It would be the second EoS Fitness in Palm Beach County, with its other location off State Road 7 in suburban Boca Raton, and the 10th location in Florida. Pure Barre, which offers workouts using a ballet barre, is the only other fitness business at Legacy Place.

EoS Fitness offers exercise classes unlike those at other gyms

Legacy Place, the outdoor retail and residential complex with 384 multi-family units sold for $101 million in 2021 to Boca Raton-based Woolbright Development and Dallas-based Lone Star Funds.

The plaza at PGA Boulevard and Alternate State Road A1A did strong business after it opened in 2006 but has struggled to bring in customers amid the COVID-19 pandemic and the rise of e-commerce. Many of its signature stores — such as Best Buy and Barnes & Noble — do much of their business online.

Since then, efforts to bring new tenants to the center have met with uneven results. EoS Fitness is expected to bring a new set of customers to the center.

The Palm Beach Gardens Planning and Zoning Board unanimously voted in mid-October to recommend the gym’s approval. The City Council is expected to vote to approve or deny it at its next meeting on Nov. 2.

Legacy Place has already updated their website directory, saying Eos Fitness is “coming soon.”

The gym offers personal trainers, yoga and cycling classes, and a backyard for its members to work out under the sun. Each gym also is equipped with a hot tub, sauna, massage chairs and indoor swimming pool. Membership fees at EoS Fitness start at $9.99 per month with an annual membership fee of $49.99.

“We are finding that many people have very specific fitness needs,” said Nicole Plunkett with Cotleur & Hearing, the agent representing the project. “EoS Fitness will complement not just the people who visit the center, but the residents as well.”

Legacy Place expects more restaurants, businesses to open soon

City planner Christopher Oftedal expressed concern over the future success of Legacy Place, saying that he drives past it often and gets the sense that it is “completely empty.” He still voted to recommend bringing EoS Fitness to the center.

“Is there any long-term strategy, or are we just kind of putting a Band-Aid on Legacy Place?” Oftedal asked at the mid-October meeting.

Amanda Kennedy-Sita, vice president of acquisitions at Woolbright Development, said that Legacy Place’s retail space is currently 70% occupied.

Kennedy-Sita hopes to achieve 90% occupancy by the end of the year. She expects two major restaurants, a coffee shop and other smaller “mom-and-pop” retail to come to Legacy Place by then.

The future home of TGL golf, a "prime-time golf league" founded by Tiger Woods and Rory Mcllroy, will be known as the SoFi Center.

The arena will be able to seat about 1,500 people at the Palm Beach State College in Palm Beach Gardens.

TMRW Sports says the SoFi Center will feature "a giant simulator screen powered by Full Swing technology measuring 64 feet high by 46 feet across, roughly 20 times the size of a standard simulator screen. Alongside the simulator inside the venue will be a dynamic short-game complex that includes three sand bunkers and three individual 15 feet x 27 feet Virtual Greens within a massive 3,800 square-foot putting surface."

It is set to open in January 2024, but those who live in the area are not as excited as some local sports fans.

“When we moved here, we realized the ball fields could eventually become buildings, labs, parking lots, or something; we never realized it would be an enterprise by some millionaire golfers,” Buddy Herrington said.

Herrington has lived in his Palm Beach Gardens home for the better part of four decades. His yard backs up to the construction.

“They have been working at all hours of the night," he said. "It’s not this noisy, but there is big machinery.”

He said people in their neighborhood are less worried about traffic and more concerned about potential flooding after experiencing a flood in 1995.

Palm Beach State College built a berm in 1997 and there has not been a flooding issue since.

“We want to make sure they have the proper drainage because now that they are building on it, there is going to be even more water that has to go somewhere other than the ground,” he said.

Palm Beach State College sent us the following statement addressing the concerns of Herrington and his neighbors:

"The safety of our community is always our priority. We appreciate the fact that residents expressed their concerns during community information sessions held recently at our Palm Beach Gardens campus and we have taken note of the issues.

The site is being developed in accordance with a permit for stormwater drainage approved and issued by the South Florida Water Management District. There have been no flooding issues throughout the construction process. The Civil Engineer for the TMRW Sports project has confirmed the existing stormwater management system provides the required water quality treatment and storm drainage.

The concerns of residents date back to major flooding that occurred in the neighborhood in 1995. The college constructed a Berm in 1997 to provide a barrier and there have been no major flooding issues since then."

"Palm Beach State College is proud to be the host location at our Palm Beach Gardens campus for the inaugural home and live broadcasting venue of the TGL, which will provide many benefits to the College and our students.

We’re most excited about the benefits that this historic partnership with TMRW Sports will bring to our students. For example, PBSC’s construction students will be touring the site in the next week as part of their learning experience. Students will have an opportunity to speak with TMRW Sports’ construction team, engineers, and project managers. There are also a number of technology internships being made available to our students, and a career fair planned in the fall, with job opportunities for local residents. This is in addition to guest lectures by renowned leaders in sports, entertainment and business, and use of the facility for college events. PALM BEACH GARDENS, Fla. — An $80 million plan to revamp a 50-year-old marina is being considered in Palm Beach Gardens.

The PGA Marina, located at PGA Boulevard and the Intracoastal Waterway, is located in a corridor home to considerable development. However, some say that comes with increased congestion.

"It's hard, there's a lot of traffic," Derek Dunn, who works in the area, said.

"The [PGA Boulevard] bridge is a nightmare," Mike Mehdipour, who lives and works in the area, said.

There's now a possible plan to change the decades-old PGA Marina.

"I think it is a bit of an eyesore," Mehdipour said.

"It's probably going to increase the population a little," Dunn said.

Austin Schell, the chief executive of Port 32 Marinas, met WPTV at the site Wednesday to discuss the project.

"This was built in the early 1970s," Schell explained. "It's like any infrastructure that is 50 years old. It no longer meets the requirements of the modern boater. Frankly, the concrete is falling apart. The steel won't last forever."

The city of Palm Beach Gardens confirmed that the next steps include a city council meeting on Thursday night with a public hearing and vote.

"I think it's important to remember that we're adding a net new of 57 slips, similar to a gym membership, not everyone shows up at the same time," Schell explained.

He went on to say that he wants a new look with noise and safety improvements.

"The entrance to the River House Cafe currently runs through our forklift travel area," he said.

The entire stretch of the PGA corridor is seeing recent development, including residential. There is a new project planned for completion in 2025 that includes Ritz Carlton residences.

"You'll have three, seven-story buildings," Joey Eichner, executive vice president of the Catalfumo Management and Development Group, said. "This is one of the largest residential developments going on the waterfront with a large marina."

Thomas Deskin, who lives near the construction, said his family has been here for 50 years.

"We are one of the closest houses to the water on the whole waterway," he said.

The face of Florida, he said, is changing and with that comes concerns of adding to the already busy bridges and roadways.

"We are always worried about that," Deskin said. "But we also try not to worry about things we can't control."

With groundbreaking on the site in February, construction has been happening fast, with the league expected to start play in January.

On Monday, Oct. 9, the air-supported dome went up. At nearly 250,000 square feet, it will hold close to 2,000 people. It is 75 feet high and covers almost the entire football field-sized athletic field.

It will include a 46-by-64-foot screen — nearly 20 times larger than a simulator screen. The "SoFi Center," as it will be called, will include a 40-yard-wide short-game complex featuring three dynamic putting surfaces within the 3,800 square-foot green and three sand bunkers where the stars will compete.

This is how the league will work: Pro golfers play both virtually and in-person within an enclosed arena. The idea of the project is to “bring golf into the 21st century,” says McIlroy. Woods (Jupiter Island) and McIlroy (Jupiter) both live within 20 minutes of PBSC's Palm Beach Gardens campus.

Along with commitments from Woods and McIlroy, TGL's roster includes four other players in the Top 10 in the world rankings: No. 3 Jon Rahm, No. 6 Xander Schauffele, No. 7 Max Homa and No. 8 Matt Fitzpatrick. The roster also includes major champions Justin Thomas, Collin Morikawa, Adam Scott and Justin Rose, as well as Rickie Fowler and Billy Horschel.

The format calls for six three-man teams to compete against each other. There will be 15 weekly matches, followed by semifinals and finals matches.

The league will start in late January, with 15 regular-season Monday night events consisting of six teams of three PGA Tour players each competing head-to-head in 18-hole match play. The matches will be capped at two hours.

On Oct. 3, the TMRW Sports Group announced a multiyear commercial partnership with SoFi Technologies to become the presenting sponsor of TGL.

SoFi will have its name emblazoned on the Palm Beach Gardens venue. SoFi already has a large presence in sports — SoFi Stadium in Inglewood, California, serves as the home stadium for the NFL’s Los Angeles Rams and Los Angeles Chargers.

Officials say the tornado was about a quarter of a mile wide, and the path of destruction spanned more than 2 miles.

The tornado caused damage at the Point at Palm Beach Gardens apartments next to U.S. 1 and PGA Boulevard. Cars were also damaged in that parking lot, and nearby trees were destroyed.

"I watched it for about 20 seconds to see which way it was going to move, and then obviously, when I saw it kind of closing in toward us, I immediately shut the slider, went back in, huddled in the bathroom, the building started to shake, there was a lot of noise for 20 to 25 seconds,” said Andrew Laybourne, who lives in the Point at Palm Beach Gardens apartments.

Laybourne says he's lucky his apartment only had a little damage. But other people's apartments had more significant damage, and several cars were thrown around during the tornado.

"I got chill bumps on my arm," said Jason Rash, who lives in the Point at Palm Beach Gardens apartments. "I’m lucky to be alive. I had my back against the concrete wall. I’m in an open-air parking deck, and I’m like, ‘I’m going to get blown away. If I stand here, I’m going to get slammed against the wall.'"

Rash was on the phone with his son, who was across the parking lot at a gym. They’re both doing OK.

"The whole time when you’re thinking about your child trapped in a building over here, and he can’t get out and you can’t get to him and I was like, ‘Oh my God, my life is in danger’ and that’s when I ran to get to the stairwell,” Rash said.

"(My son) started crying, and he was like, ‘Dad, what can I do?’ and I was like, ‘Get down! Get down! Get down!’" Rash said.

Power lines in the area exploded after the storm passed. Many trees along U.S. 1 in Palm Beach Gardens fell down due to the storm. At least one boat that was docked capsized. Firefighters say two cars driving southbound on U.S. 1 rolled over due to the storm. First responders say one of those drivers had minor injuries.

In Juno Beach, several power lines are now slanted due to the storm.

"It's got to be a tornado because I've never seen anything like this in all the hurricanes I've seen. This was powerful,” said Norman Hirsch, who lives in Juno Beach.

Palm Beach County Fire Rescue crews say they’re still assessing the damage.
