The Collier County Planning Commission voted unanimously Thursday to approve that the 5.4-acre parcel be rezoned as a commercial planned unit development to make way for what will be known as Ariva Plaza. The Board of County Commissioners will decide the issue at a later date.
The retail center is proposed for one of the intersection quadrants known as the Everglades Boulevard and Golden Gate Boulevard Neighborhood Center, designated by the Golden Gate Area Master Plan to concentrate on new commercial zoning to provide goods and services to the surrounding area. The northwest quadrant is an already developed 25,000 square-foot retail center known as Everglades Square, anchored by Everglades Food Mart, while 7 Food Mart & Tortilleria is expected to open soon on the northeast corner.
“The idea of what we’re trying to do on the broader basis throughout the county is bringing goods and services that are demanded by households in a better special relationship to where those households exist,” Collier County Planning Manager Mike Bosi said. “That’s to improve our transportation network, improve our environmental qualities and quality of life for the individuals.”
The new zoning would allow for a maximum of 30,000 square feet of commercial area, but specific plans are unknown at this time. The purpose of adding this development is to serve those in the Estates community who travel longer distances than average for typical commercial needs. With surrounding residents in mind, there will be a 75-foot indigenous tree preserve between the commercial and residential zones, as instructed by the county’s master plan.
New neighborhood centers within other parts of the Golden Gate Estates may be added as the area’s population becomes denser and there is a higher desire for shorter trips to receive goods and services.
“I believe there are enough centers in the plan that the market has now finally started to recognize those locations and take advantage of those locations,” Bosi said. “So, as we move forward, I think you’re going to see more of these requests and that’s only a better means to the overall quality of life within the Estates.”

A: Many more businesses plan locations at Founders Square, the mixed-use development on the southeast corner of Immokalee Road and Collier Boulevard. The joint effort by Barron Collier Companies, Trinity Commercial Group and Metro Commercial includes The Pointe at Founders Square restaurant-centric retail hub, a self-storage business, Physicians Regional Medical Group offices and The Pearl Founders Square 400-unit apartment community.
Still under construction in the center of the development is The Plaza at Founders Square retail strip that will be anchored by Sunshine Ace Hardware, while a 7-Eleven convenience store, gas station and car wash are being built on the first of six outparcels along Immokalee Road.
Opening next front and center in The Pointe will be South Street City Oven, Bar & Music. A few inspections must occur still before it can open, but the grand opening is expected on Sept. 15, said Diana Pleeter, who co-owns South Street with her husband, Bruce. “We got approval for our seating license, which is a huge hurdle,” she said, noting that concerts featuring The Black Moods, an Arizona-based rock band, are already planned there for Sept. 16 and 17.
“We’re super close. I’m so excited,” Mrs. Pleeter said. “It’s absolutely amazing. It’s my husband’s vision. It is a really, really awesome place.”
It will be the second location for South Street, which has a full bar and restaurant on the corner of Goodlette-Frank and Pine Ridge roads in Naples. The new 6,100-square-foot venue is similar in size to the original but seems bigger because it is one large open area instead of the initial location’s separate spaces for the bar and the Tippling Room.
The Pointe unit between I Heart Mac and Cheese and Fuji Sushi Bar & Asian Bistro originally was going to be Slicers Hoagies, but that unoccupied unit is still available to lease. “We’re close to making a deal on that last space at The Pointe,” said Eric Mallory, executive vice president of Metro Commercial.
The Plaza, the adjacent retail strip under construction, also is nearly fully leased. “We have about 9,000 square feet left,” Mr. Mallory said.
Sunshine Ace remains on target to open its 12th store on the eastern end of The Plaza in the first quarter of 2023. “The shops should be shortly thereafter,” Mr. Mallory said. “I think Ace is going to be about a month ahead of the shops.”
Other units leased in The Plaza include two restaurants, a fitness studio and a wellness center. Anchoring the western end of The Plaza will be 110 Grill, a restaurant serving modern American cuisine in a trendy, casual atmosphere. It will be the first of many Southwest Florida locations for a Northeastern dining concept named after Route 110 where it launched in Massachusetts. The 6,200-square-foot restaurant will have a horseshoe-shaped bar and a large patio with a fire pit. The 110 Grill probably will open in July or August of next year, said Jeff Doward, regional director with the RAVentures franchise group.
Havana Libre Cuban Cuisine, a local restaurant owned by Angel Madera and his family, also is coming to The Plaza. The Maderas, who immigrated from Cuba to the United States in 1995, have operated Havana Libre in Golden Gate Center on Golden Gate Parkway since 2017. Their new 4,000-square-foot location, which Mr. Madera expects to open near the end of January or in February, will have a full bar and outdoor dining. “Basically, we are going to double the size,” he said. “I’m very excited.”
Restore and Spenga are two self-improvement businesses coming to The Plaza. Restore is a hyper wellness center with cutting-edge services such as cryotherapy, IV drip therapy and an infrared sauna. The chain has a location on Naples Boulevard in North Naples and another coming soon to Estero Town Commons.
Spenga plans its second area fitness studio after opening a location last year in Neapolitan Way in Naples. Its workout sessions include a combination of spin, strength training and yoga. Spenga plans as many as three more locations in Lee County.
Four of the six outparcel lots fronting Immokalee Road in Founders Square are already claimed. 7-Eleven is the only one that has broken ground so far. It is targeted to open in late October. Also previously reported, but yet to begin construction, is a branch of Dallas-based First Foundation Bank, which acquired Naples-based First Florida Integrity Bank in December.
Two restaurants will have freestanding locations on either side of 7-Eleven. Building on its original location in Naples and a second under construction on Bonita Beach Road, Lake Park Diner will be built on the outparcel nearest The Pointe.
Adjacent to the Immokalee Road entrance into Founders Square, Kelly’s Roast Beef plans a drive-thru restaurant. It will be one of the first franchises for a popular fast-casual concept in the Boston area known for its roast beef sandwiches and lobster rolls.
Two more outparcels are still available along Immokalee Road. “We just have a few more spaces in The Plaza and a couple of outparcels, so limited spaces are available,” Mr. Mallory said.
This summer, Outback Steakhouse, Crisp & Green and Gulf Coast Orthodontics opened at The Pointe while Salon Bellezza plans to relocate this month from across the street in the Shoppes of Pebblebrooke. They joined a half-dozen businesses that already opened this year in The Pointe that includes Collier Urgent Care, Fuji, I Heart Mac and Cheese, Luxury Nails & Spa, Skillets and Tacos & Tequila Cantina.
Some confusion has been generated by many people assuming that The Pearl Steak & Seafood Restaurant is coming to Founders Square because they see The Pearl listed on the monument sign near the main entrances on Collier Boulevard and Immokalee Road. But it’s The Pearl Founders Square luxury apartments not The Pearl restaurant, which has operated for four years near the southwest corner of Airport-Pulling and Vanderbilt Beach Roads in North Naples. ¦

SARASOTA, Fla — This year's 2022 Atlantic Hurricane Season has kicked off and Tampa Bay area tree trimming service providers said they are getting booked and busy already.
Part of preparing for a busy hurricane season includes making sure yards are a safe zone by getting large and weak trees trimmed or removed. That's why tree trimmers were out working on trees in neighborhoods in Sarasota, and homeowners specifically requested their service because of hurricane season.
The homeowners said they wanted to help minimize the risk to themselves and their neighbors when high winds from severe weather eventually arrive.
"Probably the second or third year we were here, we had two queen palms to the right of my garage and one of my queen palms was pushed over. Luckily there was no car in the driveway," said Bob Heidger, a resident in Sarasota.
Heidger said he has experienced 25 years of living through a hurricane season in the Palmer Ranch area of Sarasota.
He said in all those years he has learned a few hard lessons which he would not like to repeat.
"We have these Washingtonian trees that get very very tall and because of this hurricane season, I want to protect my neighbors. I want them trimmed," he said.
Heidger and some of his neighbors have called in tree trimming experts who urged that folks need to keep an eye on anything growing or looming close to their home.
"Keeping all of the big trees, the canopies raised up, thinned out a little bit, keeping all of the palm trees trimmed," said Josh McBride of Professional Tree Guy Services in Sarasota.
Across town in the Gulf Gate Estates area, another tree trimming team tackled a large pine tree with signs of decay.
The experts said the browned pine leaves visible on one side were a good indicator that it was time for some work.
"The first to go is usually as Slash pine or Norfolk. This is a Norfolk pine. This particular tree is dangerous you know because it's got a lot of weak spots in it," said Joseph Hatina of Experienced Tree Service, also of Sarasota.
Experts said homeowners must take every safety concern seriously and should not wait until a hurricane is on the horizon to do tree preparations.
"I have had a lot of different problems where somebody thought a tree was safe and they didn't realize that inside the tree was actually a fungus," said Hatina.
"It's June 1, we're into it, better safe than sorry," added Heidger.
Local emergency management officials also advised that if homeowners have outdoor furniture or yard ornaments like gnomes and vases, it's best to take them inside or tether them down so they don't become projectiles during heavy winds.

Start with RomanSQ, which opened in February 2020. The restaurant’s name is pronounced “romanesque,” a nod to its exceptional Roman-style pizza.

And the crust itself is much sturdier than a typical floppy Neapolitan slice. The bottom of the pizza has a thick, crunchy texture that lets you hold it with one hand. Atop that layer, however, the crust remains airy and soft, almost like a focaccia.
You can pop into RomanSQ and select a variety of slices from the restaurant’s pre-made pizzas or grab a whole pie to go. Pizzas come in a “full tray” or “half tray” size. The former feeds eight, the latter four.
It’s not just the crust that makes RomanSQ’s pies special. The toppings are also first-rate. The shop’s “fra diavolo” pizza ($26 for a half tray) comes loaded with sliced red onions, mushrooms and banana peppers and guanciale—pork jowl that’s cured like bacon. The peppers provide a wash of subtle heat, while the guanciale tastes sweet and smoky. A pizza made with thinly sliced potatoes and Genovese pesto ($27) is subtler, but still creamy and delicious. When was the last time you experienced something new in a slice of pizza? RomanSQ will knock you out.
New seafood restaurants have also popped up. Brine Seafood & Raw Bar, for example, offers uncooked oysters and clams, plus ceviche, crab cakes and fish entrées. Or head to Seabar, a swanky new spot opened by the team behind the casual Gulf Gate Food + Beer pub.
Seabar is billed as serving “modern Pacific fare,” and it draws influences from Japan, Korea, Vietnam and China. Its Kung Pao octopus ($20) is meaty but tender and comes paired with black rice and roasted broccolini and coated with a sweet barbecue sauce. Seabar’s udon noodle bowl ($17), meanwhile, is stocked with shredded hanger steak, slices of pork belly, a poached egg, snow peas, lettuce and mushrooms. Both dishes fall on the sweet side, and I wish they had more spice, but Seabar shows promise. If you’re dining in, it has a creative cocktail menu, too.
Gulf Gate is also on trend with what are called “ghost kitchens,” shared commercial spaces where chefs can prepare food for delivery or takeout orders, with no seating or service.
Bootsy’s Pot Pies opened in the commercial food hub Your Culinary Place last fall. The company makes single-serving pot pies, plus macaroni and cheese, sliders and other comfort fare. Its basic chicken pot pie ($11) is fantastic. The filling is gooey and rich, with well-seasoned pulled chicken, plenty of hearty vegetables and a Chablis-flavored cream sauce. The crust is crackly and toasty. Better than your mom’s chicken pot pie? I’d wager yes.
