A developer is moving forward with plans for 120 apartments in Palmetto Bay, about half the size of its original proposal.
The village will hold a zoning hearing for Shores at Palmetto Bay LLC, owned by Wayne Rosen and Drew Rosen of Coral Gables, on March 15. It concerns the 2.74-acre site on the east side of Franjo Road (Southwest 97th Avenue), between Southwest 178th Street and Southwest 179th Street.
In 2018, the Village Council approved the same developer’s plans for 220 apartments and 42,615 square feet of retail in a six-story project. No construction took place.
Following a political backlash against density in the city’s designated downtown district, the Village Council changed the zoning of the area from “Franjo Activity Center” to “low-density residential” in July 2020. That significantly reduced the density.
Under the new proposal by Shores at Palmetto Bay, the three-story project would have 120 apartments, with 114 two-bedroom units and six live-work units. The developer is seeking a waiver to provide 180 parking spaces, instead of the 240 typically required under village code.
Attorney Alejandro J. Arias, who represents the developer in the application, couldn’t be reached for comment.
“The proposed project will also incorporate beautiful modern architecture, world-class urban design elements, and high-end materials and finishes that will enhance the attractiveness and visual appeal of this important corridor of the village,” the developer stated in the application.
The architect on the project is Design Tech International Associates.
