One of the largest construction management firms in Florida has relocated its main office out of Miami and into Miramar.
Turner Construction Company is slated to move into a 14,608-square-foot office and warehouse space within the Miramar Park of Commerce at 2902 Executive Way. The company will move out of its corporate office in Miami at 7235 Corporate Center Drive Suite G.
John Marshall of JLL represented Turner Construction in the lease negotiations. The landlord, Sunbeam Properties & Development, was represented by Jonathan Kingsley of Colliers. Ryan Goggins and Peter Apol of Sunbeam Properties, also participated in the negotiations.
Goggins, vice president of Sunbeam Properties, said Turner's decision to move to Miramar Park was a "strategic one."
"We're centrally located between Fort Lauderdale and Miami, with easy access to all major roadways, three international airports, Port Everglades, and PortMiami," Goggins said.
Added Chris Jahrling, general manager and vice president of Turner Construction Company: "The park's central location allows us to have easy access to clients throughout South Florida and beyond."
Founded in New York City in 1902, Turner Construction was acquired by German construction company Hochtief for $370 million in August 1999. Turner employs 10,000 people in North America. Its projects in Miami include the Jackson Health Christine E. Lynn Rehabilitation Center, the American Express Corporate Center in Sunrise, and the renovation of Royal Caribbean's Miramar Office.
Sunbeam also announced that Wetherill Associates, or WAI, a parts manufacturer for automobiles, agricultural vehicles, and industrial equipment, will move into a 11,936-square-foot space in the park at 2841 Corporate Way. WAI is currently located in a 36,153-square-foot industrial building a half mile away at 3300 Corporate Way. In August 2022, WAI sold the building in August 2022 for $9.9 million to HCW Biologics, a Miramar-based immunotherapy medical company.
Goggins, Apol, and Kingsley also represented the landlord in the lease negotiations with WAI.
The Miramar Park of Commerce has more than five million square feet of office, laboratory, pharmacy, light manufacturing, and distribution space. Companies with space within the park include GE, Siemens, Spirit Airlines, Tommy Hilfiger, Neiman Marcus, and Humana.
South Florida industrial market has prospered since the pandemic as more companies and people move into the region. Within the Southwest Broward region, the average asking rent for a flex office and warehouse space was $14.25 per square foot as of the first quarter of 2023, according to Colliers.

Fox affiliate WSVN Channel 7 filed plans for a new headquarters and broadcast station in Miramar, which would clear the way for major development in its current home in North Bay Village.
Meanwhile, station owner Sunbeam Properties is working on plans for a major mixed-use project in Miramar that’s connected to the relocation of the TV station, CEO Andy Ansin said.

The City Commission will consider the site plan and a special exemption for WSVN’s new station on eight acres at the southeast corner of Miramar Parkway and Red Road on Aug. 16. It’s located just off the Florida’s Turnpike exit onto Red Road.
Sunbeam already owns the vacant property, which is part of its Miramar Park of Commerce.
The two-story station would total 71,272 square feet and have 262 parking spaces plus a 65-foot communications tower. Ansin said the dishes would beam the station’s microwave signal from Miramar to the antenna farm near the county line, instead of the signal coming from North Bay Village.
The new facility would include news studio, a second production studio, a newsroom, a weather broadcasting room, video and production control rooms, executive offices, and a staff dining room and kitchen. Ansin said the building would be constructed to continue functioning during a Category 5 hurricane, with two generators, a fuel tank for vehicles, and a backup AC. It would also be on elevated land in case of flooding.
“The city of Miramar is a great place to do business and we understand the permitting process,” Ansin said. “The location at Turnpike interchange and Red Road is a wonderful place to gather news from. It’s centrally located. And it’s a good place for employees to get to and for us to hire from.”
WSVN has 300 employees and 30 job openings, with salaries for new positions as high as $135,000, he said. The new station would include a second studio so WSVN could fill programming and perhaps commercials and third-party productions while the newscasters are occurring in the other studio, he added.
Oklahoma City-based Rees is the architect of the project.

Ansin said moving WSVN to Miramar is conditioned on the approval of another project Sunbeam will present to the City Commission in a few months. Ansin said Sunbeam filed development plans for the northeast corner of Red Road and Miramar Parkway, seeking approval for about 2,800 apartments, a hotel, and about 300,000 square feet of commercial space, including about 40,000 for a grocer, 40,000 of entertainment and 120,000 square feet of restaurants.
“We need to have more services in Miramar before we move Channel 7 there,” Ansin said. “And also for the business park. In order to keep all these companies in Miramar, it’s necessary to have more services for their employees.”
Moving WSVN from North Bay Village would be complicated and expensive, Ansin said, as the station wouldn’t go off the air for a second. It would set up all the new equipment in Miramar while still broadcasting in North Bay Village, run some beta tests in Miramar, and then “flip the switch” to move the broadcast to Miramar, he said.
Pending approval, WSVN could move within three years, Ansin said.

The reason for the move: Sunbeam is pursuing a major mixed-use project in North Bay Village. In October, the developer won village approval for up to 7.3 million square feet of development on the 12.9 acres it owns there. WSVN has been in North Bay Village for 60 years, but its waterfront site is a prime development location.
Ansin said Sunbeam would start redevelopment on the south side of 79th Street first, in about 24 to 30 months, before redeveloping the WSVN property on the north side of the street. The first building would be a 40-story mixed-use tower, he said.
“It will create a whole new image for North Bay Village,” Ansin said. “We want retail and restaurant space on the water, and then on the second floor another restaurant with a big open terrace.”

In August, the company disclosed plans to move its sister company, Fox affiliate WSVN Channel 7, to a new headquarters and broadcast station in Miramar to free up space for development in North Bay Village. At the time, Sunbeam CEO Andy Ansin said he was working on a major mixed-use project across the street in Miramar.

Now, the developer has revealed plans for the Park Miramar on the 125.65-acre site at the northeast corner of Miramar Parkway and Red Road, near Florida’s Turnpike. Katz & Associates’ Jennifer Houston, Jon Cashion, and Daniel Solomon were selected to lease the 325,000 square feet of retail and restaurants, which would include a grocery store. The project would also feature 2,825 residential units, about 100,000 square feet of office space, 185 hotel rooms and 7,500 parking spaces.
“We’re very excited to work on this project, and we look forward to curating a tenant mix that will suit and reflect this community,” the Katz & Associates brokers stated. “It’s a beautifully designed community and it will be a great hub for recreation, shopping, dining, and entertainment.”
The project would have over 40 acres of open space, including 24.4 acres of nature trails, a 2.1-mile perimeter loop and a lake.
Ansin said the retail space would be on the ground floor of six, eight-story multifamily buildings, and there would also be townhouses structures. All of the restaurants would be in freestanding buildings, many of them facing the lake and open space so people could eat outdoors with a view of nature and park space. There would be two 10-story hotels. He expects the office space would be in a single building.

Ansin said Miramar’s Planning Board recently approved the Park Miramar and he expects it to go before the City Commission by the end of the year.
Sunbeam Properties also owns the neighboring Miramar Park of Commerce, one of the largest business/industrial parks in South Florida. Ansin said the mixed-use project would maintain the viability of the business park by placing restaurants, retail and restaurants nearby.

An invasion of giant African land snails has alarmed residents in south Florida, where authorities have established a quarantine area to try to deal with the destructive pests.
The invasive snails have voracious appetites and consume at least 500 species of plants, according to Florida’s department of agriculture, which is fearful for the state’s lucrative growing industries of citrus and other fruits and vegetables.
In response, it has set up a “treatment area” covering several dozen blocks of the city of Miramar, south-west of Fort Lauderdale, and is warning residents that the slimy creatures also pose a serious health risk to humans by carrying the rat lungworm parasite, known to cause meningitis.
Under the quarantine order, the department says it is unlawful “to move a giant African land snail or a regulated article, including, but not limited to, plants, plant parts, plants in soil, soil, yard waste, debris, compost or building materials”.
It intends to spray the area with the chemical snail bait metaldehyde, which is approved for residential use.
The snails are illegal to import or possess in the US without a permit, and authorities have been trying for years to eradicate them. They can damage buildings, as well as destroying crops, and in some quarters are even considered a delicacy.
In March, customs officers in Detroit intercepted a traveler from Ghana trying to smuggle six snails into the country in a suitcase.
In one of the biggest outbreaks, officials in Miami-Dade discovered almost 150,000 snails in more than two dozen separate areas of the county in 2014, many clinging to houses, eating plaster and stucco to gain calcium for their shells, and eating their way through gardens.
Invasions have occurred in other areas of Florida on an almost annual basis since. Pasco county was placed under quarantine last June after more than a thousand of the snails, which can produce up to 2,500 eggs a year, were discovered in New Port Richey.
Experts believe the snails first arrived in Miami in 1966, and numbers swelled to almost 18,000 within six years. According to an ABC News report, the species was declared eradicated twice in Florida, in 1975, and again in 2021.
“The primary danger is that they’re voracious plant eaters, so they can do an awful lot of damage to both landscapes and to agriculture,” the University of Florida entomologist William Kern told Miami’s Local 10 news station.
“If the snails crawl on uncooked vegetables, you can have a problem with it getting a human infection. With any invasive species, if you find it early, you may be able to control it or eliminate it.”
