CHATHAM, NJ — Construction on the 245-unit luxury apartment complex in Chatham Borough is almost complete, according to developer BNE Real Estate Group.
Located at 2 River Road, "The Ivy of Chatham" was initially approved by the borough in 2021 and has been marketed as a luxury apartment complex with a mixture of 37 affordable housing units.
The building, which will have 245 rental units, is just minutes away from Chatham’s vibrant downtown and train station.
In anticipation of its opening, BNE has launched a teaser website at www.theivychatham.com, where interested residents can join a VIP waitlist to be among the first to tour the property this fall.
"Chatham is the crown jewel of suburban living in New Jersey, and it’s about to witness the debut of an extraordinary community that surpasses all expectations,” said Jonathan Schwartz, a partner at BNE Real Estate Group. “The Ivy offers more than a home; it offers an opportunity for residents to embrace the exceptional lifestyle of this one-of-a-kind community while immersing themselves in the rich attributes of Chatham.”
A variety of one- and two-bedroom floor plans will be available, with select premium homes offering additional den space. There will also be a doorman on duty who will provide 24-hour concierge service. Schwartz stated that the widening of the intersection at Watchung and River Road, an extended left-turn lane, and the free shuttle bus service to and from the train station would all help to reduce traffic.
The project is being funded through a Payment in Lieu of Taxes (PILOT) deal adopted via ordinance by the Borough of Chatham Council. Chatham Borough Council member Jocelyn Mathiasen previously stated that the financial agreement will generate $49 million in revenue.
When the project was first approved, one of the main concerns was its influence on the local school district. Jill Critchley Weber, President of the Chatham Board of Education, has stated that the school district planned to explore sharing the PILOT cash from the River Road development with members of the borough council.
Neither the borough nor the school district have issued an official statement or provided an update on the potential negotiations between the two entities.

CHATHAM, NJ — The Chatham Township Volunteer Fire Department (CTVFD) has grown in ranks as Chief Matt Chase welcomed its newest member.
Firefighter Lina Sriji successfully completed all of the state and department training requirements and is now serving the Chatham Township community.
Sriji joined the CTVFD junior firefighters program in 2021 when she was 16 years old and a junior at Chatham High School, according to officials. Sriji has been a member of the CTVFD for the last two and a half years and is presently an undergraduate student at Rutgers University studying economics and computer science.
"It didn't take many training hours or post-drill dinners to quickly fall in love with the department and the fire service. I have loved getting to know and work with so many amazing members of our community in our ever-growing firehouse family," Sriji said. "As a sworn member of the department, I am truly excited to continue to further my knowledge and help guide the success of others as they continue their journey as firefighters."
Since first joining the department, Sriji has earned both the Firefighter One and two certifications at the Morris County Fire Academy.
"Lina is a great addition to our team. She joins firefighters Olivia Barry and Suzanna Semerjian, along with one probationary and three female junior members. It’s exciting to see our membership grow, especially with the addition of these strong, confident women," Chase said.
The department, which was founded in 1925, is entirely made up of volunteer personnel, including 25 current firefighters, junior firefighters and associate members who provide services 24 hours a day, 365 days a year.
The fire department has its headquarters on River Road and a second station on Southern Boulevard, and it answers about 300 calls each year, both within Chatham Township and as mutual aid to departments in adjacent areas.

CHATHAM, NJ -- The Chatham Borough Historic Preservation Commission had more questions and concerns after the attorney for Danny Realty presented revised plans for the Exxon Station's proposed "Chatham Convenience Store" Tuesday night at the HPC's hearing on the matter.
At its Sept. 20 meeting the HPC had voted unanimously "not to recommend" the site plan to the Chatham Zoning Board but invited the applicant to return with a revised plan.
Because the attorney could not answer questions about the revised design and concerns carried over from the Sept. 20 meeting, Danny Realty is planning to return for the Nov. 21 HPC meeting with representatives who can answer the questions from the commission. The applicant is not expected to go before the Zoning Board to seek approval until after the November meeting with the HPC.

HPC Chairman James Greener reminded the applicant and the public that: "the HPC’s responsibility is to focus on the proposed architecture of what was being proposed. The HPC does not review change-in-use, traffic, parking, business hours, etc., and is tasked with considering if the proposed design adheres to the Historic Guidelines of the Borough’s Historic District."
Greener, responding to a request from TAPinto Chatham, provided a brief overview of Tuesday's meeting that is provided below:
At the HPC meeting last Tuesday evening (10/17), Attorney James Turteltaub, representing Danny Realty, LLC, presented revised drawings and images to the Historic Preservation Commission (HPC) for the “Chatham Convenience Store” at 185 Main Street. The submission included more comprehensive information on what the convenience store might look like. It also included renderings showing modifications to the existing fuel pump canopy.
The design professionals who prepared the revised submission were unable to attend the meeting, and as a result, there were many questions and concerns raised by the HPC that could not be answered by the applicant’s representative during the session. There were also concerns carried over from the last meeting that were not addressed in the new submission regarding the size and design of a new sign on the northeast corner of the lot. There were also concerns expressed by Borough residents concerning a tree that was removed on the northwest corner of the lot, and questions concerning new plantings that should be included in subsequent design revisions for the property.
Mr. Turteltaub stated that Danny Realty would not appear before the Zoning Board until sometime after the next HPC meeting on November 21, 2023. The applicant would then have a representative present who could respond to the questions and concerns raised at this meeting.

CHATHAM, NJ — Developers looking to modify an existing auto repair shop in Chatham Borough to add a Tiger Mart convenience store will be presenting a new redesigned site plan at the Tuesday night Historic Preservation Commission meeting.
The initial application, submitted by Danny Realty LLC, was shot down by the commission on Sept. 19.
According to a Historic Preservation Commission report, the decision not to recommend the initial site plan was made because the application did not adequately respond to objectives included in the "Design Guidelines for Rehabilitation and New Construction" for the Main Street Historic District, which are available on the Chatham Borough Website.
The Exxon gas station is located at 185 Main Street, at the corner of Hillside Avenue.
"It is important to note that it is the HPC’s opinion that there are many favorable actions the property owner can take at 185 Main to improve the property’s appearance and make it more compatible with the historic fabric of Chatham Borough’s Main Street. The HPC would welcome the opportunity to work with the owner’s representatives to achieve that goal," the commission report said.
Danny Realty LLC plans to modify the existing auto repair shop on the property by replacing the inside with a convenience store and building additional lighting and landscape improvements.
The building on the site in question, according to the Historic Preservation Commission, is a "non-contributing structure" in the historic district because it was built in the 1930s and remodeled in 1982.
As part of their initial application, the applicants had proposed signage for Exxon that included LED lights for its gas prices.
Danny Realty had first suggested the new monument sign in a Historic Preservation Commission meeting in December 2022. At the time, commissioners proposed a lower scale, a reduction in the area of the signs itself, color changes, and the elimination of the sign's digital pricing point components.
At the September meeting, commissioners questioned why the design for the sign had not incorporated any of the recommendations given at the December meeting.
"It is HPC’s opinion that the scale and graphics presented are not appropriate for the Historic District. Internally illuminated signs are not permitted in Chatham Borough ordinances," the report stated.
Since the proposal was first announced, some homeowners have raised concerns about the possible increase in lights and traffic that the convenience store could bring to the neighborhood.
Others have voiced worry about the prospect of extended business hours; however, the application specifies that the store's hours of operation would stay the same, which are currently 6 a.m. to 10 p.m.
The application was initially meant to be heard by the Chatham Borough Zoning Board back in July but was then pushed back until Aug. 23, then to Sept. 27, and now finally to Oct. 25.
The zoning board had previously explained that the setback was necessary to allow the Historic Preservation Commission to provide its feedback.
