BRIDGEWATER, NJ — After 35 years, the Bridgewater Commons mall will soon be undergoing a huge transformation following the sale of its property.
Bridgewater Commons announced on Monday that it is entering a new era with its acquisition by Pacific Retail Capital Partners (PRCP) – one of the nation’s premier owner/operators of open-air lifestyle and mixed-use centers.
The sale included the 1.2 million square foot mall located in Bridgewater along with The Village at Bridgewater Commons, a 94,000 square foot open-air shopping district adjacent to Bridgewater Commons.
As part of the transaction, PRCP is assuming Bridgewater Commons' existing loan and got an extension that will give the company time to execute its plan to "transform the mall into a vibrant mixed-use destination."
The sale comes five months after the Township Council passed an ordinance allowing establishments for games, entertainment, and/or amusement to be added at the mall. Read More: Games, Entertainment, Amusement To Be Added Uses At Bridgewater Mall
"The Bridgewater Commons Mall has been the centerpiece on Bridgewater’s commercial sector for over 30 years and the Township looks forward to working with its new owners," said Bridgewater Mayor Matthew Moench. "I am confident that a collaborative relationship will help to ensure the Mall’s viability for the next 30 years and beyond."
PRCP said in a release that they will be working closely with local officials and community members in order to help revitalize Bridgewater Commons and create a destination that will continue to be an anchor for the market for years to come.
"The acquisition of Bridgewater Commons represents another important step in our ongoing efforts to acquire well-located, quality retail centers in fundamentally strong markets that will enable us to thoughtfully evolve them into market-leading mixed-use assets," said Steve Plenge, Chief Executive Officer of PRCP. "While we will continue to pursue strategic joint ventures and other partnership structures to execute our long-term strategy, we will also seek to own more properties outright, such as Bridgewater Commons, providing us with even greater optionality when it comes to repositioning and monetizing assets."
A representative with Bridgewater Commons says the mall isn’t going anywhere.
"The current team remains in place, and the sale will have no impact on day-to-day operations and programming, including the Community Hub 2.0 events and local operations. Bridgewater Commons will continue to be a gathering place for all, and the center’s leadership will continue to meet with and support local leaders," said Debra Hazel.
Hazel added that PRCP owns more than 20 properties overall, including three in the northeast: the Galleria at White Plains, which is in the very early stages of a massive redesign and repositioning that will make it one of the largest mall redeveloping projects in the entire U.S.; Broadway Commons in Long Island; Colonie Center in Albany and Solomon Pond Mall outside of Boston. It also is in the midst of converting the former Carson’s anchor box at Yorktown Center just outside of Chicago into a vibrant, mixed-use destination.
"This transaction is a perfect example of how we are able to use our industry relationships and expertise to identify investment opportunities that we are uniquely positioned to execute on," said Oscar Parra, Chief Financial Officer of PRCP. "The way we were able to structure this transaction together with Bridgewater Commons’ existing cash flow provides us with the time and resources required to deliver a well-conceived master plan."

BRIDGEWATER – A Brazilian steakhouse will be going before the Planning Board later this month for approval to open at the Bridgewater Commons.
Fogo de Chão, headquartered in Dallas, wants to open the restaurant on the second floor of the mall opposite Uncle Julio's.
Also nearby the location at the entrance to the mall is Cheesecake Factory.
"At Fogo, we will continue our strategic growth plans in 2023 with leases and development agreements signed to open restaurants in new domestic and international markets,” Barry McGowan, CEO of Fogo de Chão, said in a recent news release. “We are honored that the demand for our unique dining experience in both new and existing markets remains strong as we continue to grow our brand on a global scale. Where there is demand, we will expand, and we are thrilled to bring the culinary art of churrasco to more communities this year.”
The steakhouse is part of the mall's strategy to reimagine itself.
"We are pleased that Bridgewater Commons continues to reimagine the food and beverage experience at the shopping center," Troy Fischer, senior general manager of the Bridgewater Commons, previously said.
In December, to help the Bridgewater Commons, one of the largest taxpayers in the township, attract more people, the Township Council adopted a zoning ordinance to allow establishments for games, entertainment and amusements in the mall.
That would allow popular venues such as Topgolf or Dave & Buster's to locate in the mall. The ordinance says that any future establishments should not be bigger than 90,000 square feet.

The Planning Board meeting is scheduled for March 28.
Who is Fogo de Chão: Founded in 1979 in southern Brazil, Fogo de Chão is an authentic Southern Brazilian steakhouse, or churrascaria. The chain expanded into the United States in 1997.
Opening date: No definite date has been scheduled, but is expected sometime later this year.
Where: An 8,372-square-foot vacant space with an outdoor patio. There will be entrances from inside and outside the mall.
Popular menu items: Bone-in Beef Ancho (Bone-in Ribeye), Pichana (Prime part of Top Sirloin), Costela (Beef Ribs), Medalhoes com Bacon (Bacon-Wrapped Chicken and Steak).
Plans for expansion: The chain is expected to open a dozen new locations this year in Insurgentes, Mexico, and across the United States in California, Florida, Texas, Washington, Rhode Island, New Jersey and Maryland. The chain's American flagship is a 16,000-square-foot restaurant on West 53rd Street in Manhattan.
In New Jersey: Fogo de Chao recently opened its first New Jersey location at the Westfield Garden State Plaza in Paramus.

BRIDGEWATER – Sanofi has announced that it will be transferring all its 1,900 employees at its Route 202-206 location to Morristown.
"The relocation of Sanofi’s flagship location within New Jersey gives us the opportunity to provide our people with more collaborative and digitally connected workspaces," according to a statement by a Sanofi spokesperson. "This exciting move will allow us to improve our engagement, innovation, and patient-centered solutions, while incorporating our flexible work environment."
Sanofi confirmed the move Friday after telling employees in an email earlier this week.
The move will take place in two phases in the fourth quarter of 2024 and first quarter of 2025, the statement said.
"The move is part of a global program to modernize Sanofi workspaces around the world, " according to the statement. "Several sites have recently been opened or renovated with the same spirit: La Maison Sanofi, the company's global headquarters, in Paris; the Cambridge Crossing site, near Boston, in the United States; the Gentilly Campus in the Paris, France region; and the Carteret Campus in Lyon, France.”

The move within the state reaffirms the company's commitment to remain in New Jersey, the statement said.
"Sanofi has long been an integral part of New Jersey’s vibrant life sciences industry," the statement said.
Sanofi is one of Somerset County's largest employers and, with Johnson & Johnson, has been at the forefront of the county's life sciences industry in the Route 202 206 corridor.
A year ago, questions were raised about whether the company intended to stay in Bridgewater after American Finance Trust sold the 675,000-square-foot building housing the company for $260.7 million.
The buyer was AVG Partners, a private equity group based in Los Angeles, which has more than 200 properties with over 10 million square feet in 22 states.
In a press release after the sale was closed, Mayor Matt Moench said he had been contacted by a Sanofi government relations representative who assured him the company intends to remain in Bridgewater.
Sanofi has been in Bridgewater for more than two decades.
Sanofi reported a profit of $7.08 billion, or $2.83 per share, in 2022. Revenue was reported as $45.31 billion.

BRIDGEWATER – Somerville Mayor Dennis Sullivan is “overjoyed” that a plan to demolish four Route 22 office buildings and build two warehouses has been dropped.
Signature Acquisitions of Cranford, owner of the buildings in the Centerpointe complex, notified the Bridgewater’s Planning Office this week that it was withdrawing its application before the Zoning Board of Adjustment.
The proposal had drawn fire from Somerville officials who feared an increase in truck traffic.
"It's the best news I've heard in a long time," Sullivan said.
The mayor said the Zoning Board of Adjustment was "very attentive" to the concerns expressed by residents about the proposal.
"It shows the public can have an impact, “he said.
Councilman Tim Ring announced on Facebook Tuesday that the attorney for the developer had called to say the proposal was going to be withdrawn.
The Zoning Board of Adjustment was scheduled to continue the public hearing on the plan in May.
Signature Acquisitions downsized the proposal after hearing comments from the Board and public on Jan. 31. The sizes of the proposed warehouses were reduced to lessen the impact on neighbors.
Residents on Jackson Avenue and Woodside Lane, plus residents of the Laurel Circle senior community, have opposed project, saying the warehouses and trucks will bring noise, fumes and lighting pollution to their neighborhood.

The main worry, Somerville Mayor Dennis Sullivan previously said, is how trucks traveling on westbound Route 22 from Interstate 287 would gain access the site.
Trucks traveling westbound on the highway would have to go to North Bridge Street, then cross over the highway to Grove Street then back to eastbound Route 22, he said.
Somerville officials feared that trucks may take an alternate route, exiting Route 287 at Route 28 and driving into Somerville.

BRIDGEWATER – Revised plans for the conversion of a Route 22 hotel into 128 apartments now include 40 affordable units.
The inclusion of the affordable units in the conversion of the Hyatt House solves a problem for Bridgewater.
When the township settled its litigation with Advance Realty Investors over the development of the former Sanofi campus on Route 202-206, it solved one problem but created another.
With the plans for 400 apartments dropped, the township was left with the dilemma of where to locate 40 court-mandated affordable housing units that were included in the plan.
Last August, the Township Council voted to pay $590,000 to GCP Bridgewater, owner of the Route 22 property, to "incentivize" the inclusion of 40 affordable apartments in the proposed conversion.
The money will come from the township's affordable housing fund, which is separate from taxpayer money.
The Council also approved an ordinance rezoning the property just west of Country Club Road on the eastbound lane of Route 22.
If the Council could not find a location for the 40 affordable units, Bridgewater could have been subject to a Builder's Remedy lawsuit in which a developer would be allowed to build a 400-unit community with a 10% set-aside for affordable apartments.

The 5-acre Route 22 property was sold to GCP Bridgewater by BRE NE Hospitality HH Bridgewater in December 2018 for $13.5 million. The quarterly property taxes on the lot are $70,672.80.
Township officials say that once the hotel is converted into apartments, the property tax revenue will increase.
The hotel has 128 rooms in five three-story buildings and one two-story building. The current configuration has 71 one-bedroom units, 38 two-bedroom units and 10 three-bedroom units, all with kitchens. The one-bedroom units are 576 square feet, while the two-bedroom units are 864 square feet.
The property has a pool, barbecue area and sport court.
The Planning Board’s public hearing on the conversion is scheduled for 7 p.m. April 25.
A variance is required because 196 parking spaces are provided when 242 spaces are required.
