“When the idea for Josco Garden initially arose, I was excited about the opportunity to expand our efforts in the local hospitality market to the north,” Mr. Asprinio said in a news release. “I wanted to open a very special restaurant with a chic, urban feel for the residents of Tequesta and Jupiter Island.”
Mr. Asprinio tapped Aaron Black as the executive chef and partner.
Menu items include Hamachi Carpaccio Aguachile, Hand-Cut Steak “Chartare,” Key West Pink Shrimp Cavatelli, Filet Mignon “Oscar” Surf & Turf, Golden Cauliflower “Chop,” and the local fresh catch that is served with cotija polenta and Sauce Américaine. Stage Kitchen to host James Beard luncheon
Stage Kitchen & Bar will host a special lunch at noon Monday, March 6, to celebrate Palm Beach County’s 2023 James Beard Foundation “Best Chef: South” nominees.
Cooking together for the first time will be: Cindy and Jeremy Bearman, chefs and owners, Oceano Kitchen; Rick Mace, executive chef and owner, Tropical Smokehouse; Lojo Washington, chef and owner, Queen of Sheeba; and Pushkar Marathe, executive chef and owner, Stage Kitchen & Bar, and the Stage culinary team. Each chef will be responsible for one of five courses, taking diners on a culinary journey with each course showcasing that chef ’s point of view.
The five-course menu is $120 per person (includes tax and gratuity); a wine-pairing suggestion will be offered for an upcharge.
All net proceeds from the luncheon, held in partnership with The Palm Beaches, will be donated to the James Beard Foundation and World Central Kitchen.

TEQUESTA — The skyline along Tequesta’s beachfront is changing, and the construction of the 10-story SeaGlass complex near Coral Cove Park is only one part of it.
The next changes will occur closer to Cato’s Bridge, where developers are planning to build new luxury condominiums on the site of two older buildings.
Two Miami-area developers this summer acquired the Regency condominiums at 250 Beach Road for about $100 million. They have informed the village that they want to build 34 residences at the site, all with more spacious floor plans than the 40 there now.

The Tequesta village council on Oct. 13 approved plans for a similar transformation just to the north at the Island House building at 300 Beach Road, where the same team is set to build The Savoy Jupiter Island, a 10-story building with 26 condo units.
The existing Island House Southeast building has 27 condos.
Those developers, Jeffrey Soffer’s Fontainebleau Development and Perko Development, also are partners in the SeaGlass and Savoy Residences on Beach Road, immediately north of the Regency site.
As its name suggests, Soffer’s firm also owns one of South Florida’s signature hotel properties, the Fontainebleau Miami Beach Resort.
The Regency, Savoy and SeaGlass buyouts are indicative of a larger culture shift in the area, as luxury developers look for places to land in a rapidly growing Palm Beach County: a step toward replacing existing older structures with newer, more marketable ones.
According to former Tequesta Mayor Abby Brennan, the buildings at 300 and 250 Beach Road are outdated. And rent doesn’t currently reflect the skyrocketing property values of the beachfront properties. The goal in these projects is to make the building quality match the property value.
“It is such a welcomed change, in my opinion,” Brennan said. “The two buildings [will be] in the same place where other buildings were already. I believe that they’re higher, but still within code.”
SeaGlass spans two parcels which once were home to the Blowing Rock Club condominiums and a residence owned by the Roman Catholic Pontifical Institute for Foreign Missions. When work began in 2019, SeaGlass’ 21 residences each were expected for prices near $5 million.
Prior to approving these acquisitions, the Village Council held a workshop with residents of the Beach Road Corridor and the Village to hear their concerns and ideas on June 29.
This mile-long strip of South Beach Road is evolving and experiencing redevelopment, according to the village’s recap of the workshop. Of the 12 condo buildings along this corridor, only one was built as late as the 1990s. The other 11 are older, dating to the 1960s.
While the village said SeaGlass is nearly complete, it’s unclear how quickly change will come to the other sites along Tequesta’s beachfront.
The Savoy at 300 South Beach Road only needs a building permit to proceed, Village Manager Jeremy Allen said.
The developers only have made a conceptual presentation on their plans for the Regency site at 250 South Beach Road. They are working with the Jupiter consulting firm 2GHO on the project.
“I find (the developers) to be very receptive to what council is saying,” Brennan said. “I think that’s what we have had in Tequesta. Responsible developers, who will come into council with a conceptual design and then listen to what council has to say…I find that exceptional, quite frankly, because that’s not the way it is in every community.”
Tequesta’s Development Review and Planning and Zoning committees would need to approve the work before it would reach the village council for site plan approval, Allen said. “This process has not been initiated.”

UPDATED, Aug. 22, 9:45 a.m.: Jeffrey Soffer’s Fontainebleau Development purchased all of the units of a 53-year-old beachfront condo building in Tequesta, likely planning a new luxury project.
Property records show an affiliate of Aventura-based Fontainebleau Development paid about $100 million to acquire the entire Regency Condominium, at 250 Beach Road on Jupiter Island, in northern Palm Beach County.
Motcomb Estates, an investment vehicle for billionaire brothers Simon and David Reuben, who have worked with Soffer before, provided the developer with an $80.5 million loan. (In 2020, Reuben Brothers acquired a 25 percent stake in Soffer’s JW Marriott Miami Turnberry Resort & Spa.)
The Jupiter Island acquisition breaks down to about $2.5 million per unit for the 40-unit, eight-story building that was completed in 1969, which is a high price for a bulk condo purchase.
Phil Perko of Perko Development Partners is Fontainebleau Development’s partner on the deal. Perko, who has worked with the developer on its other two Jupiter Island projects, led the bulk condo acquisition and will work on project entitlements for the Regency condo site.
With control of the condo association, the developer terminated the condo, a required step in order to move forward with redevelopment. Sheryl Kass, general counsel at Fontainebleau Development, signed the termination.
Soffer’s firm, which owns the Fontainebleau Miami Beach resort, has two other luxury condo projects in the works nearby on Jupiter Island: the 10-story, 21-unit SeaGlass Jupiter Island, expected to be completed this year, and the planned 10-story, 26-unit Savoy Residences at 300 Beach Road, which is next to the Regency property. Prices for new units at the Savoy project start at $12 million.
Brett Mufson, president of Fontainebleau Development, declined to comment on the company’s plans for the Regency site.
Developers have long used bulk buyouts to take control of associations and eventually redevelop waterfront properties into luxury condo projects, but the trend has become more common following the deadly condo collapse in Surfside. The tragedy highlighted issues that older buildings often face, which can become too costly for unit owners, especially those on fixed incomes.
In those situations, sellers often make much more money than if they had sold their units individually. At the Regency Condominium, units traded for between $475,000 and $815,000 from 2020 to last year, according to Zillow.
Soffer completed a similar process at the properties where he is now building SeaGlass and plans to build the Savoy Residences, records show. On July 21, the town’s planning and zoning board recommended approval of Fontainebleau Development’s Savoy project. The village council will vote on it next.

A company led by billionaire developer Jeffrey Soffer filed plans to demolish an oceanfront condo in Tequesta to build a luxury condo.
This would be the third beachfront condo in the Palm Beach County town for Soffer, the head of Aventura-based Fontainebleau Development, and partner Phil Perko of Jupiter.
The Village Council will view the preliminary plans Sept. 8 for the 3.3-acre site at 250 Beach Road. The developer, through 250 Beach Road Development, bought out the 40-unit Regency Condominium from the individual owners for a combined $100.5 million in August and terminated the condo association. That condo was developed in 1969 and had been undergoing repairs in recent years.
The new condo would have 34 units in 10 stories. They would range from 4,155 to 5,424 square feet. Amenities would include an oceanfront pool, a paddle ball court, a kid’s club, a kitchen and dining room, and a barbecue area. There would be two private pools on the roof.
According to the application, the project would cost $62 million to develop.
“The beauty of the area with Jupiter Island, the community of people, and the way of life up here, that is what it’s all about,” Perko said. “It’s a great place to be with your family and friends.”
Miami-based Arquitectonica designed the project. George Gentile of Gentile Holloway O’Mahoney & Associates in Jupiter is the lead planner.
Soffer and Perko are building the SeaGlass Jupiter condo after buying out and demolishing a smaller condo along the beach. In 2021, Soffer’s firm bought out a 24-unit condo on the beach and he recently proposed replacing it with a condo called the Savoy.
Since the collapse of the Champlain Towers South in Surfside in June 2021, there has been more pressure on condo associations across Florida to repair damage and catch up on deferred maintenance. That has spurred some owners of older condos to sell out in bulk to developers. Given the surge in values for new condos on the beach in Palm Beach County, developers are willing to pay top dollar to obtain development sites on the sand.

“If you’re buying a home (today), you’re in a really good spot to not have multiple offers and the craziness that we’re used to seeing the last two years,” said Tequesta real estate agent Holly Meyer Lucas.
With the recent news of the fed raising the interest rate by more than a half percentage point to try to slow inflation, the mortgage rate followed suit, so many prospective buyers are now adjusting their budgets since the cost to borrow money is going up. It’s up over five percent for the first time in over a decade.
"I do not expect moves of this size to be common,” Federal Reserve Chairman Jerome Powell said earlier this month.

But some good news for buyers. Shannon Pokorski, the contract manager in Meyer Lucas’s office, says sellers have gotten more realistic.
“Six months ago, they could shoot for the stars as far as pricing went. And a lot of times we could reach that or get even above ask. Whereas now, okay, looking at all the comps in the neighborhood,” she said.
Even as rates have gone up, people are still flocking to Florida. Meyer Lucas and her team recently secured six contracts for people moving here from out of state.

“The shift that we’re seeing in our market is happening. How extreme it’s going to be this time around remains to be seen, but locally in our market, because so many people are relocating here, that supply and demand is still going to be out of balance,” Meyer Lucas said.
