North Miami and Aventura are in the midst of a multi-billion-dollar transformation, featuring new housing developments, schools, retail, transit and more.
North Miami has seen a more than 400% increase in residential units from 2019 to 2022, with more on the way, plus seven new schools and a boost to its local commerce. Nearly 20% of the area’s nearly 2,300 businesses opened since the start of 2022.
“The boom in North Miami can be attributed to a few factors: meeting community needs for a growing population, building for the future and providing tailored and accessible lifestyle opportunities for native and incoming residents,” said Aly-Khan Merali, president and CFO of Turnberry Associates.
The same is true just north in Aventura, where the median single-family home price jumped 25% from $990,000 in 2022 to $1.237 million in the first quarter of 2023, according to a market report from ONE Sotheby’s International Realty.
Aventura’s population has steadily increased since 1990, when it was about 15,000. It grew to 25,000 by 2000, 35,000 in 2010, and today roughly 40,000 people call Aventura home. North Miami’s population jumped from about 50,000 to nearly 60,000 during the 1990s, and it has remained steady since then.
Now, developers are working to capitalize on the region’s growth with a series of housing developments new to the market, in construction or in the planning stages.
One of the largest is the 184-acre SoLé Mia community, led by Jackie Soffer’s Turnberry Development and Richard LeFrak’s LeFrak Organization. The developers have plans for thousands of residential units, 1.5 million square feet of retail and commercial space and a 10-acre University of Miami UHealth Medical Center, scheduled to open in 2025. The residential offerings will include the 33-story ONE Park Tower by Turnberry overlooking South Florida’s first seven-acre swimmable lagoon.
“Turnberry has always been at the forefront of neighborhood creation, and the 184-acre, master-planned SoLé Mia is a perfect example,” Merali said. “The property is a first-of-its-kind neighborhood with everything you need at your fingertips — restaurants, retail, convenience and community living with dozens of acres of active and passive green spaces — and it’s drawing buyers to the area.”

Aventura is witnessing a wave of building and infrastructure improvements as well. The projects will upgrade Aventura Mall, add the new Brightline train station, bring on a new Hyatt House Hotel and introduce several new restaurants, retai shops and luxury residences.
Some residents there have expressed concerns about proposed changes to the land development regulations in the city’s master plan. They cite the potential for increased traffic and an influx of high-rise buildings along the beach. Last month, a change.org petition launched seeking to “stop excessive development in Aventura,” and it has collected more than 1,400 signatures.
How that might affect the future of development in the area is still unclear, but there’s no denying Aventura and North Miami are booming with new residential buildings.
“North Miami is in close proximity to the best South Florida has to offer — shopping at Aventura Mall, great dining, top schools and universities, parks, major airports, medical institutions, Brightline access and more,” Merali said. “The area is being recognized by buyers for its existing convenient offerings, and developers are creating projects to accompany and enhance that.”

The congregation at a North Miami Beach synagogue has opened its doors to accept donations that they'll be sending to Israel amid the battle with Hamas.
Skylake Synagogue looked like a factory of emergency supplies Tuesday afternoon as a steady stream of people arrived with bags and carts full of items all to ship to Israel.
The response was so overwhelming that Skylake Synagogue extended its hours to continue taking collections.
The synagogue is collecting hygiene products, sleeping bags, batteries and other items that will mostly go to army bases in Israel. They’re most in need of medical supplies, over-the-counter medications and personal hygiene products. The synagogue is also asking for volunteers to help sort the items that are donated.
Rabbi Ariel Yeshurun put out the call for donations and the word spread through chat groups. He said the response in South Florida has been overwhelming.
“I think it’s a great testimony to the Jewish community in Miami, to the greater community in Miami really, that they came together in support of the Jewish people in the state of Israel,” Rabbi Yeshurun said.
Yeshurun said they've partnered with international organizations to ship the items.
"The one transporting is called Cadena, Cadena is a world relief organization, and we partner with them when it comes to the shipping of the items and on the ground in Israel are two Israel organizations, they will be doing the distribution in Israel," he said.
Skylake Synagogue will continue taking donations from 12 p.m. to 8 p.m. this week and into next week. Monetary donations are also being accepted and anyone who prefers to send money can do so through Zelle with the account [email protected].
Sarah Akiba was one of hundreds who answered the call.
“I have family there, I have friends there I have my boyfriend’s best friends that are like his brothers fighting for us right now so this is all that we can do from back home,” Akiba said.
Meanwhile, at Aventura Turnberry Jewish Center, a project was underway before the war broke out to raise $115,000 to send an ambulance to Israel.
After the news of the Hamas terrorist attack, more than 80 individual donations poured in in one day.
“In a span of about 12 hours we raised an additional $80,000 give or take and the ambulance is on its way,” said Rabbi Jonathan Berkun.
The American Friends of Magen David Adom said they’re still in need of 300 more ambulances.
“We’ve actually lost two medics that were treating patients since the beginning of the war, we’ve had three ambulances destroyed,” said Jessica Nessim.
On Tuesday, kids also showed up to help the best way they know how, by writing letters of encouragement to Israeli soldiers thousands of miles away telling them to stay safe and reminding them how much they’re appreciated.

NORTH MIAMI BEACH, FLA. (WSVN) - Volunteers in North Miami Beach packed, organized and loaded boxes full of supplies onto trucks on Tuesday that will be sent over to Israel immediately.
“The community just mobilized itself in a way that is just incredible,” said Rabbi Ariel Yeshurun of Sky Lake Synagogue.
Many people there who said they were born in Israel or still had family there, showed up at the aid center wanting to volunteer or bring donations, saying it was the least they could do.
“The people coming in with packages, they’re bringing clothes, new stuff, blankets, bringing in batteries, bringing in all kinds of items,” said Avi Narkes, a volunteer.
Yeshurun said they sent out a flyer on Monday night, asking for donations and people came together in less than 24 hours.
“We are in touch with Israel, with the military, with the government,” said the Rabbi. “And as the needs are there, we will try to supply those needs and fill that void.”
If things were different, Jessie Bendayan would currently be back in Israel fighting. She said she served three years with the artillery brigade.
“I just felt hopeless and I really felt like I needed to get out of here and do whatever I could,” said Bendayan.
“The world needs to understand that we are fighting against a terrorist organization, this is not a war about Israel versus Palestine, an apartheid state, this has nothing to do with that,” added Bendayan. “This has 100% to do with terrorists.”
It’s a war that may be happening on the other side of the world but still hits close to home for many people in South Florida.
“For us, this is just a tragedy beyond words, it’s incomprehensible,” said Yeshurun. “These are savages, these are not militants, these are not freedom fighters. That’s not how freedom fighting looks.”
Kindness was demonstrated in North Miami Beach as people worked together to help victims in the Middle East.
“People are stopping by every single second to ask ‘What can I do? What can I bring? How can I help?” said one woman.
“We can’t go there, but we want to get involved and feel like we’re part of that struggle and that’s what we’re doing here,” the Rabbi said.
Anyone who’d like to volunteer or bring supplies to the synagogue can do so between Saturday and Thursday from 12 p.m. to 8 p.m.

A Miami-Dade County judge ordered the city of North Miami Beach Commission to reinstate Commissioner Michael Joseph Tuesday.
Earlier this Spring, the commission voted 3 to 1 to remove Joseph after a very public political grudge match with suspended Mayor Anthony DeFillipo.
Circuit Court Judge Peter Lopez wrote "Commissioner Joseph shall be obligated and entitled to all the duties and obligations of the office until further notice," along with stopping city efforts to hold a special election to replace Joseph.
"Commissioner Joseph looks forward to resuming his service on behalf of the citizens of the city of North Miami Beach and is grateful to the court for its time and attention to this matter of significant concern,” Joseph’s attorney Max Eichenblatt wrote NBC6.
In a statement, Joseph called the judge's ruling "vindication."
“Judge Lopez’s ruling, as well as the arrest of Mr. DeFillipo based on evidence that he had moved out of the city, is vindication despite months of lies and manipulation of people’s fears and prejudice to support continued corruption in our city,” Joseph said. “The mayor’s supporters, who went out of their way to block investigations, fire staff, and prevent the courts and law enforcement from reviewing allegations, have a lot of explaining to do."
A fellow commissioner and now acting mayor Jay Chernoff filed a lawsuit earlier this year against Joseph, accusing him of missing 120 days of meetings in a row in violation of the city charter. Judge Lopez ruled Joseph did not miss 120 days in a row and the city charter does not give the commission the power to remove its own members.
“There is a substantial likelihood of success on the merits by Commissioner Joseph,” Judge Lopez wrote.
Commissioner Chernoff has not yet provided a comment to NBC6, writing he was waiting for more information from his attorney.
Judge Lopez reinstated Joseph for several reasons, according to his order. First, the commission did not have a quorum on May 16th when they removed him, only having four voting members after one did not attend and two others were had conflicts of interest. Five members are needed for commission votes according to the city charter.
Joseph is a key figure in a political battle engulfing the small city of North Miami Beach for months. In late May, the Miami-Dade State Attorney’s Office arrested then-Mayor Anthony DeFillipo and charged him with three felonies for voting three times in 2022 from a house he sold in 2021. DeFillipo pleaded not guilty to the charges and is awaiting trial. He was later suspended by Gov. Ron DeSantis and is waiting for the Florida Senate to remove or reinstate him.
Commissioner Joseph was one of three city commissioners boycotting commission meetings, arguing DeFillipo lived in Davie with his family and not in North Miami Beach as required by the city charter.
Joseph and his legal team have argued he did not miss 120 days because the first meeting he missed was in December. His opponents argue the clock started after the last meeting he attended in October. Joseph did attend the March meeting after a Miami-Dade County court ordered all the commissioners to attend.
The fight among the seven-members of the city commission has consumed the city for more than half a year and at times delayed crucial city business. The next meeting is scheduled for June 20th and commissioners need to set the date for a special election for the seat recently held by DeFillipo.

A nearly 12-foot Burmese python was caught in Brevard County, Florida, which is about 100 miles farther north than expected for the troublesome invasive snakes, according to the Florida Fish and Wildlife Conservation Commission.
Hunters reported killing the snake in the T.M. Goodwin Waterfowl Management Area, after spotting it near a road on Sunday, Oct. 29, WOFL reported.
A necropsy performed by the FWC Nonnative Fish and Wildlife Program determined the snake was male, 11 feet, 10 inches long and weighed 52 pounds.
“At this time, we do not know how this invasive snake arrived to Brevard County,” Lisa Thompson of the FWC’s Division of Habitat and Species Conservation told McClatchy News in an email.
“Burmese pythons are established from just south of Lake Okeechobee to Key Largo and from western Broward County west to Collier County, locations greater than 100 miles south of Brevard County.”
T.M Goodwin Waterfowl Management Area covers 6,270 acres, much of it freshwater marsh, the state says. The site, about 165 miles north of Miami, is a popular destination for hunting, fishing, hiking and biking.
Burmese pythons are typically found in South Florida’s Everglades ecosystem. A few have been discovered farther north, experts say, but it’s believed those are likely escaped or released pets versus snakes born in the wild.
The species is native to southeast Asia and believed to have been introduced to Florida via the pet trade, the state says.
It is illegal to possess Burmese pythons in Florida without a permit and they cannot be kept as pets, due to their impact on native species.
The stomach contents of captured pythons reveals they are feeding on “24 species of mammal, 47 species of bird and 2 reptile species” in Florida, a Conservancy of Southwest Florida study revealed. This includes deer and alligators.
Burmese pythons are nonvenomous constrictors, meaning they squeeze their prey to death. The largest found in Florida was 18 feet long, FWC reports, but average 6 to 9 feet in length.
