Rockpoint is once again behind a blockbuster South Florida trade.
The Boston-based firm, along with partner Altman Companies, sold a newly completed multifamily complex for a combined $295 million.

The trade includes two properties in Miramar, Fla., both of which were completed last year. Located at 11385 SW 30th Court, the 320-unit Altis Miramar sold for $149 million, according to property records. Atra Miramar is a mile and a half south of Altis at 2750 SW 113th Lane. It features 330 apartments and traded for $146 million.
To fund the Miramar purchases, the buyer, AvalonBay Communities, a Virginia-based REIT that specializes in multifamily rentals, sold three properties in Elmsford, N.Y., for a combined $306 million, AvalonBay stated in its latest earnings report.
AvalonBay’s acquisition ranks among the largest gross multifamily trades in South Florida. Earlier this year, a joint venture led by Harbor Group International (HGI)bought a complex in Downtown Miami for over $400 million, which remains the priciest rental purchase. Last month, HGI spent $185 million for a property in Brickell.
Taking advantage of South Florida’s sizzling real estate market, Rockpoint has offloaded its portfolio in the region, across asset classes. It sold an office tower in Brickell to hedge fund Citadel for $286.5 million, making it Miami’s priciest trade since the pandemic hit over two years ago. The investor later offloaded an outdoor mall, also in Brickell, for $216 million.
In Miramar, Rockpoint and Altman paid a combined $26.5 million for the developable parcels in 2019 and shortly thereafter secured a $98 million loan from PNC Bank, per records.
Along the beach in Bal Harbour, Rockpoint is developing a condo building with the Related Group and Two Roads Development.
A spokesperson for Rockpoing declined to comment. Representatives for Altman and AvalonBay did not immediately respond to a request for comment.

The giant African land snail, known by the state “as one of the most damaging snails in the world,” has shown up again in South Florida — this time in Miramar, where agriculture officials on Tuesday enacted a quarantine for part of the city.
The giant African land snail consumes “at least 500 different types of plants,” according to the Florida Department of Agriculture and Consumer Services. “These snails could be devastating to Florida agriculture and natural areas as they cause extensive damage to tropical and subtropical environments.”
On June 2, the agriculture department confirmed that the type of snail was in Miramar after receiving a tip through a helpline. And on Tuesday, the agriculture department’s Division of Plant Industry enacted the quarantine, which kicks off the treatment process to eradicate “this detrimental agricultural pest,” the department said.
The department will treat properties with metaldehyde-based molluscicide, known as “snail bait,” a treatment allowed for residential use, it said.
In Miramar, the quarantined area includes the intersection of Pembroke Road and South University Drive, which proceeds south down South University Drive to Northwest 215th Street, then east to Southwest 62nd Avenue. Under the quarantine, it’s illegal to move giant African land snails, as well as certain materials in the quarantine zone, including plants, soil, yard waste, debris, compost and building materials.
The snail also could pose a health risk because they carry a parasite called rat lungworm, known to cause meningitis in people, the agriculture department said. Giant African land snails are illegal to import or possess in the United States without a permit.
It’s not the first time the snail has been spotted in Florida. It has been eradicated several times before in the state. The first time it was spotted in Florida was in 1969, and it was eradicated in 1975. Another eradication of the snail happened in 2021 from a detection that came a decade earlier in Miami-Dade County. The snails also were found in June last year in Pasco County, in northern Florida.
The populations previously eradicated in South Florida, and the populations in Lee County, had dark brown shells with grayish-brown flesh, the state said. The snails detected in Pasco County have light to dark brown shells with milky white flesh.

Established in 1984, the Miramar Park of Commerce has more than 5 million square feet of office, lab, pharmacy, light manufacturing, and distribution space. Among the companies that have offices there are GE, Siemens, Spirit Airlines, Tommy Hilfiger, Neiman Marcus, Humana, Quest Diagnostics, Toyota, Vitas Healthcare, Heico Corporation, and Nissan.
The vacancy rate for offices in the third quarter for Broward ticked upward slightly to 10.8% from 10.6% in the previous quarter, according to preliminary figures from Colliers. The average asking rent was $37.32 per square foot in Broward in Q3 2023. In contrast, the asking rent in the previous quarter was $37.16 per square foot.

The average asking rent for warehouse space in Broward County was $15.89 a square foot as of the third quarter. Its vacancy rate was 4.59%, Colliers stated. In Northwest Broward, which includes Miramar, warehouse space averaged $14.90 per square foot while its vacancy rate was 6.5%.
South Florida's industrial sector isn't quite as hot as it was in 2021 and 2022 when demand for warehouse space was at its peak. Nevertheless, space remains tight giving landlords an edge when it comes to negotiations, brokers have told the Business Journal.
