New York galleries flock to lower Manhattan’s Tribeca

New York City is one of the biggest capitals of the art world, and as such, it’s home to hundreds of galleries, which have a history of clustering together in just a handful of neighborhoods. Over the years, the city’s gallery districts have included Midtown, Soho and Chelsea, among others. New York City is one of the biggest capitals of the art world, and as such, it’s home to hundreds of galleries, which have a history of clustering together in just a handful of neighborhoods. Over the years, the city’s gallery districts have included Midtown, Soho and Chelsea, among others. Now, most recently, that includes Lower Manhattan’s Tribeca.

Many New York galleries sign 10- to 15-year leases. But once their leases expire, many gallery owners find that the community they’ve called home for years has completely transformed — often pushing or pricing them out.

Stefania Bortolami experienced this firsthand. She moved her gallery to a former warehouse in Chelsea in 2010 after 5 years in another space in the neighborhood. Art galleries like Bortolami’s helped gentrify Chelsea over the next several years. Eventually, the gallery’s building was redeveloped into office spaces, and Bortolami was forced to look elsewhere.

“One thing that I noticed is that in this particular area of Tribeca, there was nothing. It was really kind of empty,” said Bortolami, who moved the gallery to the Lower Manhattan neighborhood in 2017.

Bortolami remembers only about eight galleries in Tribeca during one of her first events. Now, there are around 60 — much of that growth occurred in the last few years, according to a March Artnet News analysis.

Now, crowds of art collectors and tourists weave through Tribeca’s cobblestone streets to check out the area’s dozens of gallery openings on the weekends.

Jonathan Travis, a real estate broker and visual art aficionado, is one of the key figures behind the influx of galleries in the area. He’s negotiated about 35 Tribeca gallery leases.

He said gallerists are attracted to Tribeca for its subway accessibility, the possibility of getting more space for the money compared to other art districts, and the number of ground-level commercial spaces that are often landmarked.

Travis also mentions galleries love its “old school neighborhood, New York feel,” which is becoming a rarity as more glass and steel structures appear around the city.

“So when you put all those pieces together, it made a lot of sense from a lot of different perspectives of why this neighborhood became the next kind of major gallery hub in New York,” Travis said.

But now that the pandemic is over and the neighborhood is more popular, there are fewer deals on rent.

Still, more galleries are expected to arrive in Tribeca this year, including one run by James Fuentes, a New York native who has always been fascinated by gallery migration and the city’s architectural history.

“I’m excited about showing art in Tribeca in this cast iron building that has wood floors and tin ceilings and this kind of nostalgic architecture that I’ve always loved,” he said of his new space.

Fuentes’s Tribeca rent is almost twice as much as his Lower East Side location. But he’s getting about 800 more square feet and predicts that his business will double due to foot traffic.

“So that rent increase is totally worth it,” he said.

That’s because a cluster of galleries is attractive to potential art buyers, critics and the like who prefer to see a lot of art in one trip.

But not everyone has been able to stay in Tribeca to enjoy the recent boom.

Magdalena Sawon co-runs and co-founded Postmasters. The 38-year-old gallery specializing in digital art like video and NFTs was financially impacted during the pandemic. After nearly a decade in Tribeca — it moved in even before the wave Bortolami was a part of — the gallery had to leave the area last year.

“In Tribeca, you have glorious spaces for which prominent and financially stable galleries — they can afford that much easier than us,” she said.

But 2022 wasn’t the first time Postmasters had to relocate. The gallery has arguably been an early adopter in each of its previous locations from the East Village, Soho to Chelsea. And now?

“We essentially work nomadically,” said Sawon, who finds empty spaces throughout the city for specific exhibitions and rents them short-term.

While the gallery now doesn’t have an extended brick-and-mortar presence, Sawon believes good art can survive any space, maybe even any location.

For the remaining 60 or so galleries in the area, they too could face potential relocation down the line. “We all have 10-, 15-year leases,” Bortolami said. “And once the leases finish, we have to see how the landlords behave.”

But at least she won’t have to worry about that until 2031.

It was followed by David Bouley’s acclaimed Brushstroke, and later, two-Michelin-starred Ichimura at Uch?, among others.

Now, with the help of Rahul Saito and Kuma Hospitality Group behind Tribeca’s one-Michelin-starred modern French l’Abeille, the swankiest of Ichimura’s restaurants opens Tuesday, June 20. Sushi Ichimura, a 10-seat Tribeca slip at 412 Greenwich Street, near Laight Street, displays an East-meets-West aesthetic shaped by Ichimura and Brazilian designer, Marta Carvalho. The space is going for warmth as well as “Tribeca’s old warehouse feeling,” says Saito, with details like a 200-year-old wood-slab bar; a 400-year-old gold leaf-covered screen from the 16th century depicting ancient text, the Tale of Genji; and high-end plate ware, some 150-year-old antiques, with others made by Shiro Tsujimura, one of Japan’s most prominent ceramic artists.

The sushi master who helped fine-tune the Stateside practice of aging fish for modern diners has crafted a menu that includes fish from Hokkaido and elsewhere around Japan, along with wares from suppliers at the Toyosu Market, with many items unavailable in the United States.

The high-dollar, luxe 20-course omakase — listed on Resy at $850 for two before tip — starts with seasonal appetizers such as his mochi rice cracker filled with Hokkaido Bafun uni and Kaviari caviar, followed by over 12 courses of aged nigiri sushi and temaki, as well as otoro. Dessert might be ice jelly made with fruits and vegetables along with Japanese-style tea desserts.

Ichimura started in New York well before omakase counters have been vying for space in the restaurant landscape, with high-dollar dazzlers like Noz 17, 69 Leonard, and Ginza Onodera among them. “It’s a crowded space,” says Saito, who points out, “among great sushi chefs in New York, everyone’s doing something slightly different.”

And while Ichimura has been a fixture in New York’s restaurant scene, it was a little over a decade ago that New York Times critic Pete Wells wrote about Ichimura at Brushstroke, suggesting that his work led us to challenge the commonly held belief that “the finest sushi is the freshest,” in describing how Ichimura cured fish in salt or vinegar. He also noted that Ichimura’s method for seasoning rice “may ruin other sushi for you.”

Sushi Ichimura is open Tuesday through Saturday with seatings at 5:30 and 8:30 p.m.

The popular gossip site Deuxmoi recently spilled some tea about Jessel, which sheds light on why she had no idea about Tribeca. Apparently, the RHONY star’s New York pad is rented, and she only moved to NY weeks before filming started. In other words, the streets are saying she up and moved her family from Dallas, Texas, just to be part of the show.

Of course, she laughed off the rumors, joking that her husband and children were rented, too. However, she didn’t deny them. And now we know why.

According to The Sun, Jessel and her family moved into their apartment in September 2022, just weeks before filming began in October. Apparently, their NYC apartment had been on the market since July before being taken down in September.

Before moving, the family purchased a $1.4 million home in Dallas, Texas. And as of March 2023, it’s listed for sale for a whopping $1.9 million.

Now that Jessel is cast on the show, their family plan may be to ride this Bravo wave out until they can no longer. If that’s the case, we can’t fault Jessel for leaping at this opportunity. However, we are curious how she fits into this group.

Between January 2018 and January 2023, Sanitation inspectors dinged Swift, 33, for failing to clean the area in front of her building, having a dirty sidewalk, and improperly disposing of garbage.

Over the years, the unsightly stream of grime has included piles of newspapers, bottles and cardboard; napkins and wrappers; and “scattered ashtray contents” and a cigarette carton, according to the summonses.

“She doesn’t care about leaving trash out,” one 22-year-old dog walker told The Post, while just a couple of smushed cigarette butts dotted the area in front of the 27-foot-wide townhouse on the cobblestoned block. “I think she’s more focused on her multi-million dollar tour that’s bankrupting all her fans.”

A rep for Swift declined to comment.

The chichi pad was previously occupied by former International Monetary Fund director Dominique Strauss-Kahn, who rented in the building for $50,000 a month while under house arrest in 2011 for allegedly sexually assaulting a hotel maid, although the charges were dropped later that year.

After Swift purchased the townhouse, she converted it into private entrance for her sprawling penthouse in the condominium next door, at 155 Franklin St., where she has spent nearly $30 million on three units.

While both buildings have received sanitation tickets, the condo association at 155 Franklin St. is responsible for maintaining the area in front of its building.

Swift is solely responsible for keeping the space in front of her townhouse clean.

Several Swifties defended their idol’s reputation, blaming the garbage pile-ups on the paparazzi and fans who regularly camp out on Franklin for a fleeting glimpse of the beloved celebrity.

“It’s probably the fans waiting for her and smoking while they’re bored,” Christine O’Connor, 33, said. “She doesn’t even smoke!”

David Aldea, Swift’s one-time landlord at 23 Cornelia St., was surprised to hear about his former tenant’s messy situation.

“She was nothing but a perfect tenant the entire time and lovely to deal with,” said Aldea, a former Soho House executive. “I have nothing but positive things to say about her.”

City records show since purchasing the townhouse, Swift’s glorified mudroom and garage has racked up the most sanitation tickets of any building on the block.

“I’m not sure if [city inspectors] are doing it to everyone or if she’s being targeted,” Tribeca resident Rebecca Heller, 44, mused.

Now we have them: With the opening of Casa Carmen in Tribeca and, more recently, in Flatiron, Manhattan is home to destination worthy spots that highlight dishes from Veracruz....

Casa Carmen is named after Carmen Ramírez Degollado — known as Titita — an 84-year-old Mexico City restaurateur who runs one of the most recognized restaurants in Mexico City, what started as El Bajio and has become a chain. She was born in Xalapa, the inland capital of Veracruz state and is celebrated for her labor-intensive homestyle regional cooking. (Back in the day, chefs like Ferran Adrià of El Bulli in Spain, said of the original restaurant, “El Bajío, without any doubt, is the best restaurant of Mexican cuisine that I have been in in my life.”)

Fast forward many openings and more than a decade later, two of her grandchildren, Sebastián Ramírez Degollado and Santiago Ramírez Degollado, have opened Casa Carmen, a homage to their grandmother, first at 114 Franklin Street, near East Broadway, in April 2022; then in June 2023, the pair debuted a second restaurant with the same name at 5 W. 21st Street, near Fifth Avenue.

I recently visited both, and the decor is nearly identical. Both are comfortable and cavernous premises with a faint bronze glow, lined with barro negro clay pots from Oaxaca. The newer Flatiron space is a string of rooms leading deep into the interior, including some seating open to the street, while its Tribeca predecessor is a buttoned-up loft, with the barroom and dining room barely separated and a wall of windows at the end providing a view of greenery.

The menus, too, are nearly identical. While many Mexican restaurants in town offer some variation on red snapper Veracruz, the city’s signature dish ($35) here is different by a mile. A crisp-skinned branzino filet, in a sauce of sliced tomatoes, green olives, and caperberries, is as fresh as an ocean breeze with no chiles in sight.

Another unique dish with Veracruzano style is pollo con mole Xico ($28), attributed to a small town southwest of Xalapa, with a mole unique in its nuttiness and fruitiness. (I’m tasting prunes here.) It features a leg and thigh accompanied by yellow rice so good you might eat it first. If necessary, request more tortillas to sop up every drip of that sauce.

One Spanish-inflected dish from Veracruz is fideo seco ($15), a puck of delicate noodles dressed with avocados, crema, and Cotija cheese. But my favorite dish is garnachas orizabeñas, which references Orizaba, a mountain town famous for its volcano and its art nouveau palace. This market snack consists of four corn tortillas lightly fried, saturated with a light salsa verde, and topped with potatoes and shredded brisket, earthy and delicious.

The menu also features dishes from other regions of Mexico. Highlights for me were huauzontles ($29), an herb native to Mexico often seen here in bodegas, consisting of tiny clustered seed pods on long stems. The flavor is slightly bitter, and at Casa Carmen the vegetable is transformed into cushiony fritters and bathed in a light tomato sauce, like the one often seen with chiles relleno.

The flat huarache corn cake, which may have originated in Mexico City, begins with the usual oblong masa shape, slathers it with red and green salsa and queso seco, then drops on tender slices of ribeye steak like a collapsing line of dominos. Every bite is heavenly, and the steak arrives precisely done to order. The tongue tacos, on the other hand, aren’t particularly memorable, so skip ‘em.

Casa Carmen is not a place to avoid dessert: The churros ($13) arrive like straggly fingers sticking out of a brown mug, still warm and dusted with granulated sugar. Two thick sauces of caramel and chocolate invite you to dip, but I didn’t bother: The doughnuts are that good on their own.
