In June, the seller, Resia, formerly known as AHS Residential, completed the development at 2301 Northwest 167th Street, which faces the Palmetto Expressway. The community features five residential buildings, as well as an amenity center, across 14 acres.
“As the Miami MSA continues to experience strong in-migration, both outside of and within Florida, we see opportunity in submarkets such as Miami Gardens as residents seek well-located housing at an affordable price point,” Richard Litton, president of HGI, said in a statement.
Resia, an affiliate of Brazilian homebuilding company MRV, had bought the site for $9.5 million in 2019 and secured a $52.5 million construction loan from Bank of America in 2021, per property records. The property is now 75 percent leased and 69.5 percent occupied.
The sale netted Resia $47.6 million in net proceeds and $26.7 million in gross profit, according to MRV, which, as a publicly traded company, also disclosed the sale price. A representative for HGI declined to comment about the price.
HGI assumed Resia’s $64.9 million loan that Wells Fargo issued last year. The trade — which Cushman & Wakefield’s Robert Given and Troy Ballard brokered — equates to $269,000 per apartment.
The acquisition brings HGI’s Miami-Dade County portfolio to eight properties, comprising nearly 2,000 units. Last year, it paid over $400 million for Parkline Miami, a 816-unit complex in Downtown Miami, in one of South Florida’s largest deals of 2022. In another 2022 notable deal, it bought a 372-unit property in Brickell for $185 million.

MIAMI -- Beyoncé brings her concert tour to South Florida Friday night during a performance at Hard Rock Stadium in Miami Gardens and a group of lucky fans will get to attend her show for free.
Thanks to the singer's BeyGOOD Foundation, which has partnered with Women of Tomorrow, a group that works to inspire, motivate and empower at-risk young women, nearly four dozen recipients will get to see the global superstar in person. The organization is providing free tickets to current and previous members to attend her Renaissance World Tour.
"It's like a dream," said Sashi Cayard, an alumnus of the group that works to inspire, motivate and empower at-risk young women. "You know when you have a dream and you don't really like gas yourself up or kick yourself for not being able to go so just like having this it really put a spin on my entire month."
Cayard said she always wanted to see the global superstar perform live but ticket prices were a hindrance.
Not anymore.
"I'm a Beyonce fan -- do not get me wrong," she said. "Originally, I saw the ticket prices and I was like, 'Oh my gosh, no this is way too much!' I would love to go but this is a lot and then I saw the opportunity on social media."
Ana Castillo is an alum of the group who now works with Women of Tomorrow, and said it's an honor to be chosen.
"Women of Tomorrow is a mentor and scholarship program," she said. "We are in Tri-County, Miami, Dade, Broward and Palm Beach counties. We mentor girls that are at risk and the word at risk really encompasses so much because you could be at risk from so many things."
Tatiyana Brown is also a previous member who is planning on going to the concert.
She says the organization changed her life.
Brown owns a salon in South Miami that helps women feel flawless... and it helps her pay her bills bills bills... it's all thanks in part to the opportunities the group exposed her to.
"I am a person that gives as well and I'm excited and I'm really glad that she thought about Women of Tomorrow and I am a part of that," Brown said. "That makes me feel special."
"It's just wonderful and the two organizations coming together, you know, to do what they do," Castillo said.

MIAMI -- Experts say remaining active, both physically and socially, is one way to keep aging brains healthy and alert.
July is National Minority Mental Health Awareness Month, a time when caregivers hope to raise awareness about topics like aging and how it affects one's mental functioning.
Patricia Love-Williams says she's been visiting the Senior Family Center since it opened two years ago.
"I was home, you couldn't go nowhere, and I started getting really really depressed and kind of lost," she said. "And then I heard they were opening this center."
The retired nurse felt there was more that she wanted out of life.
"One of the things that really, really impressed me about coming, the educational programs, the health programs, financial programs and fun," Love-Williams said. "They have a lot of classes that stimulate our brain."
All of this is by design.
The Miami Gardens Senior Family Center is operated by the Parks Department in Miami Gardens.
The facility offers a host of events, ranging from exercise to gardening to art activities. They are all in place in order to keep seniors busy, engaged and happy.
Derek Holas likes coming.
"Yoga, I love the weight room. I love the silver sneakers," he said. "I participate in almost everything. I love the painting, but I can't paint."
The goal is to keep their minds and bodies alert while also providing an outlet for socializing.
Holas said it's working.
"It helped me physically, mentally (and) emotionally because you know they don't have much men," he said. "And so much women and I'm single."
"That whole mental health component is so important because a lot of them are grieving the loss of a spouse, grieving the loss of a son or a daughter (or) close friend," said Misti Barber, manager of the center. "And they need that safe haven; a place where they can go and connect with other people."
Miami Gardens Mayor Rodney Harris says the 38,000-square-foot center was built using a $60 million bond.
The response has been tremendous, he said, so tremendous that the brand-new facility is already too small.
"We're bursting at the seams," Harris said. "They come here and they have a chance to meet with people their own age and people that's in their demographics."
The Senior Family Center is currently providing services to about 1,100 people, most of whom are from Miami Gardens. The center is open, however, to anyone who lives in Miami-Dade County.

The City Council will consider an item on June 14 that would give City Manager Cameron Benson authority to negotiate a deal with Legacy Development Alliance LLC, managed by William Green in Miramar and Luigi Blasi in Miami. The developer is looking to purchase the 4.93-acre site at 2775 N.W. 183rd St., although no price was disclosed in the city memo.
Legacy Development told the city it hopes to develop Promenade in the Gardens, featuring 216 apartments, 40 two-bedroom vacation rental units, 10 townhouses and 25,000 square feet of retail/commercial space, including a jazz club.
Benson couldn’t be reached for comment. If he reaches a deal with Legacy Development, it would require final approval from the City Commission.
The proposal comes after the city held a workshop on April 26 considering offers for the property from both Legacy Development and Eden Acquisitions, according to the staff memo. City staff elected to recommend the deal with Legacy Development to the council.
There’s been more development lately in Miami Gardens as more people seek less expensive apartments. Cymbal DLT Cos. is currently building apartments in the city, and a mixed-use project called Miami Gardens Town Center is also in the works.

Along with essential programming and public safety, an important aspect of any City is its appearance — how it looks. So much so that according to MIT researchers, there is even a connection between a City’s beauty, economic growth, and an enhanced quality of life for its residents. This is the mission of the “Keep Miami Gardens Beautiful” initiative.
Keep Miami Gardens Beautiful (KMGB) was started with the goal of instilling pride in the community, combating litter, developing environmental stewardship, and ultimately beautifying the City. “The mission is to envision a country where every community is a clean, green, and beautiful place to live,” said Program Coordinator Angela Blaine. “We want to inspire and educate people daily to improve and beautify our community.”
In the last quarter alone, KMGB held four events, including two community cleanups and two “Adopt a Road” events, with a combined total of more than 120 volunteers and nearly 400 pounds of trash and debris collected. KMGB has also partnered with other Departments to get its message out. A fan favorite from the last quarter was wrapping two public works vehicles in brightly colored signage to promote the initiative and mission to residents.
As the City of Miami Gardens crosses its 20-year milestone, it is also approaching 17 years with a Tree City USA designation, maintained by adhering to strict arbor guidelines, like having a public tree care ordinance and urban forestry work funded in the City. To celebrate, KMGB distributed more than 300 trees to residents at the annual Tree Giveaway event celebrating Earth Day in late April. “This is to encourage homeowners to plant trees in their yards and improve and increase the overall tree canopy in Miami Gardens, Miami-Dade County, and surrounding areas,” said Blaine.
In addition to community events, KMGB continuously works on landscape projects and tree plantings. These projects are even more special because KMGB takes care of planting native species that have a history within the area. “The use of native plants is typically incorporated into the landscape palette to educate the public of Florida’s unique natural flora that was once abundant and should be restored where possible,” Blaine said. “Planting with purpose is to plant good!”
