PEAPACK-GLADSTONE – Construction has begun on 24 homes next to the Ninety Acres restaurant on the historic Natirar estate.
Priced beginning at $2 million each, the 24 residences range in size from 2,400-square-foot Farm Villas to the larger Estate Villas at more than 3,600 square feet. The homes will be on a private road named Abby Road.
The official groundbreaking was held last week.
“We are presenting a residential resort lifestyle within a private gated enclave – a luxury experience that doesn’t yet exist in New Jersey,” said Warren Township resident Robert Wojtowicz, the founder of the Natirar community. “Pendry Residences Natirar will provide owners their own customized experience, with the ability to immerse themselves in a community focused on sustainable living, wellness and connection to nature – all accompanied by the personalized services and amenities of the Pendry Hotels & Resorts brand.”
The redevelopment of the estate that once belonged to the king of Morocco will be known as Pendry Natirar when the project is scheduled to be completed in 2021.
Besides the homes, the development will include a hotel adjoining the mansion and the Spa Pendry with a fitness center, swimming pool, tennis courts and outdoor activities. The hotel will feature 68 guestrooms and suites.

The development is on 90 acres of the estate on the southern border of Peapack-Gladstone next to Far Hills. The remaining 400 acres of the estate adjacent to the North Branch of the Raritan River are a Somerset County park.
Owners of the homes will have preferred access to the hotel’s amenities, programs and the spa, fitness center, swimming pool and tennis courts. The Farm Villa residences will also offer private access to Natirar's 12-acre farm

PEAPACK-GLADSTONE – The redevelopment of the estate that once belonged to the king of Morocco is, in the developer's words, "something unlike anything else that has ever been in Central Jersey.”
After delays caused by the pandemic, construction has begun on the hotel and spa near Ninety Acres restaurant on the historic Natirar estate, now being developed as Pendry Natirar, a luxury resort and residential community.
Plus, two of the 24 new luxury homes, with starting prices in the low $3 millions, to be built on the property are almost ready to be occupied.
In May 2020, developers said the entire project would be completed in 2021.
Natirar partnered with Pendry Hotels & Resorts, a luxury hospitality brand from Montage International, on the resort that’s amid 90 acres of greenery. Montage International is a luxury hospitality management company.
The remaining 400 acres of the estate adjacent to the North Branch of the Raritan River are a Somerset County park. Somerset County bought the 491-acre estate in 2003 for $22 million and leased 90 acres, including the mansion and adjacent buildings, to Bob Wojtowicz, Natirar founder and Warren Township resident. The rest of the property is parkland open to the public.
The hotel and spa will open in fall 2022 and will include 66 guestrooms and suites. Spa Pendry will include a fitness center, swimming pool, salon, retail boutique and 12 treatment rooms.
The new construction will attach to the circa-1912 Tudor-style mansion iconic to the property, which is also used as a private and corporate event venue.
Although the hotel and spa will be attached to the mansion on the west side, it’s not meant to recreate the ambiance of the mansion, said Wojtowicz.
“The architects and designers have always said to me since day one that it’s not the idea to try to copy the 109-year-old mansion that’s already there,” said Wojtowicz.
“We are purposely not designing something that will look like the brother or sister of the mansion, it is meant to be look like the cousin of the mansion. There is still some tweaking going on with the design team on the ultimate final look. It will look like it belongs next to the mansion but it won’t look like we put an addition on the mansion,” he continued.
The mansion was also expanded on the east side four years ago when it was renovated. At that time, 10,000 square feet – including a ballroom, conservatory and kitchen – were added.
The second floor of the mansion will be used for private and corporate events.
During construction, events will mostly continue at the mansion, although for a few months during the first quarter of 2022 the venue portion will be completely shut down. A landscape privacy wall, as well as an original brick wall, block construction to event guests.
“We definitely think having the guest rooms on the property will be very complementary for social events and corporate retreats,” said Wojtowicz. “We have a lot of people coming to weddings and visiting from out of town. Even if they’re local, a lot of people will want to stay so that they don’t have to travel after the event.”
Adjacent to the hotel and spa will be an activity center with an outdoor pool, another fitness center, personal training studios, game room, lounge, bar and cafe and children's center.
Plus there will be an outdoor recreation center offering activities to take full advantage of the estate, including hiking, biking, fishing, kayaking, horseback riding and shooting.
In the meantime, the first two homes on private, gated street at Pendry Residences Natirar, Abby Road, are almost ready for their new owners to move in by August or September.
Construction is also underway on several more of the homes. By next spring, half are expected to be completed.
About a third of the homes are already sold. They range in size from the 2,900-plus-square-foot Farm Villas to the Estate Villas, which are up to 4,000 square feet and offer semi-custom home building.
The Estate Villas offer views of the countryside and the Farm Villas offer views of Natirar's 12-acre farm and some views of the countryside. The Farm Villas will also offer private access to the farm.
Now that the real estate market is booming, Pendry Natirar hotel construction is underway and two of the homes have been completed, interest has been stronger than ever, said Wojtowicz, especially among empty-nesters living locally.
“I think for a lot of people, with what’s going on in the real estate market, it’s an opportunity for them to think about selling their larger home and finding something that’s more suited to the way their life will be like going forward,” he said.
“What Pendry and Montage do at all of their resorts is create seamless, carefree living. You can enjoy all of the amenities of the property and you can leave your home for a week, a month or six months and everything will be looked after while you’re away. It’s a curated lifestyle that a lot of people are looking for,” he continued.
Development:Construction begins on luxury homes at Natirar estate
Pendry Residences Natirar have also collaborated with Delos, a wellness real estate technology company. The homes integrate Delos’ DARWIN Premier technology to create and maintain indoor environmental conditions to enhance health, well-being and performance by offering elements such as circadian lighting, water filtration and air quality monitoring.
Right now, only the Estate Villas have been released for sale. They have been primarily offered to friends and family within the local and New York City areas.
Ninety Acres, an upscale farm-to-table restaurant located on a 12-acre farm, was the first building to be developed on the property in 2009. The farm sources the restaurant’s organic vegetables, herbs, berries, lamb, pork and egg-laying chickens.

The restaurant did well during COVID-19, despite the challenges that all restaurants faced during the pandemic, said Wojtowicz.
“Once we were able to dine outside, we had a great season because we have a great property and great views,” he said. “We have a beautiful outdoor dining space in the back of the restaurant with a view of the farm.”
Ninety Acres is continuing to socially distance tables by six feet when possible. Due to the restaurant and cooking school's 10,000-square-foot space, Wojtowicz said it has been able to operate fairly closely to how it did prior to the pandemic.

As the completed development at Natirar nears, Wojtowicz is seeing his long-held plans finally come to fruition.

Operating out of the Bank’s headquarters in Bedminster, NJ, Mr. Viotto is responsible for both residential and consumer lending, management of the loan origination team, and new business development and underwriting.
With more than 29 years of industry experience, Neil most recently served as Vice President, Mortgage Originations Manager, Compliance Officer at Somerset Savings Bank, SLA, Bound Brook, NJ, where he streamlined the online mortgage application system while overseeing all aspects of the mortgage process from underwriting to processing and closing. During his tenure, he also served as Home Mortgage Disclosure Act (HMDA) Officer for the bank. Prior to that, Mr. Viotto held the position of Executive Vice President, Branch Sales Manager for Superior Mortgage Corp. in Cedar Knolls, NJ where he managed company sales teams and oversaw all aspects of the company’s origination system, from opening to closing, to ensure quality assurance and customer service.
