, engineers and managers.
In September 2021, Texas-based GameStop (NYSE: GME) announced it was opening a call center in Pembroke Pines and would hire 500 call center employees.
The company did not give a reason for shutting the facility. However, there have been reports that GameStop is initiating companywide layoffs as part of an emphasis on profitability that CEO Matt Furlong announced in December.
GameStop's support center was located in The Edison-Pembroke Pines office park's Building I, built in 2019. Available space within the 165,000-square-foot building is advertised on LoopNet.com for $27.50, not including utilities, property expenses or building service fees.
