Shawn and I have the pleasure every year of being in Beachwood for their annual Fireworks spectacular on the 4th of July. Once again, we will be in Beachwood at Beachwood Beach. We always have so much fun playing our games and giving away prizes.

Independence Day is a day to celebrate with family with a lot of BBQs, family reunions, parades, picnics, and of course fireworks. The Fourth of July has been a federal holiday since 1941.

This year July 4th falls on a Monday so it will be a long weekend for most of us to enjoy the day.

I can not wait for this year's 4th of July Celebration. It's always such a great family time. Kids see me at stores and ask, "Are you going to play Hot-Potato this year"...it's a "huge" hit. I love it so much, "thank you".

And we can't forget about the "92.7 WOBM Shawn & Sue Super Scavenger Hunt". This is a crazy scavenger hunt right at Beachwood Beach. We hand out, literally hundreds of papers, with 10 different things to look for at the beach. One is always something with 92 and a 7 on a $5 bill or a quarter. Anything from a seashell with a crack to a red, white, and blue hair tie. It's always so much fun.

Skylight Real Estate Partners has closed its second transaction in Edgewater, N.J., Commercial Observer can first report.

The firm has partnered with PCCP to acquire Riello, a 20-story apartment building at 99 Gorge Road, for $130 million. Institutional investors advised by J.P. Morgan Asset Management provided $112 million in acquisition financing for the deal.

The transaction, which closed March 24, is Skylight’s second in the town. Following the company’s formation last year, it made its market debut with the purchase of Infinity Edgewater, a 100-unit rental property, in November.

“We are continuing to assemble an attractive portfolio of value-add, multifamily properties in our core markets,” Andrew Miller, a founding partner at Skylight Real Estate Partners, said. “With our long-standing relationships with partners like PCCP, and our current development pipeline, we believe we are well-positioned for continued growth and expansion in 2022.”

Sitting in an easily accessible, prime location in Edgewater, Riello features views of the Hudson River as well as the New York City skyline. The property comprises 226 one-, two-, and three-bedroom units, while building amenities include an outdoor swimming pool, a fitness center, a sauna and a steam room, a pet run and a barbecue area.

In between the two Edgewater, N.J., deals, Skylight made another acquisition, this time in the Edgewater neighborhood of Miami. “We’re only buying in Edgewaters!” Miller joked in an interview with CO earlier this year.

In the same interview, Miller described Skylight’s first Edgewater, N.J., deal on its own merits, but said the draw to the town was also a New York recovery bet for the firm: “When the office buildings fill back up, on the West Side of Manhattan and throughout the borough, people are going to need a place to live,” he said.

“We’ve been tracking Edgewater, N.J. for a long time,” he said this week. “There’s a major disconnect between supply and demand. It’s a very supply-constrained market, and those who have developed in Edgewater historically had very tight ties to the town, so it’s difficult to break in and to own a piece of it. The accessibility into New York City is amazing through the Edgewater Ferry and the Weehawken Ferry, which are both under 10 minutes away from the property, and also get you into Manhattan in about 10 minutes. You’re then five minutes from Hudson Yards. So, it was a complete play off of the West Side and Hudson Yards.”

Miller went on to say he believes that supply-constrained markets along New Jersey’s Gold Coast, such as Hoboken and Edgewater, will experience outsized rent growth.

With the Riello acquisition now sealed, Skylight and PCCP plan on implementing a substantial value-add program at the property, which was built back in 2004. The new ownership is planning a full renovation that includes brand-new building amenities.

As the town’s name suggests, Riello sits close to the water’s edge, almost on a cliff. “So, it has unobstructed views of the water, starting at the lobby, all the way up the tower,” Miller said. “It’s a pretty unique asset. In order to build it, there was a lot of work that went into blasting rock and — based on where construction costs are today — to recreate this would be very challenging. So we feel like we’re buying it below replacement cost, and there’s a tremendous opportunity to upgrade the building.”

“We are pleased to expand our relationship with Skylight Real Estate Partners through the acquisition of Riello,” Brian Haber, a senior vice president at PCCP, said in a statement. “This deal reflects our continued confidence in the Edgewater area, which remains a strong market with increasing demand.”

A JLL Capital Markets investment sales and advisory team led by Jose Cruz, Michael Oliver, J.B. Bruno, Steve Simonelli, Kevin O’Hearn and Mark Belenky represented Skylight and PCCP, as well as the property’s seller, Barings. JLL’s Michael Klein, Matthew Pizzolato, Gerard Quinn and Jake Moore negotiated the acquisition financing.

“We were excited to be a part of this one and help the Skylight Real Estate Partners and PCCP team continue to expand their portfolio in this area,” Pizzolato said. “This deal received tremendous interest from the lending community given the institutional sponsorship and their knowledge and proven track record to execute on this asset type in this submarket.”

The borough of Edgewater has given final approval to the Maxal Group’s plan to construct 1,200 high-rise apartments on the site of the former Hess Oil Company refinery, ending a costly, four-year legal battle in which borough officials were accused in a federal lawsuit of siding with rival developer Fred Daibes.

The planning board last week voted 6-0 in favor of the $500 million project, giving the Maxal Group the go-ahead to build three, 25-story towers on the Hess site, located at 615 River Road. The project is a scaled-down version of the original proposal, and resolves the federal lawsuit once and for all.

“We want to thank the Planning Board for granting us the approvals that we have long sought,” Bruce Sturman, the managing director of the Maxal Group, said in a prepared statement. “We look forward to bringing a sophisticated, quality complex to Edgewater.”

The developer plans to convert the existing pier, once used by Hess for barges, to create ferry service to Manhattan. There will also be 20,000 square feet of commercial space at the high-rise complex — scaled down from 60,000 square feet originally proposed — plus construction of a two-acre park and access to the Hudson River Walkway.

The deal calls for the developer to deed five acres of the property to Edgewater for construction of either a school or recreational facility. Edgewater officials cited the potential for school overcrowding when they opposed a larger version of the project in 2015.

The borough’s consultant, Benecke Economics of Riverdale, estimates the project will increase school enrollment by 143 children once it is complete. Borough Administrator Gregory Franz said it’s too early to tell whether it will be necessary to build a new school.

Of the 1,200 units, 180 are being set aside as affordable housing. Once complete, Edgewater estimates it will collect about $4.4 million annually through a tax break granted to the developer known as a Payment in Lieu of Taxes, or PILOT.

The 19-acre site on River Road is one of the last large chunks of land on Jersey side of the Hudson River that is available for redevelopment. Hess shut the refinery in 2013 and the Maxal Group bought the property a year later for $26 million and has been trying to redevelop it ever since.

The developer, 615 River Road Partners, initially proposed building five towers with more than 1,800 units and 60,000 square feet of retail space. Edgewater balked at the plan, and in 2017 moved to take the property through eminent domain to build a public works yard and parking.

That move prompted 615 River Road Partners to file a civil rights suit in U.S. District Court. The suit alleged the developers had been denied a fair hearing in Edgewater because borough officials were beholden to Daibes, the powerhouse developer who has done numerous high-rise projects in town, including the Alexander, the Saint Moritz and Mariner’s Landing.

Daibes denied the allegation that he exerted any undue influence over borough officials. The lawsuit was settled in December 2019, giving the developer the green light for a scaled-down project to construct three towers and 1,200 units. But it still took two years for Edgewater to give its final approval.

Sturman said The River Road project is designed to create the maximum amount of open space to provide visual corridors to the Hudson River and New York City skyline. The project is being drawn up by FXCollaborative of New York, the architectural firm that designed the New York Times building in Manhattan and the Northside Piers on the Brooklyn waterfront, Sturman said.

Local officials have signed off on a plan to revitalize almost 19 acres of land along the Hudson River, although a pending lawsuit still looms over the three-tower project.

Last week, Edgewater’s planning board granted final approvals to an application looking to rejuvenate a long-dormant parcel at 615 River Road. The property was owned by Hess Corporation and served as home to oil tanks for decades before it was purchased by 615 River Road Partners in 2014.

A thorough environmental remediation of the property was completed by Hess and the new ownership, but a lengthy battle ensued over the land. 615 River Road Partners filed a notable lawsuit against Edgewater in 2017, alleging that the town and local developer Fred Daibes were conspiring to block their previous plans for a major project totaling 1,800 residential units.

The case was eventually settled in 2019 and Edgewater declared the land an area in need of redevelopment last year. The buildout of the project is a joint venture between New York-based The Maxal Group and Denver’s Envirofinance Group.

The 1.2-million-square-foot development is designed by New York-based FXCollaborative, whose work includes The New York Times Building and several projects along the Brooklyn waterfront. The entirety of 615 River Road will include three 25-story towers, with two situated on the property’s northern side.

All of the buildings would feature sixth-floor outdoor terraces, with 20,000 square feet of retail space split between the structures. Sprinkled among the 1,200 one-, two-, and three-bedroom apartments will be 180 affordable housing units.

The structures will collectively provide 40,000 square feet of amenities for residents and the three buildings will include a total of 1,300 parking spaces, 15% of which will have electric vehicle charging stations.

Public amenities at the project will include a two-acre park dubbed Edgewater Green and a waterfront walkway connected to the borough’s existing river walk. The developers also plan to build a new ferry facility with service to New York and construct bus “super stops” that will create loading lanes for both north- and south-bound buses along River Road.

615 River Road faced some local opposition from residents since first being proposed last year, but the approved plan could provide some relief in the borough’s classrooms. A five-acre parcel on the western side of the property that straddles River Road will be deeded to Edgewater and is being set aside as the possible site for the construction of a new school.

“We want to thank the Planning Board for granting us the approvals that we have long sought,” said Bruce Sturman, a Managing Director of The Maxal Group. “We look forward to bringing a sophisticated, quality complex to Edgewater.”

While Sturman noted in the company’s release that the venture can begin applying for building permits as soon as possible, a legal matter at the property remains unresolved. The neighboring borough of Cliffside Park and the nearby SoJo Spa Club filed lawsuits against Edgewater and the developer in August and September last year, claiming the borough improperly designated the land as an area in need of redevelopment.

Those cases have since been consolidated into a single suit, but the complaint is still listed as pending in Bergen County court.

Skylight Real Estate Partners, in a joint venture with PCCP, acquired Riello, a 226- unit apartment building in Edgewater, for $130 million, according to a Monday announcement from the New York-based firm.

The deal marks Skylight’s second acquisition in Edgewater, and its second joint venture with PCCP. JLL Capital Markets represented Skylight and PCCP, as well as the seller, Barings.

Institutional investors advised by J.P. Morgan Asset Management provided a $112 million acquisition loan that will allow the joint venture to execute its business plan.

“We are continuing to assemble an attractive portfolio of value-add, multifamily properties in our core markets,” said Andrew Miller, founding partner at Skylight Real Estate Partners. “With our longstanding relationships with partners like PCCP, and our current development pipeline, we believe we are well-positioned for continued growth and expansion in 2022.”

Located at 99 George Road, the 20-story building consists of one-, two- and three-bedroom units with generous layouts and ample space averaging 1,200 square feet per unit. Other features include granite countertops, stainless steel appliances, hardwood floors, open-concept kitchens and walk-in closets. The building also features amenities such as an outdoor swimming pool, a 24-hour fitness center, sauna and steam room, covered garage parking, children’s playroom, business center, bike storage, pet run and barbecue area.

“We are pleased to expand our relationship with Skylight Real Estate Partners through the acquisition of Riello,” said Brian Haber of PCCP. “This deal reflects our continued confidence in the Edgewater area, which remains a strong market with increasing demand.”

The building overlooks the Hudson River and offers residents panoramic views of the New York City skyline. Located less than 2 miles from the NY Waterway and 3 miles from the George Washington Bridge and Lincoln Tunnel, residents have convenient access to New York City, and nearby access to surrounding freeways.

The JLL Capital Markets Investment Sales and Advisory team representing the seller and buyer was led by Jose Cruz, Michael Oliver, J.B. Bruno, Steve Simonelli, Kevin O’Hearn and Mark Belenky. Additionally, Michael Klein, Matthew Pizzolato, Gerard Quinn and Jake Moore led the JLL Capital Markets Debt Advisory team representing the buyer with their acquisition financing.

“We were excited to be a part of this one and help the Skylight Real Estate Partners and PCCP team continue to expand their portfolio in this area,” Pizzolato said. “This deal received tremendous interest from the lending community given the institutional sponsorship and their knowledge and proven track record to execute on this asset type in this submarket.”

Skylight Real Estate Partners acquired a 100-unit mixed-use building in Edgewater in November.
