The Miami-based developer who recently bought land with permits for 210 vacation rental townhomes is going back to the drawing board to redesign the Kissimmee site.
MAS Development paid $4.8 million for the 14.4-acre site on Old Vineland Road, north of U.S. 192. The proposed Solamar development on Old Vineland Road had been owned by the same Houston developer, Fahad Al-Turki, since 2005. He had secured site development approvals from Osceola County for the project in early March but sold it to MAS Development later that month.
“We had building permits ready to be pulled,” said Dawn Michele Evans-Hall, with the planning and design firm Evans Group. “They are not proceeding with our plans. They are redesigning the project. I think they want to go smaller.”
Evans-Hall said MAS intends to construct a mix of one- and two-story units instead of the recently approved plan. “They’re from South Florida, so they feel like they have a different understanding of the market,” she said.
Attempts to reach officials at MAS were unsuccessful.
The Solamar site is one of two projects on Old Vineland Road going through a redesign.
Carlton Land President Jitendrakumar Patel, owner of the 7.2-acre site, had presented a high-density mixed-use concept to the county’s Development Review Committee last summer. The original vision called for up to 450 dwelling units, a mix of multifamily and age-restricted units with structured parking and 20,000 square feet of retail and commercial fronting on Old Vineland Road.
Earlier this month the design consultants from MEI Partners requested a new pre-application meeting to discuss a revised concept that calls for a surface-parked apartment complex with 274 units. The consultants noted that they had completed a market feasibility study, which didn’t support the higher density product or the retail use.

Shake Shack (SHAK) is betting big on drive-throughs — and seeing encouraging results.
At the 29th annual Goldman Sachs Retail Conference on Wednesday, Shake Shack CFO Katherine Fogertey told Yahoo Finance's Brian Sozzi that the company is still "very early" in this new format, "but what's very exciting is the sales potential that we have at drive-throughs."
Shake Shack, which originated as a hot dog stand in Madison Square Park, New York, has opened six drive-throughs so far. According to the company, each of the drive-throughs generated more than $80,000 in average weekly sales over the past four months ending in July, higher than the company-operated average.
By the end of 2023, the roadside burger chain plans to have at least 20-25 Shake Shack drive-throughs open, making up 20% of new locations added this year. In the second quarter alone, the company opened two drive-through locations in Castle Rock, Colorado, and Chesterfield, Missouri.
"We're building added convenience at touch points where our guests really want that, and we're also providing them a great in-Shack experience," Fogertey explained. "So if you're with your kids and you're in a rush, come through our drive-through, get your dinner, get your lunch. But if you want to hang out for a little bit longer with the family or with friends... come into the Shack. Hang out, eat. It's a great experience."
While foot traffic in urban markets, the core of Shake Shack's business model, is slowly coming back after a hit from the COVID-19 pandemic, that recovery is not coming at the expense of suburban stores.
In the second quarter, urban same-stores were up 19% compared to a year prior, echoing the levels of growth seen in the first quarter. Meanwhile, suburban same-stores sales were up 3% year over year, only slightly lower than the 4% gain in Q1.
"Throughout the entire pandemic, we've had a pretty resilient suburban business," Fogertey emphasized. "We didn't have nearly the same impact that we had in our urban markets, and it's been really exciting to see that momentum still hold, and we're still building on that, even with the urban recovery coming out here."

The Vineland Pigtail All-Stars are bringing a World Series championship to the city.
Vineland captured the 14U national title with a 2-0 win over Florida’s Longwood Impact at the Babe Ruth Tournament in Jensen Beach, Fla., on Wednesday.
Vineland went 6-1 at the World Series and avenged its only loss of the summer with the victory over Longwood.
"I have nothing but pure happiness for these girls," manager Bob Dickenson said. "This moment has been three years in the making. We kept this group together. They put in the hard work to get better and here we are, World Series champions."
Starting pitcher Nicole Ortega put together a masterful performance in the title game, scattering three hits and striking out 12. Ortega won the Most Valuable Player award for the tournament.
"It's just unbelievable, no words can describe it right now, it's just the best feeling," Ortega said by phone shortly after the title celebration.
Vineland pushed across two runs in the third inning. Emma Barbera tripled to the left-center field alley, scoring Jailyn Pumell with the go-ahead run. Brooke Dickenson followed with a groundout that scored Barbera.
That was plenty of offensive support for the left-handed Ortega, who didn't allow a runner past second base.
"(Ortega) is a gamer," Dickenson said. "I told her before the game I need that beast mode and that she needs to put this team on her back. That's exactly what she did.
"When we got those two runs, I felt at ease. I know Nic wasn't going to let them back in the game."
Vineland’s defense cut down a Longwood runner at home plate on a great throw by center fielder Ariana Torres in the fourth inning.
"That's a huge momentum-swaying play," Dickenson said.
Vineland will get some time to celebrate the victory in Florida. The manager said the team isn't schedule to fly home until 8 p.m. on Thursday.
