But fears are running through the area that one day the food and the businesses, including the Dominican hair salons in the neighborhood, might disappear as Miami continues to remake itself.
Now, a national organization acknowledges what community leaders have been warning about: Little Santo Domingo is in danger. On May 9, the National Trust for Historic Preservation included it on its list of the 11 most endangered historic places in the United States in 2023.
“This National Trust designation should serve as a wake-up call to our leaders about how special this community is and how development must take a balanced approach to preserving history and culture while creating a vibrant and inclusive community,” said Mileyka Burgos-Flores, CEO of The Allapattah Collaborative CDC. The nonprofit organization works to prevent the displacement of small businesses, to reinforce the neighborhood’s economy and to preserve its cultural heritage.

The small businesses of Little Santo Domingo and the affordable Allapattah housing for workers are in the path of development that is marching through the area, including nearby Wynwood, the heart of Miami’s Puerto Rican community. The Dominican heart of Miami runs along this Allapattah corridor, Northwest 17th Avenue between 28th and 36th streets.
“The essence of small businesses is being lost,” said Jasmely D. Jackson, daughter of Luis de la Cruz, who opened the Club Típico Dominicano 38 years ago on Northwest 36th Street and 13th Avenue.
“Obviously, there is a change,” she said. “We have to advance, but it is very sad because we no longer have many small businesses; they have had to close.”
The restaurant, which on weekends turns into a club that vibrates with merengue music, is to Dominicans what Versailles restaurant in Little Havana is to Cubans. It’s a meeting place, a place of entertainment, a place to find comfort food that’s just a few steps away from La Placita Dominicana, where you can find products from the Dominican Republic.
“I don’t want to be kicked out of the neighborhood,” said Jackson, who has helped her father in the business since she was a girl and has seen the importance of the neighborhood to Dominicans.
The De la Cruz family owns the restaurant building, but other merchants in the area rent space for their businesses. Increasing rent has forced some of them to leave or sell their businesses, Jackson said.
With the new developments coming into the area, the first impression is that the neighborhood is transforming for the better. The new buildings bring hope that money will flow to the community. And art galleries are starting to open.
“But those galleries are not small businesses,” Jackson warned. “They are aimed at the Wynwood, Midtown audience.”
The businesswoman favors tourism in the neighborhood. After all, many visitors come to dance at her club. But at the same time, she wants the city not to “make things difficult for older business owners.”
“It is important that the city of Miami understands that neighborhoods must have an essence, an identity, and I want to ask that they work with small businesses,” Jackson said.
Burgos-Flores, of The Allapattah Collaborative CDC, doesn’t want tourism, development or construction at the expense of residents, especially the elderly, who depend on affordable housing.
“Years ago, you could buy a house in Allapattah for $100,000. Today, you can’t buy it even if you have $400,000,” she said. “Back then, a family could rent a two-bedroom apartment for $1,200. Today, several families have to live in a single house to pay the prices, which can reach $2,500.”
Businesses have also suffered from the increase in Miami real estate values.
“Since River Landing opened, rents for businesses in Allapattah went up by $300 to $400,” Burgos-Flores said of the riverside shopping and residential complex in the health and hospital district to the south.
The community leader, born in Santo Domingo, got to know the Miami neighborhood when she was studying at the University of Miami in 1998. Tired of the food from the school cafeteria, she searched for the flavors of her country and found the warmth and joy of local Dominicans.
She proudly talks about the “domino park” in the Juan Pablo Duarte Park, which bears the name of one of the founding fathers of the Dominican Republic. In that green area, Dominicans and other Hispanics from the neighborhood gather to enjoy dominoes, proof that the game is taken seriously beyond Calle Ocho.
“Here is a community ready to speak, there are organizations that represent them. We don’t want private development to be done like in a vacuum,” said Burgos-Flores, who has seen small businesses in the neighborhood for decades close because they couldn’t pay the increasing rent.
Community leaders are also requesting improvement to streets and landscaping. Sidewalks also need repair and expansion in order to house the sculptures of “cheeky” dolls — typical of those in the Dominican Republic. They hope those dolls do the same as a landmark for this area as the rooster street sculptures have done for Little Havana.
“Not everything is lost. This is a unique place that must be protected,” Burgos-Flores said, celebrating the designation of the National Trust for Historic Preservation, which works to save the nation’s historic places.
“There are so many special places in Miami, Little Havana, Overtown, that show the resilience of our communities,” she said. “We must have the audacity to do better.”

On Friday's SportsCenter, ESPN's Jeremy Fowler noted Cook "loves" the Minnesota Vikings but would be open to a "fresh start" if they decide to move on:
"He's a name to watch. His future in Minnesota appears up in the air right now. The Vikings, for now, have been willing to hold on to his $14 million cap hit, but once June 1 hits, they can save $9 million on the cap if they do release him. Now, I know Cook is training in South Florida right now, he's been cleared off that torn labrum surgery to start to do some running and explosive work. He loves Minnesota but if they do move on, he's open to a fresh start. Miami could be one to watch. He's from Miami, they were linked to Dalvin Cook once upon a time in the offseason."
ESPN's Dan Graziano reported prior to the NFL draft the Miami Dolphins "could get aggressive" in trade talks for Cook if he became available.
The Vikings don't have to keep Cook until June 1 in order to save that money against the cap. They can do what the Dallas Cowboys did with Ezekiel Elliott, who was released on March 15 but designated as a post-June 1 cut to save $11 million in 2023.
One potential explanation is the Vikings are still trying to see if they can find a trade partner for the 27-year-old, though that would seem unlikely given how expensive his cap hit is for this season.
Cook is still a productive player who can help an offense. He played every game last season for the first time in his career and had 1,468 yards from scrimmage with 10 touchdowns. His efficiency when he touched the ball was significantly down in 2022 compared to the previous three years.

The City of Miami Commissioner is fighting a lawsuit filed in 2018 that claims he used code compliance to target Little Havana business owners and, thus far, Miami taxpayers have handed over nearly $2 million to pay for Carollo’s legal expenses.

Miami building director testifies on behalf of commissioner being sued by businessmenby business
On Friday, the City of Miami sent Local 10 News records of legal payments made in the case so far that add up to nearly $712,000.
The records, which detail work done from February 2019 through March 2023, are invoices from the firms Marrero and Wydler, Kuehne Davis Law, and Buchanan, Ingersoll, and Rooney. They do not, however, include payments to several other firms, including Shutts and Bowen, Krinzman, Huss, and Lubetsky, and Cole, Scott, and Kissane, all of which have attorneys actively representing Carollo in court.
In fact, when reached on Saturday, Miami City Attorney Victoria Mendez confirmed the amount spent on his legal defense so far is actually $1,934,743.38, and will only climb higher as the trial drags on.
The lawsuit, which was filed by Bill Fuller and Martin Pinilla, alleges Carollo used code compliance and other city departments to harass them and their companies because they supported his political opponent, Alfie Leon, in 2017.
Mendez maintains Carollo is being sued for doing his job as a public official and, thus, his legal representation is being covered by the taxpayers, instead of Carollo himself.
“The Florida Supreme Court has made it very clear that public officials are entitled to legal representation at public expense to defend themselves against litigation arising from the performance of their official duties while serving a public purpose,” she said over text Saturday.
“Moreover, we are in this predicament because of unscrupulous business owners who think they can do whatever they want in contravention of city codes and ordinances,” said Mendez. “They think by filing lawsuits they can bully elected officials and public servants into bending at their will.”
Carollo is being represented in court by a team of high-powered attorneys including Benedict Kuehne, Mason Pertnoy, Amber Dawson, and former commissioner Marc Sarnoff, all of whom were in hot water with District Court Judge Rodney Smith Wednesday.
Smith sternly reprimanded them over a photo that was included as part of a sealed document admitted to the court.
The photo, which showed a member of the media speaking to an attorney representing Fuller and Pinilla, had the judge using words like “reprehensible, “disrespectful,” and reminding the defense team of the penalty of possible prison time.
Taking photos inside a federal courtroom is strictly prohibited.
The trial finished its sixth week of testimony last week and will restart on May 30.

With this, the Carolina Panthers have cut former Miami Dolphins wide receiver Preston Williams.
Williams, 26, was originally signed by Miami as an undrafted free agent back in 2019 following a collegiate career that saw play for Tennessee and Colorado State.
The wideout affectionately nicknamed “The Unicorn” played in three seasons for the Dolphins, totaling 787 yards and seven touchdowns on 56 receptions. However, in each of those seasons, he played just eight games due to injury.
Williams was part of last year’s training camp cuts after issues with the team over opportunities. He signed with Carolina’s practice squad a week later and spent nearly the entire season on it before being signed to the active roster for their Week 18 matchup with the New Orleans Saints.

Last month, Rams COO Kevin Demoff said that SoFi Stadium would like to host Super Bowl LXI, in early 2027. That apparently was news to folks in South Florida who have been angling for the game.
Hal Habib of the Palm Beach Post reports that Miami hopes it will be awarded Super Bowl LXI, despite L.A.’s late interest.
“We obviously want to get a game back to Miami,” South Florida Super Bowl bid committee chairman Rodney Barreto told Habib. “We believe we had a very successful last Super Bowl and the world shut down after that Super Bowl.”
Miami hosted the Super Bowl in February 2020. The Chiefs defeated the 49ers in the 54th installment of the game.
The NFL changed the procedures several years ago to avoid direct competition among cities for specific Super Bowls. Now, the league pursues a specific city, outlines its demands, and waits to see whether the city accepts.
Habib’s report suggests either that the approach has been tweaked, or that Demoff and the Rams are trying to horn in on a process that is supposed to no longer pit city against city, year after year, forcing those places that inevitably lose out on the game to waste time, money, and effort to secure it.
Super Bowl LX is expected to be awarded to San Francisco this week. Super Bowl LVIII will be played in Las Vegas, with Super Bowl LVIX happening in New Orleans.
It’s unknown whether Super Bowl LXI will be awarded this week, or at a later date.
