A year ago, Hialeah Gardens High School student Wendy Chai met Snowball, the American Eskimo dog.
Chai, 16, was diagnosed with anxiety and depression when she was 13 years old, but thanks to an initiative started at her high school, she has relied on Snowball to help her get through the day.
The program, S.A.F.E. (Support Animals For Everyone), was started by students at her school in 2022. It allows certain students to bring support animals to school and also makes support animals available to students and staff during school hours.
The students presented their project to the Aspen Challenge in Miami. The initiative won third place.
Chai is now also a volunteer.
“When I am with Snowball, I focus more on being with her than on what’s going on around me. Being surrounded by so many people gives me anxiety, and this school is very big,” Chai told el Nuevo Herald. “I’ve taught her to walk in circles around me. That makes people walk away.”
Chai is also teaching Snowball to identify when she is anxious. “I constantly touch my leg when I’m anxious, and she notices,” she said.
S.A.F.E President Naomi Gallardo, 17, explained that exposure to animals helps students relax after exams.
“We bring different types of animals — dogs, cats, rabbits, snakes — according to their preferences and whatever allergies the students have,” Gallardo said. “We are holding annual events to talk about mental health.”
In addition to the pets brought by students and teachers, six kittens under three months old are available for adoption from the Miami-Dade County Animal Services Department. The school permanently has four rabbits on its premises: Sunny, Cindy, Bun Jovi and Lilo, which are available to students when they need attention.
There are also unconventional support animals, such as Diamond, a python that belongs to student Yanelis Velázquez, a volunteer in charge of caring for and cleaning the pets.
The 18-year-old has five pythons at home, and this is the first time she has brought one of them to school as part of the therapeutic program. “She’s very friendly and it’s easy to keep her as a pet; she just needs food and water,” she said.
To Dyami Valdés, a student and volunteer at S.A.F.E., the initiative has helped to “prioritize mental health over academics. There continues to be a stigma around mental-health illnesses and their impact in high schools,” she said.
Valdés says young people have a lot of academic stress and these initiatives “help us relax.”
For many, talking about mental health is tough — the stigma makes addressing the issue an uphill battle. The presence of a trained animal as emotional support usually helps to break down that psychological barrier.
Jeannie Shen, a teacher and director of S.A.F.E., says its particularly tough for Hispanics, the majority population in Hialeah Gardens and the neighboring city of Hialeah, to talk about depression, anxiety or stress.
“Many times they think it’s silly. Even if they talk about going to therapy, they think that what you feel should stay with you. But the moment you bring an animal, they don’t question that it’s a way to do mental therapy and relax,” Shen said.
It’s not just families, but also schools that have long struggled to find ways to help students deal with academic stress.
Some of the teachers bring their pets to the school to cope with illnesses caused by stress.
English teacher Eduardo Martínez suffers from psoriasis and always brings his two Bernese mountain dogs, Moose and Alli, to school. His closeness with his support animals helps him deal with stress and decrease the effects of his skin disease.
Also, his dogs are trained to give emotional support to students.
“Sometimes while in class, Moose or Alli sit next to a student,” Martínez said. “At that moment I know that this kid is suffering. Many times, after that contact, we take them to a counselor to talk about their problems.”

A Hialeah Gardens industrial outdoor storage site fetched $1.2 million per acre, marking a price drop from similar properties a year ago — and a harbinger that the market is softening.
Triarch Capital Group bought the property at 12601 West Okeechobee Road from Princeton, New Jersey-based Essential Properties Realty Trust, according to broker Jose Sasson. Triarch paid $7.2 million for the 6.1-acre site.
Sasson and Roberto Susi, both of Axiom Capital Advisors, represented the buyer in the off-market deal.
The site has nearly 28,000 square feet of buildings that were completed in 1983, property records show. EquipmentShare, which rents and sells construction supplies, fully leases the property, Sasson said.
The sale price marks a significant increase in the property’s value since it last traded for $2.4 million in 2021. Yet, Sasson said the latest deal shows that the market’s overheating is abating. In early 2022, industrial outdoor storage real estate traded from $2.5 million to $3 million per acre, he said.
“Things have dropped in price … because the market as a whole has softened,” Sasson said. “The rise in interest rates has impacted pretty much all asset classes.”
In April of last year, CenterPoint Properties dropped $47.5 million — or $3.9 million an acre — for the 12-acre outdoor truck storage at 17707 Northwest Miami Court in Miami Gardens. That same month, Seagis Property Group paid $14.8 million — or $2.3 million an acre — for the 6.3-acre trailer parking lot at 13399 Northwest 113th Avenue Road in Medley.

Signs that South Florida’s industrial market is softening appeared late last year. In the fourth quarter, the tri-county region’s vacancy creeped up to 4 percent from 3.4 percent, year-over-year, according to Newmark.
Miami-Dade County industrial tenant demand in the fourth quarter plummeted to 37,000 square feet from 1.7 million square feet in the same period of 2021. Although vacancies rose to 3.1 percent from 2.6 percent, landlords remained confident. They pushed up asking rents to $13.37 a square foot in the fourth quarter, compared to $9.96 a square foot during the fourth quarter of 2021.
Triarch Capital, based in Aventura, has a portfolio spanning 4.5 million square feet of mostly retail and grocery-anchored shopping centers, though it also invests in offices and industrial, according to its website. Daniel Halberstein, Mario Grosfeld and Jorge Linkewer founded the firm in 1996. Mario’s son, Stefan Grosfeld, is a principal.
The Grosfelds and Linkewer also are with Axiom Capital, according to the brokerage’s website.

CHICAGO, December 05, 2022--(BUSINESS WIRE)--Blue Vista Capital Management ("Blue Vista") and H&M Development today announced the acquisition of a 100,000 square foot recreation facility to be redeveloped into a self-storage facility in Hialeah Gardens outside of Miami, Florida. The self-storage development will consist of a 962-unit Class-A, climate-controlled three-story self-storage facility. The project marks the first asset in a long-term programmatic relationship to develop self-storage throughout the Southeastern U.S.
Located in an irreplaceable infill site surrounded by a dense residential population, the project is within a three-mile radius of over 20,000 existing and for-sale residential units, as well as key retail spaces including Publix, Home Depot, Starbucks, CVS, Walmart, ALDI, Walgreens and a major shopping plaza. The project is easily accessible to several major highways including Route 27, I-75, and the Ronald Reagan Turnpike, with easy access to downtown Hialeah, Miami International Airport and downtown Miami. The project will be designed by Deerfield Beach-based architect Kenneth Carlson, and upon completion will be managed by Extra Space Storage. Construction is slated to begin in May 2023.

Fort Lauderdale-based Miller Construction Co. finished construction on the Northwest Dade Logistics Center I, a 265,985-square-foot regional distribution center on a 16.8-acre swath of land bordered by Northwest 107th Avenue and 142nd Street.
The Easton Group and LBA Logistics built the warehouse using a $24 million loan Easton obtained from U.S. Bank in April 2021. Easton and LBA invested about $14 million acquiring the properties needed to build the facility.
World Electric Supply has 16 locations in Florida and Georgia, including North Miami Beach, Doral, and Pompano Beach.
Dalton Easton, commercial associate of the Easton Group, represented the landlords. Matthew Bittel and Stuart Gordon of Cushman & Wakefield represented World Electric Supply.
Both Easton Group and LBA Logistics own and operate industrial properties. Easton Group is based in Miami-Dade. LBA Logistics is headquartered in Irvine, California.
Brokers and developers have told the Business Journal that the industrial market is very strong in South Florida thanks to the expansion of e-commerce companies, an influx of businesses moving to South Florida, and a desire to hoard materials due to supply chain issues.

Their Rx lattes are mixed with superfood powders made from different herbs, which are pre-dried and ground for extra antioxidants, vitamins and minerals.
Feel Good Coffee Lounge employee: “We have the Rose, which comes with beet root powder, which is great for circulation. We have the Charcoal, which comes with charcoal, and that one is great for detox.”
If you want a mood-enhancing latte, then their Butterfly Pea is the way to go.
Feel Good Coffee Lounge employee: “It’s great for anxiety and stress, and it just relaxes you. That one does not have coffee, so it’s a latte without coffee.”
Grab a quick bite for lunch, like an açaí bowl, or something on the nutty side.
Feel Good Coffee Lounge employee: “We do have the Nutella croissants.”
Aida Oropesa: “It’s very fluffy and flaky and buttery inside. I love the touch of fruit on the side, ’cause you have that sweet and tart kind of mix going on, which is great.”
The lounge has come a long way since its early days.
Feel Good Coffee Lounge employee: “We started in farmers’ markets a year ago. After seeing that people really liked what we were serving, I decided to go for it and create a space where they can actually enjoy it under the AC.”
You can get your work done on your break, or enjoy a little time with your friends, because feeling good is more than what you put in your body.
Feel Good Coffee Lounge employee: “I want them to feel a part of a community, because this is an all-inclusive place. You go to Brickell, you go to Midtown, you go to South Beach, and you find places like this. Not here, and I wanted to bring that here to us in Hialeah Gardens.”
