New businesses fill Shoppes at Vanderbilt in North Naples

New businesses that recently launched or are coming soon to the Galleria Shoppes at Vanderbilt have filled the available units at the North Naples lifestyle center.“We’ve really maintained over 90% occupancy here within the center over the past few years, and at this point now we’re at 100%, full capacity, which is great. It’s continuing to grow,” said P.J. Hill, leasing manager for the Shoppes at Vanderbilt, the sprawling commercial center on the northwest corner of Airport-Pulling and Vanderbilt Beach r...

New businesses that recently launched or are coming soon to the Galleria Shoppes at Vanderbilt have filled the available units at the North Naples lifestyle center.

“We’ve really maintained over 90% occupancy here within the center over the past few years, and at this point now we’re at 100%, full capacity, which is great. It’s continuing to grow,” said P.J. Hill, leasing manager for the Shoppes at Vanderbilt, the sprawling commercial center on the northwest corner of Airport-Pulling and Vanderbilt Beach roads.

Not only are existing units leased but a new multitenant space, Building 900, is under construction off Airport-Pulling Road near the center’s northeast entrance.

“It’s a great new building with an opportunity for some true roadside frontage,” Hill said. “We’re working on pre-leasing currently. It’s going very, very well. It’s going very, very quickly. We already have a few new tenants that have pre-leased the building. I have a few left. I anticipate as we get closer to completing the building that it will be leased up very quickly. So, I think it’s a great opportunity for some new tenants to come in and add to the eclectic mix of what we have currently.”

Built 15 years ago, the Shoppes at Vanderbilt offers a variety of tenants from quick-service and full-service restaurants to retailers and service concepts in a collection of at least a dozen buildings on more than 30 acres. The master-planned center also hosts Vanderbilt Farmers Market from 8 a.m. to 1 p.m. Saturdays. “It’s still the largest market in North Naples. It’s huge,” Hill said. “It’s booming every Saturday.”

The entire center is booming with the area’s population. After rocky beginnings that saw it change hands a couple of times over the years, the center is hitting its stride with a growing tenant lineup anchored by Naples Family Fitness center and the newly expanded True Fashionistas consignment store.

Last week, At Faro introduced a store of handmade furniture and accessories. The business offers guests a glass of Tuscan wine or a cup of Colombian coffee while they peruse their exclusive pieces.

Premier Tackle opened shop Dec. 12 in one of the new units created next to True Fashionistas. The fishing tackle shop joins the neighboring Sunset + Pine sustainable kids’ clothing boutique, which debuted in October. That same month, Budding Chef’s culinary classes also started cooking in a local studio that provides hands-on instruction from a professional chef.

Meanwhile, new businesses are coming in the next few months to other units vacated there in 2022. Nautical Bowls, a chain with a menu of superfoods that recently launched a regional location in Coconut Point, is opening another eatery soon in the Shoppes at Vanderbilt.

Imperio Taqueria is moving into the former space of Vampire Penguin, which closed last May. The Cruz family of Golden Gate Estates is in the early stages of their buildout so it may be a few months before their eatery opens, Hill said.

“They’re going to be a family-owned, locally-owned and -operated full-service Mexican restaurant,” he said. “They started their businesses doing farmers markets and food trucks and things of that nature and have been very, very successful and they want to come together and this is their first, official brick-and-mortar.”

Paradise Indoor Golf is gearing up to tee off in 2023 in a large space vacated earlier this year by the Havana Blue Cuban Cuisine & Lounge. The new local business will offer full-service golf simulators to drive, putt or play full games of golf, Hill said.

“That’s going to be a great, fun concept. They plan to do a membership-based structure with a walk-in capability, as well, and there will be food and drinks there, too,” he said. “It’s this individual’s personal dream of his. It’s something he’s going all in with and he really plans to knock it out of the park.”

More new tenants will be coming in 2023 to the new six-unit building under construction.

“We’re going to be bringing in a Crave cookies franchise. It’s similar to Crumbl. It’s going to be exciting,” Hill said. “I’m working currently with a high-end fashion designer and Murano glass retailer as well. We expect some additional retailers there; service concepts, as well. We’re leaving that pretty open and we’re welcoming all opportunities and all different concepts.”

After Building 900 is unveiled, one vacant parcel remains along Vanderbilt Beach Road.

“Once that building’s completed and leased, we’re going to be continuing our development,” Hill said. “The following year, we’ll have another building going on the parcel next to CVS. That will be another mixed, stand-alone building with also true frontage to Vanderbilt Beach Road.”

A new retail center proposed for the southwest corner of Golden Gate Boulevard and Everglades Boulevard in Golden Gate Estates is closer to reality.

The Collier County Planning Commission voted unanimously Thursday to approve that the 5.4-acre parcel be rezoned as a commercial planned unit development to make way for what will be known as Ariva Plaza. The Board of County Commissioners will decide the issue at a later date.

The retail center is proposed for one of the intersection quadrants known as the Everglades Boulevard and Golden Gate Boulevard Neighborhood Center, designated by the Golden Gate Area Master Plan to concentrate on new commercial zoning to provide goods and services to the surrounding area. The northwest quadrant is an already developed 25,000 square-foot retail center known as Everglades Square, anchored by Everglades Food Mart, while 7 Food Mart & Tortilleria is expected to open soon on the northeast corner.

“The idea of what we’re trying to do on the broader basis throughout the county is bringing goods and services that are demanded by households in a better special relationship to where those households exist,” Collier County Planning Manager Mike Bosi said. “That’s to improve our transportation network, improve our environmental qualities and quality of life for the individuals.”

The new zoning would allow for a maximum of 30,000 square feet of commercial area, but specific plans are unknown at this time. The purpose of adding this development is to serve those in the Estates community who travel longer distances than average for typical commercial needs. With surrounding residents in mind, there will be a 75-foot indigenous tree preserve between the commercial and residential zones, as instructed by the county’s master plan.

New neighborhood centers within other parts of the Golden Gate Estates may be added as the area’s population becomes denser and there is a higher desire for shorter trips to receive goods and services.

“I believe there are enough centers in the plan that the market has now finally started to recognize those locations and take advantage of those locations,” Bosi said. “So, as we move forward, I think you’re going to see more of these requests and that’s only a better means to the overall quality of life within the Estates.”

You could say The Woven Home started out where many great ideas do—in a garage. Megan and Alex Uccello carefully stored their choice furniture finds there until online buyers from Facebook and Instagram came to claim them.

Now, three years later, the couple is quitting their trusty day jobs—Megan a bookkeeper, Alex as a banker—and plunging into business ownership with their new brick-and-mortar shop in Gulf Gate, also called The Woven Home.

What’s the significance behind the name? “When we got married we knew it was important to knit the home with things you love,” Megan explains. Plus, she loved interior design and as a child, often changed the position of her furniture, much to her mother’s chagrin.

As an adult, she and Alex wanted to save money and always went thrift shopping. Everything in their home, other than the headboard and plants, is thrifted.

“I was shocked at what I found for the price,” Megan says. “The used stuff was better quality than big box places selling new. So we started making relationships with estate sale people and nonprofit thrift stores and other small businesses along the way.” Those relationships became the source of many of the couple’s special finds.

Both born and raised in Sarasota, the couple aims to sell quality, gently loved furniture with a mind to keep pieces local, sustainable and accessible.

Furniture styles throughout the 13,00 square foot store include bohemian, coastal, post danish modern, midcentury modern and farmhouse.

“Our target market is not very wealthy. It’s people starting fresh and trying to make their house a home,” Megan says. “We typically work with people going to college and new, younger families moving to the area. We’re popular because we have unique, high-quality stuff available now.”

Those “available now” pieces gave them an edge amid lengthy furniture manufacturing delays that have suffused many industries since the onset of Covid. The pandemic is also part of how their online presence gained legs.

“When Covid hit, we started to grow because people couldn’t shop in stores. Since we were online, that boosted us up,” Megan says.

But it also has to do with Megan’s refreshingly staged photos, which catch the scrolling eye in a cinch with thoughtful, chic displays.

Their furniture styles are often made of organic materials like wood and rattan, which blend a cozy feeling with functionality. The couple doesn’t get into refinishing, since “that would bump our prices up. And we take photos of everything very specifically to show any imperfections,” Megan says.

Home decor items range from $5 to $40 dollars. Dressers are $300 to $600, depending on size, and nightstands are $200 to $300 for a pair. Dining room sets range from $400 to $800.

The Woven Home is also open to payment plans and will deliver pieces at an affordable price. The couple plan to maintain their online shops and hope to one day expand and hire employees. Bur for now, it’s just the two of them—along with their gray cats, Kona and Lilo.

Damage begins Wednesday as Hurricane Ian passes through

A building on 10th Street collapsed at 6:43 p.m. Wednesday. A neighbor told the Observer early afternoon Thursday that they did not hear the sound of the collapse, likely due to the volume of the wind, but were looking out their window at the time. The neighbor said they did not have any flooding but that the power is out on the whole block.

Joann Kavanaugh, the owner of Arts A Blaze at Main Street at Lakewood Ranch, sweeps water out of her store Thursday morning. She says she only sustained very minor damage, "losing a box of envelopes." She will be open Friday.

River Club's Marilyn Blazakis stands in front of a ficus fig tree she planted 23 years ago as a seedling. It was taken out by Hurricane Ian. She brought it as a seedling from Ohio when she moved to the area. She said "thank God, we are so fortunate" that it didn't land on her home.

Yassna and Shawn Clancy evacuated their Siesta Key home before Hurricane Ian hit. They went to an Airbnb near Yoder's in Sarasota and spent their night eating tomato soup and quinoa and watching the movie "Rogue Agent." They returned to their home Thursday morning to find it in good shape other than a small ceiling leak.

Brooke Carter and her father, James Carter, evacuated their Siesta Key home Wednesday with the rest of their family. They returned at 10 a.m. Thursday to find an oak tree had toppled over in their yard — but missed their house by approximately 3 feet, thanks to it falling on a different tree. The Carters live on Winding Way, a canopy road. James Carter said he feels lucky to have avoided the tree, so much so that the rest of his debris cleanup doesn’t seem so bad.

Summerfield's Clara, Trevor, Nolan, Kayleen and Annie McDonald take advantage of a day off of school due to Hurricane Ian and go fishing on the side of State Road 70 near Uihlein Road.
