HACKENSACK — The city’s latest multifamily development on Main Street, a seven-story, 270-unit building called Ora, will begin leasing soon.
The building, at 321 Main St., sits at the heart of the city’s downtown at the intersection of Main and Berry streets. It is the former site of an Oritani Bank and, decades ago, the Fox Theatre.
“We consider it our flagship multifamily building,” said Jay Stasi, vice president of development for The Hampshire Companies, the developer behind the project. “The building is like nothing that’s on Main Street right now, with the ceiling heights, amenities and the sense of home and community.”
The building features a mix of studios and one- and two-bedroom units, with nearly 9,000 square feet of retail space fronting on Main Street.
Each apartment offers 10-foot-high ceilings, oversized windows, and an in-home washer and dryer, with private terraces in some units.
Amenities include a fitness center, coworking spaces, private conference rooms, a pet spa and a rooftop club room with a wet bar and billiards. The room leads out to a terrace with fire pits, lounge seating and New York City skyline views. Two outdoor courtyards on the first floor offer grills and dining areas.
The location is convenient for commuters, Stasi said. It is about a five-minute walk to the bus terminal and a 12-minute walk to the Anderson Street train station, and the Essex Street train station is a 20-minute walk from the building.
Rents for a two-bedroom apartment begin at $3,500 a month, Stasi said.
Previously, the property generated roughly $227,700 in tax revenue for the city, said Albert Dib, Hackensack’s director of redevelopment. The new development’s revenue to the city in the first year is expected to be more than $832,900, he said.

"I think it hits all the check boxes in terms of supporting the local economy,” he said of the development. “At 270 units you’re getting somewhere between one and two, occasionally three people. That might be something like 350 to 500 people now shopping on Main Street that weren’t doing that before. I think that in and of itself is a huge plus.”
James E. Hanson II, president and CEO of The Hampshire Companies, has family roots in Hackensack. The company completed Crossroads 389 — an 82-unit mixed-use building on Main Street — in 2021, and with Russo Development, also partners on Ora, is nearing completion of the Print House, a 696-unit mixed-use development at the former site of The Record newspaper on River Street.
“We like to think that it’s going to be the best building on Main Street,” Stasi said. “Playing off the campus vibe of the Print House, this building gives you more of an urban vibe, with access to Main Street shops and restaurants right at your fingertips.”

MORRISTOWN, N.J., Dec. 10, 2024 – JLL Capital Markets announced today that it has arranged a $115 million refinancing of Ivy and Green, a newly delivered, luxury multi-housing community totalling 389 units in Hackensack, New Jersey.
JLL worked on behalf of the borrower, a joint venture between Hornrock Properties and GTIS Partners, to secure the eight-year, fixed rate loan through Northwestern Mutual Life Insurance Company.
Completed in two phases in 2023 and 2024, Ivy and Green consists of two luxury apartment buildings featuring 221 and 168 units. Units are offered in studio, one-bed and two-bedroom layouts and feature luxury finishes such as nine-foot ceilings, plank flooring, quartz countertops, stainless steel appliances, in-unit washers and dryers and balconies in select units. Amenities include concierge services, an outdoor pool and sundeck, fitness center and yoga studio, co-working spaces, resident lounge, theater and music studio, pet spa, bike storage and EV charging stations. Additionally, the property offers an on-site parking garage with 430 resident spaces and 200 public spaces.
Ivy and Green is located at 1 Park Ave. in the heart of downtown Hackensack, just 14 miles northwest of Manhattan. The transit-oriented community is walkable to the Hackensack Bus Terminal providing connections to Newark Penn Station and Journal Square and is close to the Anderson Street Station and Essex Street Station, which provide train service into New York’s Penn Station. Through an affiliation with Hackensack Meridian Health Medical School, which is a short walk away, students are able to tour the hospital, learn how to use common medical equipment and rub elbows with medical students.
Principal Jim Montesano introduced two officers of the Medical Club at the November 20 Board of Education meeting when they, along with students from other clubs, presented what they do and learn during their club time, which is outside the classroom. While they started out with a membership of about 10 students, there are now anywhere from 60-80 students participating in club activities.

The Medical Club raises money for charities, such as childhood cancer, and others. They also participate in other high school community events like litter clean-up throughout the year.

HACKENSACK, NJ - "You should be yourself because everyone else is already taken," exclaimed Dr. Javar Godfrey, CEO and Founder of Healing My Emotions, as he took the stage at Hackensack High School earlier this week. “Be yourself because everyone else is already taken!”
These empowering words resonated with students, who were captivated by Dr. Godfrey's presentation on managing thoughts, triggers, trauma, and ultimately, triumphing over life's challenges.
As a curriculum developer and motivational speaker, Dr. Godfrey specializes in equipping youth with the tools they need to develop social-emotional intelligence and mental wellness. His interactive assembly touched on key topics like the power of positive self-talk, identifying and managing emotional triggers, and overcoming the effects of trauma.

"If what YOU think about me, means more to me than what I think about me, then I have the problem," Dr. Godfrey emphasized, driving home the importance of nurturing a healthy self-image and not allowing others' perceptions to define us.
For many students, like senior Zeharia Ellis, Dr. Godfrey's message was a wake-up call.
"I am a victim of negative self-talk," Ellis shared. “So, learning from that, it really gave me a new point of view and I'm really happy he came.”
In addition to the student assembly, Dr. Godfrey also engaged teachers in a professional learning session, equipping them with strategies to cultivate a positive mindset and foster an environment that supports the overall mental health and well-being of students.
The program, which was funded by the School-Based Mental Health Services Grant, has proven to be invaluable in today's climate, where youth are facing unprecedented challenges to their social-emotional development and mental wellness, district officials said.
By providing students with practical tools and a renewed sense of self-empowerment, Dr. Godfrey made a tangible difference in the lives of Hackensack students.
As they navigate the ups and downs of adolescence, Dr. Godfrey returned to his initial message: “Be yourself, because everyone else is already taken.”
He also encouraged them to embrace their unique qualities, practice daily affirmations, and surround themselves with people who uplift and support their journey. In the end, self-love and resilience will allow them to overcome any obstacle and tap into their fullest potential.
