The Balogh Family Partnership sold a Hallandale Beach retail property to Flanigan’s, the eponymous South Florida restaurant chain known for its barbecued ribs, seafood and libations.
Fort Lauderdale-based Flanigan’s Enterprises paid $8.5 million for a small strip center and two outparcels at 615, 701, 707 and 715 East Hallandale Beach Boulevard, according to records.
Attorneys Michael Gallinar and Jason Camps with Adams Gallinar represented the Balogh Family Partnership.
Balogh, led by Robert and Cara Balogh, acquired the nearly 0.5-acre assemblage for $355,200 in 2012, records show.
Existing tenants in the outparcels and the strip center are Firehouse Subs, Verizon and Organic Daisy Hair Salon. The property is next door to a Flanigan’s restaurant and a Big Daddy’s Wine & Liquor store, a spirits retail chain also owned by the same company.

Flanigan’s had considered expanding the restaurant and liquor store into the recently acquired strip mall, but that plan now is on hold, Flanigan’s CEO James Flanigan told The Real Deal. “The kitchen needs to be expanded, but it doesn’t lay out well in that new space,” he said. “We are leaving the current tenants in place.”
Robert and Cara Balogh are the brother and sister-in-law of the late David Balogh, founder of Balogh Jewelers, a South Florida jewelry company that closed in 1999. The couple has recently been actively wheeling and dealing in South Florida commercial properties.
Last year, the Baloghs and their partner Orli Teitelbaum bought The Crossroads, a 34,901-square foot retail building in South Miami, for $18.5 million. Also last year, the three partners sold Bayside Office Center, a 12-story loft-style office building in downtown Miami, to RFR, a New York-based real estate firm led by Aby Rosen. RFR paid $25 million.
Retail sites in Hallandale Beach are primed for redevelopment. Last year, Manuel Grosskopf’s Château Group sold a shopping plaza at 600 East Hallandale Beach Boulevard for $58 million. The Hallandale Beach-based developer had planned to tear down the retail center to make way for a mixed-use project. The buyer, Pacific Star Capital, has not revealed what it intends to do with the property.
In 2021, Miami-based 13th Floor Investments paid nearly $18.5 million for a bowling alley on 15.5 acres in Hallandale Beach. The firm intends to redevelop the site, but has not announced a specific plan.

Grupo Eco won a rezoning for its planned 12-story office building in Hallandale Beach, the fourth phase of the mixed-use Atlantic Village development on Federal Highway.
The building will have 97,735 square feet of office space on the top five floors, 7,745 square feet of ground-floor retail and restaurant space, and a parking garage with 298 spaces from the ground floor to the seventh floor, according to a city staff memo to the city commission.
The Hallandale Beach City Commission on Wednesday rezoned the half-acre development site at 800-814 North Federal Highway, which raised the limit on building height to 12 stories. Two single-story restaurants, Ocean’s Eleven and Carini’s, previously occupied the now-vacant site, which is adjacent to Jeffrey Soffer’s Big Easy Casino.
Commissioners also passed a resolution approving a design of the 12-story office building with 33 modifications of local redevelopment standards. Most of the modifications involved smaller-than-standard setbacks from rights-of-way on the front, back, and sides of the planned office building.
Hallandale Beach commissioners set six conditions for their approval of the modifications, including Grupo Eco’s payment of a $71,720 sewer impact fee, and $143,816 each for a transportation mitigation fee and a water impact fee.
Other conditions require Grupo Eco to put 14 electric vehicle charging stations on the development site and install new sidewalks and landscaping along Federal Highway, Northeast 8th Street and Atlantic Shores Boulevard.
The developer also is required to construct and maintain a public brick paver plaza on a city-owned parcel within the Atlantic Village 4 office development site, along Atlantic Shores Boulevard. The parcel, on the north side of the property, was deeded to the city by the Florida Department of Transportation “for public purposes,” Vanessa Leroy, director of Hallandale Beach’s department of sustainable development, told commissioners at the meeting.
Atlantic Village 4, LLC, the applicant for the rezoning and the modifications of redevelopment standards, is managed by Alejandro Chaberman, according to state records.
Chaberman, co-founder of Grupo Eco, guided the company’s launch of the Atlantic Village development. Its first phase of construction on a 32,000-square-foot retail and commercial center began in 2016.
Atlantic Village now has two office buildings and more than 70,000 square feet of retail and restaurant space, according to the property’s website.

In April, the minds behind Kao Sushi & Grill in Coral Gables and J&J Fresh Kitchen in Boca Raton will open the first Kao Bar & Grill at 11 NE First Ave. in Hallandale Beach.
“I was born and raised in Miami and South Florida and, rather serendipitously, we came across this area on First Avenue in Hallandale Beach. We believe the space works perfectly for us and can be the next big thing,” general manager Dylan Burneo tells New Times. “We see this as a creative opportunity in an area that will be home to large art projects and open-minded people.”
Indeed, Kao Bar & Grill will be a creative spot. For starters, its 5,000-square-foot framework is made entirely of shipping containers. Layout-wise, the space will include an alfresco patio with wooden accents and a 14-seat bar. Inside, the main dining room is surrounded by floor-to-ceiling windows. Adding that much more pizzazz are murals by Argentine visual artist Falopapas.
Burneo says the process to bring Kao Bar & Grill to life started just before the pandemic and, with the eight total shipping containers, it has been an exciting puzzle to piece together. On using shipping containers, he says, “there is so much potential and, in many ways, it’s like you’re given a Lego set. There is so much youthful energy involved and it’s been a great facilitator of creativity. Overall, it’s been a great experience.”
As for the opening menu, it’s been crafted as a “harmonious way of introducing Argentinian cuisine to a broader audience.”
Initial must-tries, according to Burneo, include the shareable tablita de picada with prosciutto, soppressata salami, coppa meat, roasted red peppers, olives, homemade berry jelly, glazed pecans and bread ($28); tango sliders with an Angus patty, cheddar cheese, and homemade aioli on a brioche bun with a side of chimichurri ($15); a grilled beef lomito sandwich ($22); and milanesas, thinly breaded prime veal or chicken filets served with homemade aioli as a sandwich or "al plato" as a main course ($17 to $22).
“With a lot of Argentinian cuisine in the States, you know what you will get — steak, pasta dishes, and chorizo,” says Burneo. “We wanted to bring a twist. And yes, there will be steaks, including a beautiful tomahawk option.”
The spot will be open from Sunday through Wednesday from 11:30 a.m. to 10 p.m. and Friday and Saturday from 11:30 a.m. to 11 p.m. A happy hour will be available Monday through Friday from 4 to 7 p.m. Beyond the opening, count on Kao Bar & Grill to diversify its events and offerings.
“I can see the space being prime for live entertainment and for watching sporting events, especially international ones,” says Burneo. “We’ll have shade, sun, and being in such a warm environment will be phenomenal for everyone.”

More than a dozen tenants can start building out their spaces within the third phase of Atlantic Village after the 130,000-square-foot Hallandale Beach commercial building received its certificate of completion.
Located at 601-801 N. Federal Highway, the third phase of Atlantic Village includes 65,000 square feet of office and 65,000 square feet of retail. The Class-A office portion is nearly 80% leased while the retail portion is 98% leased, said Daniel Chaberman, a developer with the project's landlord, Grupo Eco.

Chaberman said he negotiated directly with the incoming office and retail tenants. In the office lease negotiations Chaberman collaborated with Barrett Wolf of Wolf Co. Real Estate.
Atlantic Village is a phased 203,000-square-foot office project that is being developed by Grupo Eco on eight acres of land. Its first two phases consisted of shopping centers and a boutique office building, Chaberman said. Available office and retail space within the complex was advertised at between $40 and $60 per square foot on LoopNet.com.
Previously based in Mexico City, Grupo Eco relocated to a 3,500-square-foot office within the complex in 2019, a spokesman said.
Grupo Eco and Aventura-based The Apollo Companies are collaborating on Atlantic Village's fourth phase: a 12-story office condo, designed by Fort Lauderdale-based architecture firm Synalovski Romanik Saye, where space is being sold at between $650 and $700 per square foot.
South Florida's commercial real estate market has prospered since the pandemic as high-income households and companies flocked to the region from other parts of the U.S. As of 2022, most of South Florida's retail space was occupied, according to a recent report from JLL.

“We felt we had to bring the office condo development to market because there was nothing of this high quality in Hallandale Beach,” stated Grupo Eco Principal Daniel Chaberman. “People flocking to new luxury condos like the Residences at Shell Bay by Auberge Resorts Collection and Oasis Hallandale and residents of nearby Golden Beach, Aventura and Sunny Isles want short commutes to the office and the convenience of being able to walk across the street to Atlantic Village to eat at top restaurants, meet with clients, see doctors, visit nail salons, exercise, play soccer and more.”
While many office buildings across the country are struggling to find tenants, the occupancy rates in Broward County are holding up well as more businesses relocate to the area.
The 57 office condos at Atlantic Village will range from 1,097 to 6,618 square feet. They are priced from $650 to $750 per square foot. The building will have 10,000 square feet of restaurant and retail space on the ground floor.
The building is already under construction with Apollo as the contractor and it should be completed in October. The architect is Synalovski, Romanik, Saye in Fort Lauderdale.
The first three phases of Atlantic Village total 118,000 square feet of commercial space. Tenants include Dr. Limon Cevche Bar, Jaffa Israeli Kitchen, Crema Gourmet, Drunken Dragon, the Blues Burgers, Holi Vegan, El Primo Red Tacos, Open Hearts Language Academy, Flippos Kids Playground, Live School of Music and executive suite provider the Worx.
