A Nashville-based multifamily real estate firm scooped up an older apartment complex in suburban Broward County for $60.9 million.
Covenant Capital Group, through an affiliate, bought the Blue Isle community at 5100 West Sample Road in Margate from an entity tied to Ontario-based Morguard Corporation, according to records. Covenant Capital borrowed $60 million from Pinnacle Bank.
The deal for the 340-unit Blue Isle breaks down to $179,000 per apartment.
The garden-style community was built in 1988 on 21 acres, property records show. Blue Isle offers one-bedroom and two-bedroom apartments with monthly rents starting at $1,768 and $2,174, respectively, according to its website.
A deed shows Morguard bought the community in 2012 for $40 million. This means the recent deal marked a 52 percent appreciation in the property’s value in 10 years.
Publicly traded Morguard, led by K. Rai Sahi, has $19.4 billion in assets owned and under management throughout North America, according to its website. The firm has three main investment arms: It owns and manages real estate across asset classes; sponsors the real estate investment trusts Morguard REIT and Morguard North American Residential REIT; and offers real estate advisory and portfolio management services.
Its other apartment properties in South Florida include Vizcaya Lakes at Renaissance Commons at 1645 Renaissance Commons Boulevard in Boynton Beach. Morguard bought it in 2018 for $48.5 million.

This year, it has ramped up its investments in Los Angeles and Chicago. Morguard assumed full ownership of a Hollywood apartment tower in February by buying out its partners’ 40.9 percent stake in the property for $79.4 million. In Chicago’s Fulton River District, Morguard bought the Echelon Chicago apartment tower for $133 million in August.
Covenant Capital, led by Frederic Scarola and Govan White, has $1.2 billion of assets under management, according to its website.
In August, Covenant bought the 8800 Lakeside apartment complex at 8800 Northwest 78th Court in Tamarac for $69 million.
Covenant isn’t the only out-of-state firm to bet on older South Florida multifamily properties.
This month, Cochise Capital bought a 90-unit portfolio of rentals built in 1964 and 1967 in Fort Lauderdale. The Los Angeles-based firm paid $29.6 million for the Cordova Arms building at 1401 Southeast 15th Street and The Isle at 1300 Northeast Third Street.
In another Margate apartment deal, San Antonio, Texas-based Lynd Living flipped the Arium Coconut Creek at 5750 Lakeside Drive in November of last year for $66.5 million. The sale marked a $15.75 million or 31 percent gain over Lynd’s purchase price eight months earlier.

The 6th Annual Doc Reno’s WingsFest takes place on Father’s Day weekend, Saturday, June 17, from 5:00 p.m. to 11:00 p.m. at the Margate Sports Complex at 1695 Banks Road.
In collaboration with the Sunny Side Market, the free-to-enter Doc Reno’s 2023 WingsFest Father’s Day celebration event brings together local restaurants and food trucks in a fierce competition to determine who reigns supreme as the home of South Florida’s best chicken wings.
Attendees can look forward to a day of fun-filled family-approved activities, including music from local bands, including Mr. Nice Guy, a classic rock band, Rubixx, an 80’s tribute band, and School of Rock.

MARGATE, FL – On a recent morning, the kitchen at Pho Steak Bowl restaurant in Margate was filled with an earthy aroma of spices.
It meant that pho – a popular Vietnamese soup dish with noodles, beef, onions, and lots of mix-and-match toppings served over a slow-cooked beef bone broth – was ready to be served.
“This is really popular here and we make it all day,” server Kris Caldejon said.

Pho Steak Bowl opened in May on Royal Palm Boulevard, right between Coral Springs and Coconut Creek, in response to the growing popularity of Vietnamese cuisine in the United States and around the world.
More than 8,900 Vietnamese restaurants have opened across the nation since 2014, including five in Margate alone, according to Institute for Immigration Research. Read more here about local Vietnamese restaurants.
The food is known for being low-fat and gluten-free, immune system-boosting, and packed with vitamins and minerals.
Nhi Ly, 36, is the owner of Pho Steak Bowl along with her husband.
Her husband’s family runs two Vietnamese restaurants in Las Vegas and her family in Vietnam worked in the food industry for decades.
Born in Ho Chi Minh City, Vietnam, and moving to the US in 2002, Ly said she grew up in the food industry and is well-prepared for running a small, family-owned restaurant.
She is constantly in motion, serving patrons, taking orders, and making sure every meal comes out fast and just right.
“It’s very busy here,” said Ly, who has two boys, ages 12 and 14, and lives in Margate with her family.
Her family renovated the space of their new restaurant, which is at the end of a shopping complex at 7462 Royal Palm Boulevard.
In addition to serving Vietnamese cuisine, Pho Steak Bowl offers a wide selection of traditional Chinese food.
But it’s the pho soups that are most popular, she said.
A Vietnamese national dish, it’s layers with flavors to create a rich and fragrant broth and a warm, comforting taste, Ly said.
The dish, she said, has won over the hearts and stomachs of people from all corners of the globe.
She’s hoping the same will happen in the Coral Springs and Coconut Creek area, too.
As she talked, four patrons came in, all ordering pho.
“Our restaurant is doing great, very popular,” Ly said.

The first thing you’ll notice walking into Broward Meat & Fish’s new Margate location is how spacious, clean and new it is.
The store’s main sections are identified with big bright letters visible from every area of the retail floor. Appetizing colors and brick facades give the grocery a modern farmer’s market vibe.
Meat and seafood counters, dry goods aisles and produce bins stretch far and wide, displaying quantities and varieties unimaginable when the building’s former occupant, Penn Dutch Meat & Seafood Market, was located here.
Forget everything you knew about the building’s history. After buying the entire strip mall anchored by its former competitor Penn Dutch in late 2020, Broward Meat & Fish owners Ruben and Denise Lujo invested a small fortune gutting the building down to its cinderblock bones and rebuilding it from floor to ceiling and back to front.
The Margate store, located southwest of the intersection of State Road 7 and West Sample Road, quietly opened on Monday without its hot prepared food counter and bakery fully operational.
Those should be running in a couple weeks and a live lobster tank should be installed soon after that, says Athalia Lujo, daughter of Ruben and Denise who serves as the company’s general counsel and helps with its day-to-day responsibilities.
Athalia’s brother and sister work full time for the company as well. Brother Ruben Lujo Jr. is operations manager and sister Jacqueline Lujo manages the human relations department.
The owners ran no advertising and sent out no news releases about the opening, Athalia says. Only the 20,000 or so consumers who follow the store on Facebook were told on the social media app that Monday would be the day they were waiting for.
Considering the low-key announcement, the opening-day crowd was surprisingly large, she says. Customers pushed their carts with ease throughout the 35,000 square feet of retail space, checking out the eclectic mix of brands they have grown accustomed to at the company’s stores in North Lauderdale, Lauderdale Lakes and Pembroke Pines. The brands come from Latin America, the Caribbean, Bahamas, South America, Africa and beyond.
Domestic brands are in ample supply as well, and transplants from Nebraska who have never eaten a Caribbean dish will be able to find everything they need.
The store’s large size accommodates about 30% more items. There’s an expanded produce selection from local sources such as Oakes Farms in Immokalee, and a bigger variety of beef at every price point, including “prime, choice, imported and grass-fed,” Athalia Lujo said.
There are also Caribbean favorites such as chicken feet, turkey necks and various organ meats, and big selections of whole fish and fish fillets.
Store managers are counting on local residents from Margate and surrounding communities to tell them what other cultures and cuisines need to be represented.
“Right now, we’re just listening,” says Eric Pittman, the new store’s meat department manager. Suggestions are encouraged, he says.
A full grand opening with storewide sales and food sampling will take place in January after any and all outstanding details are addressed, Ruben Lujo said as he helped an employee stock a display case with frozen buffalo fillets.
Nothing remains of the old Penn Dutch operation that was forced to permanently shut down in September 2019 after state health inspectors discovered listeria contamination at its Hollywood and Margate locations.
“There’s not a pipe or wire remaining from Penn Dutch,” Athalia Lujo says.
After announcing the purchase in January 2021, the Lujos said they hoped the reconstruction would take 10 months to a year. But the challenge turned out to be more formidable than anticipated.
“We thought we’d be able to keep more of the interior structure, but it was in such poor condition we had to completely demolish it,” Athalia Lujo says.
Supply chain issues caused additional delays, but “we’re very proud of what we’ve accomplished in two years,” she says.
At the rear of the store, beyond a set of swinging double doors is the meat processing room, a 4,800-square-foot space with all new stainless steel cutting tables, and brand new grinders, tenderizers, sausage linkers and band saws.
Before Penn Dutch was shut down, health inspectors found listeria traces on some of the meat processing equipment. Rolando Otero, meat division manager who has been with Broward Meat & Fish since its founding 32 years ago, says he knows potential customers might wonder whether any of that equipment is still in use. None of it is, he said. Everything in the room is brand new.
Beef, chicken and pork each have their own set of machines, and each machine is sanitized at the end of each day, he said.
Shoppers, he predicted, “are going to be very happy” with the care and detail that went into ensuring that meat is safely processed at all times.
News of the new store opening on Facebook was greeted by fans asking the family to open new stores in their areas. “We need one in Hollywood!” Grace Soraya Vazquez posted. “Every city needs one!”

Margate could rezone a nine-hole golf for a townhouse development.
The city’s Development Review Committee will consider the land use amendment for the 21.3-acre property at 7705 and 7870 Margate Blvd. on June 28. Margate Executive Golf Course LLC, managed by Michael Fimiani in Boca Raton, wants to change the zoning from commercial recreation to residential in order to build 137 townhouses.
Plans were first submitted to rezone the golf course in 2019, when Miami-based Lennar Corp. (NYSE: LEN) had the property under contract and proposed 180 townhouses. However, the new application doesn’t mention Lennar and, instead, lists the developer as Fimiani Development Corp.
Boca Raton-based attorney Matthew H. Scott, who represents Fimiani in the application, couldn’t be reached for comment.
“This golf course, which is near an 18-hole golf course, was a victim of the overall trend as it has experienced consistent reductions in the amount of play,” the developer stated in the application. “For the past few years, the golf course was losing money to the point that it no longer made sense to keep the facility open for business. Therefore, the decision was made to close the golf course and pursue redevelopment.”
Longwood-based AB Design Group crafted the plans for the community, dubbed Springdale Townhomes. There would be 473 parking spaces, with each townhouse having a one-car garage and two spaces in the driveway. The townhouses would average about 1,700 square feet under air.
The community would include a pool, a clubhouse, pickleball courts and a 1.23-acre park.
According to the developer’s traffic study, the project would generate 953 daily vehicle trips.
Many golf courses across South Florida have been redeveloped in recent years. With home prices reaching record highs and few tracts of vacant land in Broward County, developers are looking to maximize the value of former golf courses by building homes there.
