JLL Capital Markets announced today that it has closed the $12.7 million sale of 150 College Rd. West, a Class A office building in Princeton, New Jersey.
JLL represented the seller, Nessel Development, in the sale of the property to New Jersey-based Strategic Funding Alternatives, LLC (SFA). JLL’s Investment Sales and Advisory team advised on the seller financing.
This is the second JLL sale to SFA within two years, as well JLL’s second Princeton submarket office sale this year, having recently closed Crossroad Corporate Center in Lawrenceville. JLL’s previous office sales in the Princeton submarket include: 7&9 Roszel Road (two sales), 600 & 700 Alexander Park Road, 1 University Square and 800 Scudders Mill Road.

Instead, they found Venice Little Theater devastated by Hurricane Ian. The near-Category 5 storm had ripped through the local landmark just over the north bridge to the island of Venice.
Bob Kuziel said his grandkids have attended drama camp at the theater and it's a great place for seniors to spend time. He said it was sad to see it in this state.
“Due to the devastating impact and damage from Hurricane Ian, Venice Theatre is suspending all activity until further notice,” Murray Chase, producing executive director of the Venice Theatre, said in a text message. “We will be making announcements as soon S we have more information.
“Thank you for your calls and messages of support,” he added. “With the help of out community, we will be back stronger than ever!”
While the fear had been that storm surge would plunge Venice under feet of water, it appears Ian's worst damage has come from winds in Venice.
A little farther south in Venice at the Municipal Airport Mobile Home Park, many trailers had extensive roof damage. Cotton-candy pink insulation and twisted metal roof debris was strewn throughout the property.
Doris Welch has owned a manufactured home in the park since 1997, but only owned the mobile home -- where the aluminum roof was now peeled like an orange -- since 2005.
She said she weathered the storm at a friend's property about 10 minutes away. But on the ride over she worried that her property would be flattened.
"We know what mother nature can do with winds that high," she said. "It was inevitable."
While the damage looked bad, with parts of the roof flipped back, Welch thought the majority of the roof held and expected that it wasn't too severe.
Venice Municipal Airport, about half-mile from the mobile home park, had severe damage to several hangers.
"I lost two planes," Andre Ghawi said. "They were in the hangar. The hanger doesn't exist anymore. You don't figure on something like this happening."
Robert Helmick joined a flying club three years ago that helps him spread the cost of a plane over several other owners.
He said he drove down from Sarasota to check on his 1968 Beachcraft Musketeer on Thursday morning. When he got there, he was worried, pointing to a hanger that had been destroyed and the plane inside damaged.
But this time, Helmick was spared.
While the doors of the hanger where his plane was stored were blown off, the only apparent damage to the plane was a scrape on the propeller, likely caused by the door as they blew out.
"I'm in shock," he said, he added, saying, "This is just crazy."

Sarasota Memorial Health Care System opened a new urgent care center Monday at 8431 Pointe Loop Drive, near the intersection of U.S. 41 and Jacaranda Boulevard.
It is the seventh urgent care center operated by Sarasota Memorial.
It replaces a Gulf Coast Medical Group family practice that shut down abruptly in 2022 with the closure of ShorePoint Health-Venice.
The new urgent care center is roughly five miles south of the SMH urgent care center on the Venice Bypass and about five miles north of a medical campus SMH is planning in Wellen Park.
“Our urgent care centers fill an important gap by providing immediate care for conditions that can’t wait until the next day or until their next doctor’s appointment, but do not warrant a trip to an emergency room," Dr. Reuben Holland, medical director of the Sarasota Memorial’s Emergency Care and Urgent Care Centers, said in a prepared statement. “We stitch up a lot of lacerations, set broken bones and care for many routine ailments, like the common cold, flu, sore throat, chest congestion, cough, ear and sinus infections and urinary infections.”
The new medical facilities, along with the new hospital planned at the Sumter Boulevard exit off of Interstate 75 are part of a multi-year, multi-million-dollar expansion plan approved by the Sarasota County Public Hospital Board to fill the gaps caused by ShorePoint’s closure and address pressing health needs in the growing south county region.
Community Health Systems Inc., the parent company for ShorePoint Health closed its 312-bed hospital in Venice several months after Sarasota Memorial opened its new hospital campus in Venice.
The urgent care center is not an ER. For true emergency medical attention call 911 or visit an emergency room.
Like Sarasota Memorial’s six other urgent care centers, the south Venice location is open seven days a week, 8 a.m. to 8 p.m., and staffed by Sarasota Memorial’s board-certified emergency and family medicine physicians.

The team provides adults and children older than 3 months of age with high-quality care for a variety of non-emergent injuries and illnesses.
Infants younger than months should be seen by their pediatrician for routine or urgent care.
In addition to urgent care, the center provides flu shots and other vaccinations and school and executive physicals and testing for COVID-19, though COVID vaccinations and childhood immunizations are not available at the center.
All of Sarasota Memorial’s urgent care centers also offer walk-in laboratory and X-ray services for those receiving care at the center as well as others with referrals from a personal physician.
The center accepts most insurance plans and provides discounts for self-pay patients.

The city of less than 200,000 residents was also just named a top summer destination, in Airbnb's latest travel trends report, which found the most-searched destinations in the U.S. Cape Coral came in at No. 6, behind several other Florida enclaves, including Cape San Blas and Mexico Beach.
There are more than 400 miles of navigable waterways in Cape Coral that can take you to the Calooshatchee River, Matlacha Pass, and the Gulf of Mexico. Or you can journey via canalways down to Cape Coral's downtown district. (If you don't have your own boat, you can easily charter one — or try to befriend a local.)

Stormwater ponds near Nathan Benderson Park that reached capacity caused flooding in the parking lot in the University Town Center area, according to Sarasota County.
Brianne Grant, media relations officer for the county, said crews are assessing the flooding. The ponds spilled over because of excess rainfall from Hurricane Ian, she said.
“From my understanding, the flooding is localized in that area and they have crews assessing it,” Grant said. She said the county would have more information to provide Sunday.
Lauren Clark, marketing and sponsorship director for the Mall at University Town Center, said that there was some storm drain backup connected to county drainage systems near the West District, which includes tenants such as Target, Ulta Beauty, Michaels, Bed Bath & Beyond, and Old Navy.
Earlier on Saturday, University Town Center informed shoppers of “minor” flooding in areas along Cattlemen Road via Facebook. In a separate Saturday morning Facebook post, the Mall at University Town Center said the flooding was not related to the Myakka River.
The shopping area reopened on Friday after Hurricane Ian, its Facebook page said.
According to tweets from the Florida Highway Patrol, northbound I-75 has reopened at mile marker 182 (Sumter Blvd.), and southbound I-75 at mile marker 182 is in the process of reopening.
The I-75 closure in Sarasota County between Exits 193 and 179 has concluded; all lanes of the Interstate have reopened as of 4:00 PM.
The latest update from Sarasota County is a great summation of what is happening with Hurricane Ian recovery in the area. Here are some highlights:
Waste Management announced on Saturday that it would resume garbage pickup in the areas it serves in Sarasota and Manatee counties.
"In the aftermath of Hurricane Ian, WM will resume residential service in Manatee County on Monday, October 3 with collection of garbage and containerized yard waste only. Residents should separate their garbage and containerized yard waste at the curb from their storm debris. Recycling collection has been suspended until further notice. Commercial and roll-off service has also resumed," said the release.
According to a tweet from Sarasota County, two public drop-off sites for residents who would like to self-transport vegetative storm debris will be opening on Monday, Oct. 3. The sites will be open from 8 a.m.-6 p.m., seven days a week.
There is no cost for dropping off residential storm debris, as long as you show proof of residency and you unload the debris yourself.
No commercial debris or vehicles will be permitted to use the sites.

Herald-Tribune reporter Gabriela Szymanowska stopped by the Twin Lakes Park distribution point, where the National Guard is handing out water, food and ice.
At 12:15 p.m. today, a steady stream of cars was passing through, as families were allowed to pick up a case of 24 water bottles, six ready-to-eat meals and two bags of ice. People Szymanowska spoke to estimated more than 120 cars had been through at that point.
The county had planned to open six distribution spots, most in Venice and North Port, by 9 a.m. today but had run into supply delivery issues and had to postpone.

Six distribution points to help supply water, ice, food and tarps to Sarasota County residents in need will likely open later than expected.
They were initially supposed to open at 8 a.m. this morning, but a later message said that noon was more likely "due to delays in the shipment of supplies and changing traffic conditions, these locations will open later Saturday than expected."
Those delays continue and the county has now said they will have to push back the opening further. No details on when the neighborhood distribution points will open, as of yet.

Sarasota County has released a form for people to fill out if they are interested in being an emergency volunteer during Hurricane Ian's aftermath.
As of 10:30 a.m. Saturday morning, Florida Power and Light reports 125,420 households still without power in Sarasota County – about 44% of FPL customers in the county – and 68,240, or approximately 34%, in Manatee County.
An FPL spokesperson said Thursday that the company prioritizes restoration to the largest amount of customers in the shortest amount of time. Workers start with FPL infrastructure and power plants, then proceed to critical infrastructure, which includes hospitals, 911 call centers, and senior homes. Then, FPL looks at community essentials to get people back on their feet, such as gas stations and grocery stores, especially in harder-hit areas.
Communities that were hit harder by Hurricane Ian are also suffering longer delays in the return of power. 78% are still without power in Charlotte County and 68% in Lee County.

After a longer than expected delay, Sarasota County announced this morning that county water and sewer utilities had been restored to most of Siesta Key and Casey Key. Along with that restoration, there is a 72-hour boil water advisory for both islands.
“Our personnel overcame immense challenges due to power outages to get the job done,” said Public Utilities Director Mike Mylett. “Customer service remains our highest priority, and we value the community’s patience throughout this process.”
The county also advises that residents will experience lower than usual water pressure and may have some air in the lines in their residences. It also asks that residents continue to minimize water usage as much as possible until power is restored to the community.
Sarasota County announced yesterday that it will be opening some Neighborhood Points of Distribution to county residents who need water, ice, food or tarps due to Hurricane Ian.
