Covenant Capital Group, through an affiliate, bought the Blue Isle community at 5100 West Sample Road in Margate from an entity tied to Ontario-based Morguard Corporation, according to records. Covenant Capital borrowed $60 million from Pinnacle Bank.
The deal for the 340-unit Blue Isle breaks down to $179,000 per apartment.
The garden-style community was built in 1988 on 21 acres, property records show. Blue Isle offers one-bedroom and two-bedroom apartments with monthly rents starting at $1,768 and $2,174, respectively, according to its website.
A deed shows Morguard bought the community in 2012 for $40 million. This means the recent deal marked a 52 percent appreciation in the property’s value in 10 years.
Publicly traded Morguard, led by K. Rai Sahi, has $19.4 billion in assets owned and under management throughout North America, according to its website. The firm has three main investment arms: It owns and manages real estate across asset classes; sponsors the real estate investment trusts Morguard REIT and Morguard North American Residential REIT; and offers real estate advisory and portfolio management services.
Its other apartment properties in South Florida include Vizcaya Lakes at Renaissance Commons at 1645 Renaissance Commons Boulevard in Boynton Beach. Morguard bought it in 2018 for $48.5 million.
This year, it has ramped up its investments in Los Angeles and Chicago. Morguard assumed full ownership of a Hollywood apartment tower in February by buying out its partners’ 40.9 percent stake in the property for $79.4 million. In Chicago’s Fulton River District, Morguard bought the Echelon Chicago apartment tower for $133 million in August.
Covenant Capital, led by Frederic Scarola and Govan White, has $1.2 billion of assets under management, according to its website.
In August, Covenant bought the 8800 Lakeside apartment complex at 8800 Northwest 78th Court in Tamarac for $69 million.
Covenant isn’t the only out-of-state firm to bet on older South Florida multifamily properties.

Lynd Living sold the Aqua Villa apartments in Margate for $66.5 million in a profitable flip only 10 months after buying it.
Lakes at Margate Apartments FL LLC, an affiliate of San Antonio-based Lynd Living, sold the 280 apartments at 5750 Lakeside Drive to Lakes of Margate Apt Owner LLC, managed by Josh Champion as president of Atlanta-based multifamily firm Carroll. PGIM Real Estate U.S. Debt Fund provided a $48.27 million mortgage to the buyer. The price equated to $237,500 per unit.
Hampton Beebe of Newmark represented the seller in the deal.
The property, formerly called the Lakes of Margate, last traded for $50.75 million in March. However, Lynd said it was actually placed under contract in 2020 and set to close March 11, 2020, but lockdowns from the Covid-19 pandemic delayed the deal. Lynd’s equity partner pulled out of the sale, but it was able to make the transaction happen.
During that delay, the apartment market in South Florida rose in value as more people moved to the area, driving up rents. Lynd also spent $4 million on upgrades to the property.
“Values in South Florida have really skyrocketed since the pandemic due to intense in-migration from other states,” said Lynd Living CEO David Lynd. “Rents have jumped by over 20% since our acquisition and we achieved our projected five-year net proceeds for investors and partners after just eight months. We always keep our investors’ goals in mind for every deal.”
Constantine Scurtis, president of Lynd Acquisitions Group, said its investors are getting a better rate of return than they expected.
The Lakes of Margate was built on the 13.8-acre site in 1987. The apartment complex has two pools, a clubhouse, a fitness studio, a cyber café and a lake. It’s near the corner of Atlantic Boulevard and North State Road 7, with access from Coconut Creek Parkway.

MARGATE, Fla. – The City of Margate is hosting a day of fun Monday for the Fourth of July, which began with a parade at 9 a.m.
“We are so excited to host this wonderful yearly tradition for our residents to enjoy,” said Margate Mayor Antonio V. Arserio. “You will see a whole lot of red, white, and blue in Our Margate!”
The parade started in the eastbound lanes of Margate Boulevard and traveled from 76th Avenue to State Road 7.
“I think we can all celebrate our freedom and our independence,” Troy Stanley, who was watching the parade, said. “It’s very important. We don’t see that everywhere else in the world right now, so it’s very good that we have it here.”
The annual parade down Margate Boulevard featured all kinds of unique vehicles and drew out dozens of families.
Some make it a yearly tradition.
“This is a tradition for them since they were really little. So it’s just something we do every year, and they love it,” Gigi Muñoz said, as she watched the parade with her kids.
“It’s been really fun cause I’ve gone here since I was really little and I really love that we get candy, but sometimes they give us melted Twix and I don’t like that,” Gabriella Muñoz added.
Melted candy or not, the parade is just one part of the city’s Fourth of July festivities, all culminating with a massive fireworks display near U.S. 441 and Margate Boulevard.
“It’s fun to see the people and get candy and stuff and blow up fireworks. But we gotta be safe so we don’t blow our fingers off,” one kid said.
“We’ve always come for the fireworks at night but we’ve never been able to come up to the parade during the day, so we were glad to see it. Lots of good people out today,” Stanley said.
Immediately following the parade, the Margate Community Redevelopment Agency (MCRA) provided refreshments and a fun obstacle course for the public to enjoy.
“The MCRA always looks forward to one of Margate’s premier events that support the agency’s mission to attract people to our downtown area and further promote economic development activities,” said MCRA Board Chair Tommy Ruzzano.
The event is free to all.
After the parade, eventgoers may visit the Calypso Cove Aquatic Facility from 1 p.m. to 4 p.m., where there will be a Fourth of July pool party featuring live music by a steel drummer and face painters. Admission is $4 for Margate residents and $7 for non-residents.
The Fourth of July Extravaganza at the Northwest corner of Margate Boulevard and State Road 7 begins at 5 p.m.
There will be food trucks and live music by Attica, a six-piece band playing classic rock and contemporary pop hits.

The Extravaganza will end with a fireworks display at 9 p.m., which will last for about 20 minutes.
