The property currently has a 17,245-square-foot office building that was constructed in 1954 and has several medical tenants. That building would be demolished.
The new building would feature 89,370 square feet of medical offices, 17,260 square feet of ground-floor commercial space and 502 parking spaces in five stories. The parking would be on the lower two levels and include 26 spaces with electric vehicle chargers. The medical office space would be on the top three floors, and there would be open-air terraces on floors four and five.
Miami-based attorney Jorge Navarro, who represents the developer in the application, couldn’t be reached for comment. Coral Gables-based Behar Font & Partners designed the project.
“The project will replace the outdated office building at the property with a high-quality, mixed-use development designed in accordance with the Mediterranean architectural standards and with the high aesthetic quality that is commonly found throughout the city,” the developer stated in the application. “The project will improve the currently outdated and underutilized land with a high-quality, mixed-use development that will provide additional employment and economic opportunities to the area, as well as upgrade the surrounding pedestrian realm with arcade lined sidewalks, publicly accessible landscaped open areas and street trees for shade protection and beautification.”
Coral Gables has some of the highest income levels in Miami-Dade County and a large office sector, so it’s an attractive area for medical professionals who depend on patients who can compensate them well for health care services.

Axxes Capital will move into 6,473-square-foot space within the Plaza's South tower at 3011 Ponce de Leon Blvd.
Founded last year, Axxes Capital moves into its new office in August, said Clay Sidner, senior managing director of Newmark's Miami office. Axxes is subleasing the office space from Bradesco Bank, which leased 63,099 square feet in Plaza South for its main headquarters in March 2021.
"It [Axxes] sublet the last spec space... [Bradesco] put on the market," said Sidner, who, along with Newmark's Jeremy Hakala, represented the firm in the lease negotiations. Axxes Capital, headed by CEO and chairman Joseph DaGrosa, Jr., represented itself.
British manufacturer Steelite will move into a 7,025-square-foot space in the Plaza's North Tower at 2811 Ponce de Leon Blvd. six months from now, Sidner said. The space will be used as a showroom for the Stoke-on-Trent-based company.
Sidner and Hakala represented Steelite in the lease negotiations. Andres del Corral of Blanca Commercial Real Estate represented the landlord and developer, Agave Holdings.
The seven-acre Plaza Coral Gables project includes a 242-room Loews Hotel, 174 apartments, and 291,000 square feet of office. Among the Plaza's tenants is Bacardi USA, which is leasing about 100,000 square feet of office as its new home in Miami-Dade County.
South Florida's office market is still performing well, at least compared to other office markets, experts have told the Business Journal. Newly built Class A space, such as the offices in Plaza Coral Gables, are particularly in high demand.
As of February, the Plaza South Tower was 90% leased while the North Tower was 60% leased.

The joint venture acquired 255 Alhambra, a 13-story mid-rise with 220,000 square feet of office space at 255 Alhambra Circle, according to a press release. Torose, Lndmrk and Terranova declined comment about the sale price through a spokesperson. But the joint venture paid “north of $50 million” for 255 Alhambra, according to a source familiar with the deal.
The seller, a partnership between Deutsche Bank and RREEF Real Estate Investment Trust, paid $59.9 million for the 1.3-acre property in 1983, records show. The building was completed in 1972.
The new owners plan to upgrade amenities in the building, which underwent recent improvements by Deutsche Bank and RREEF, the release states. In a statement, Torose founder and principal Scott Sherman said 255 Alhambra is “positioned to generate strong returns with stable in-place cash flow.”

Miami-based Torose and its two partners anticipate strong demand for office space in Coral Gables, as leases begin to expire in more expensive submarkets such as Brickell, downtown Miami and Coconut Grove, Sherman said. In those neighborhoods, where about 1.9 million square feet of leases are set to expire in the next four years, renewals are becoming unaffordable for some existing tenants, he added.
Sherman launched Torose last year after leaving Tricera Capital, a Miami-based real estate investment firm he started with Ben Mandell in 2017. Torose recently partnered with Fort Lauderdale-based Merrimac Ventures to buy a Tampa office building for $31 million, the release states.
Led by Alex Karakhanian, Miami-based Lndmrk recently partnered with Coconut Grove-based Related Group to buy a development site in Edgewater for $12 million. Related and Lndmrk have not disclosed the joint venture’s plans for the 0.4-acre site, but the zoning of the property would allow a 36-story building with 60 residential units.
Coral Gables-based Terranova, led by CEO Stephen Bittel, is the largest commercial property owner along Coral Gables’ Miracle Mile, where the firm owns 15 properties spanning about 120,000 square feet of retail and office space. On the site of a former Navarro pharmacy at 93 Miracle Mile, Terranova is proposing a four-story retail-and-office building.

Coral Gables-based Location Ventures previously proposed a residential tower featuring co-living units on the site under its Urbin brand. However, that project didn’t move forward before the developer halted operations amid the resignation of CEO Rishi Kapoor in July.
Attorney Jason R. Alderman, who represents the lender in the lawsuit, couldn’t be reached for comment.
In January 2022, 2EE LLC made a $2 million loan to Urbin CG Resi. According to the lawsuit, Kapoor and Daniel J. Motha, also of Location Ventures, were guarantors of the loan. However, neither man is named as a party in the lawsuit.
The loan was recently assigned from 2EE LLC to 1200 Minorca Acquisition. According to the complaint, Urbin CG Resi defaulted on the mortgage by missing monthly payments and not obtaining property insurance. It owes the full $2 million in principal, plus interest and fees.
Attorney Alan Fine, who was appointed to oversee the orderly liquidation of Location Ventures’ assets, couldn’t be reached for comment.
This is the third pending lawsuit involving a Location Ventures project.
The site of the developer’s Urbin Miami Beach condominium project is subject to a $14.85 million foreclosure complaint. Another lender filed an $11.28 million foreclosure lawsuit over a dual spec mansion project by Location Ventures in Miami's Coconut Grove. Neither of those lawsuits name Kapoor.
However, Kapoor was named in a pending lawsuit a trio of investors filed in July, seeking to recover $25.05 million invested in his real estate development ventures.
In another pending case, three investors sued Urbin LLC and Kapoor in December over the operating agreement for the Urbin Coconut Grove project. The plaintiffs alleged Kapoor made major decisions – such as obtaining financing – without their approval, as required in the partnership agreement.
Former Location Ventures CFO Greg Brooks, who has his own pending lawsuit against the company for unpaid commissions, sat for a deposition in the lawsuit by the three Urbin Coconut Grove investors. In that deposition, Brooks said that Kapoor released Urbin Coconut Grove unit purchasers' deposits from escrow accounts improperly, without being used for construction, despite Brooks’ objections. Those funds were contributed to another project, Brooks said. He also stated in the deposition that Kapoor took money directly from the Urbin Coconut Grove project for fees that were not allowable under the operating agreement with investors.
Brooks said the FBI reached out to him about his time at Location Ventures.

Fed up with the lack of traditional Iraqi dishes from back home, this family-owned business knew they had to step in and take charge.
Mohammed Ahmed: “Every time I go to a place, I eat kibbeh, I eat manaqish, I eat lamb, and I’m like, ‘That’s not how my grandmother makes it.’ To me, I wanted a place to create that’s unapologetic about our flavor. We are as traditional to the recipe as possible, but with a modern flair.”
