According to Walt Danley, founder and president of Walt Danley Christie’s International Real Estate, the final average price per square foot for Paradise Valley in 2022 looks like it will be in the $660 range, with a median home price of around $2.8 million.
Like Palm Beach, it has attracted a cohort of celebrity residents over the years, including Olympic swimmer Michael Phelps, rocker Alice Cooper, Mike Tyson and actress Emma Stone.
“Paradise Valley is a destination because of its incredible climate, award winning golf courses, lower property taxes, booming jobs market, and easily accessible amenities dining and shopping,” Mr. Danley said.
By the end of 2020, Mr. Danley said, 64,000 Californians migrated to Arizona to maintain their lifestyle with a preferred cost of living and lower taxes.
“Pace of migration from California to the Phoenix area continued to pick up during 2021 and still remains strong today,” Mr. Danley said. “Paradise Valley has historically served as a winter getaway for the nation’s most affluent families, but in recent years it has become their primary residence.”

ALTAMONTE SPRINGS, Fla. - Three turn lanes at an Altamonte Springs intersection incorrectly merged into two – creating confusion on the road and on social media.
The Florida Department of Transportation confirmed to FOX 35 News that the issue at the intersection of State Road 436 and Palm Springs Drive has since been resolved, and the turn lanes are now operating as intended.
The issue was first posted earlier this week in a Facebook group for Altamonte Springs residents, where someone noticed a traffic pattern was "messed up." A view of the road showed three left turning lanes merging into two. The post went viral, causing confusion among drivers in the area.
"I feel like someone messed up. Or did I see that wrong?" the user wrote.
FOX 35 News reached out to FDOT, who confirmed the lanes were not set up correctly by a contractor.
A new drainage improvement, resurfacing and roadway reconstruction project is underway on SR-436 from Northlake Boulevard and Cranes Roost Boulevard to Boston Avenue, according to FDOT.
The contractor was preparing to start the drainage improvements in the median, which called for a work zone to be created with construction barrels to block turn lanes throughout the project area – including at Palm Springs Drive, FDOT said.
The barrels, however, weren't set up to accompany the newly striped lanes, which "created a misunderstanding of open travel lanes," according to FDOT.
The issue was discovered early Monday morning and was fixed within a few hours. The turn lane on SR-436 to Palm Springs Drive is now operating as intended, and construction barrels and a low-profile barrier wall are in place for drivers to make the left turn safely.
The resurfacing project, which also includes sidewalk additions and reconstruction, curb ramp reconstruction, new signs and pavement markings, traffic signal upgrades and pedestrian lighting improvements, is expected to be completed in 2025.

Mast Capital has partnered with Boston-based Rockpoint and The Spear Group to build an 18-acre multifamily development project in Palm Springs, FL after securing $42.5 million in construction financing from Santander Bank.
The development, located at 2085 S. Congress Ave., will consist of 264 upscale, garden-style apartments across 11 residential buildings.
Designed by MSA Architects, the multifamily development will consist of lifestyle-driven amenities including a fitness lawn, outdoor swimming pool, tot lot, dog park, and lake trail that will create an exceptional walkable environment for residents and their visitors. The property will also feature electric vehicle charging stations. Residents will enjoy a clubhouse complete with a high-end club room, fitness studio, co-working space, game room, and smart parcel lockers.
Mast Capital has been expanding its footprint with mixed-use and multifamily projects throughout the state, with acquisitions representing over $3.5 billion in total project capitalization.
Angela Noote is a native of Northern California and graduated from Chico State with a degree in public relations. After college she moved to the Central Coast and worked first in ad sales then in editorial, eventually spending more than a decade as a print reporter and editor. She detoured into design work at a printer/publisher, and with a partner eventually opened a boutique full-service marketing agency. Moving into corporate communications, she built and managed several successful marketing teams in the hospitality, financial services, and nonprofit industries. Most recently she was an internal comms manager in the tech sector. After a long stint spent in Georgia (Go Dawgs), she moved to Baton Rouge, LA and has written for clients in the financial, luxury imports, higher ed, commercial cleaning, and medical equipment industries. Her son is a media arts major at the University of South Carolina, and her husband owns a comedy theater in Baton Rouge, where you can often find Angi teaching improv classes, leading corporate training events, or doing an occasional stand up set.

Santander Bank provided the mortgage to 2085 S. Congress Owner LLC, a partnership between Miami-based Mast Capital, New York-based Rockpoint Group and Fort Lauderdale-based Spear Group. It covers the 18.4-acre site at 2085 S. Congress Ave. and 3243 Lillian Road.
The developers purchased the property from the YMCA of the Palm Beaches for $10 million in April. They demolished the former YMCA building in October.
The YMCA relocated to Palm Beach County’s new aquatics center at Lake Lytal Park.
The Palm Springs site was approved for 264 apartments in 11 three-story buildings. Amenities will include a pool, clubhouse, fitness lawn, dog park, playground and lake.

Mast Capital has been expanding from its home base of Miami with projects throughout the state. The company recently partnered with Rockpoint Group to start construction of an apartment complex in Miami Beach.
