A New York man has filed a lawsuit against the Carlstadt School District and a former teacher, alleging the teacher groomed and sexually abused him several decades ago.
The victim, now 52, attended Lincoln Elementary School on Washington Street beginning in 1976 when he was 5 years old, according to the suit, filed Sept. 13 in Superior Court of Bergen County.
The lawsuit states art teacher Gerald Juzdan, now 71, began grooming and abusing the victim in 1981, after the child started the fifth grade.
Juzdan, who lives in Weehawken, declined to discuss the lawsuit when contacted by a reporter Tuesday morning.
“The first inappropriate touching occurred after school, with the perpetrator scratching plaintiff’s back as they walked through the hallways of the school,” the suit alleges.
The suit alleges Juzdan rubbed the child’s legs and knees, tickled his bare back and rubbed his bare chest and stomach.
“On certain after-school occasions, the perpetrator also made plaintiff pose for inappropriate photographs,” the suit alleges.
“Plaintiff believes that he stayed after school and was inappropriately touched (by Juzdan) 15 to 20 times,” the suit states.
The lawsuit says the alleged grooming was witnessed by others, including a music teacher and janitor, but neither they nor the district did anything to protect the victim or stop the alleged abuse.
As the fifth-grade year progressed, so too did the inappropriate contact, “with the perpetrator becoming ‘handsy’ and putting his hands wherever he could over plaintiff’s clothes during art and/or music class,” the lawsuit claims.
“The perpetrator would regularly call plaintiff to his desk and tickle plaintiff in front of his classmates,” the suit states.
“For example, the perpetrator would put his hands under plaintiff’s shirt and play ‘itsy bitsy spider,” while tickling plaintiff’s back,” the lawsuit alleges.
The lawsuit alleges the abuse occurred into the sixth grade. The victim believes he was not the only child inappropriately touched by the teacher.
The district “fostered a culture and environment characterized by permissiveness and a lack of supervision and care that enabled staff members to sexually abuse students, alleges the suit.
The lawsuit alleges gross negligence, negligent hiring, and emotional distress.
District officials did not respond Tuesday to a request for comment on the suit.

Penwood Real Estate Investment Management has received $19.6 million in financing for a 109,775-square-foot warehouse and distribution facility located at 305 Veterans Blvd. in Carlstadt, N.J.
JLL Capital Markets worked on behalf of the borrower to secure the three-year, floating-rate loan from Tristate Capital Bank. Michael Klein, senior managing director with JLL, said in prepared remarks that despite the market’s current volatility, there is still liquidity for companies who own industrial assets in top markets such as the Meadowlands.

Penwood acquired the facility through its sixth industrial fund in July 2022. Snow Joe sold the Class B asset for $44 million, according to CommercialEdge data. The property had previously changed hands in 2014 for $6.9 million.
Completed in 1966 on 3.5 acres, the one-story building features 22-foot clear heights, six dock-high doors, one drive-in door, ESFR fire sprinklers and a two-level office build-out component. The facility was vacant at the time of the purchase but the new ownership plans to lease it to prospective warehouse and distribution tenants. JLL Executive Managing Director Chris Hile, Senior Vice President Michael Palmeri and Vice Chairman David Knee are the property’s leasing agents.
The facility has access to several thoroughfares including the New Jersey Turnpike, Interstate 80 and state routes 3, 17 and 46. The property is 12 miles northwest of the Port of New York and New Jersey, with Newark Liberty International Airport just 15 miles away.
The JLL team that arranged the financing included Senior Managing Director Michael Klein, Director Max Custer and Associate Ryan Carroll.
New Jersey’s accessibility and proximity to ports contributes to its industrial market’s positive outlook. A JLL report shows that leases totaled 7.5 million square feet in the fourth quarter of 2022, a normalized volume, on part with the pre-pandemic activity.

Jersey Pizza Joints' "PizzaBowl3" is just around the corner. Lovers of Jersey pizza should clear their calendar for Feb. 4, the day the Garden State's best slice of the year will be selected.
The pizza contest will again be held at Redd's Bar and Restaurant in Carlstadt.
In last year's bowl, shortly after 6 p.m., the judges had tasted pizza from each of the state's 16 finalists and named champion — Maruca's Tomato Pies of Seaside Heights. The winner of PizzaBowl1 was The Pizza Terminal of Verona.
"There's definitely an excitement in the kitchen when they get going," said Guy Madsen of Clifton, the organizer and founder of the Facebook Jersey Pizza Joint group, which started the contest.

The judging is not for the faint of stomach. There are five rounds of competition for best pizza and best meatballs. In each of the first four rounds, 50 judges will select a winner from the four regions' finalists — North Jersey, Central Jersey, South Jersey and The Shore.
"It can be a long day, and people should be prepared, but we have a live band downstairs and DJ upstairs," Madsen said.

There's also a smattering of comics and for those sticking around a number of celebrities will be around for chatting including Garfield native Eddie Brigati of the Young Rascals, whose hits include “Good Lovin” and "It's a Beautiful Morning."
The final round consists of 40 judges, many of them celebrities, including Brigati, Joseph Donofrio who played young Tommy in "Goodfellas" and former NY Giant Stephen Baker.
Voting for the top pizza joints began in late fall with the finalists announced early this year. (See list below).
While there were the expected favorites, including the North region's Star Tavern of Orange and Patsy's in Paterson, the Shore region's Zoni's of Red Bank, Central Jersey's Delucia's from Raritan and South Jersey's Kate & Al's in Columbus, there's are a few new surprises, including Coniglio's in Morristown and Grumpy's in Saddle Brook, both new to Jersey's pizza scene.
Grumpy's opened last January, and Conglio's in the fall of 2022.
Coniglio's owner, Jersey native Nino Coniglio, has won Las Vegas World Pizza championships, among numerous other culinary honors.
Judges have to buy tickets at a cost of $47, but $11 from each is donated to Tunnels for Towers Foundation. PizzaBowl3 judges will be limited to 220 people. All judges will be given PizzaBowl3 credentials and will vote on an randomly selected region and blind taste pizza and meatball from region.
This year's PizzaBowl will be hosted by Steve Trevelise of Jersey 101.5.

New Jersey is quickly becoming a preferred destination for filmmakers and production companies. To that end, NAI James E. Hanson on Monday said it negotiated a lease for 23,272 square feet of office space in Carlstadt to Sustainable Studios which intends to use the space as a new studio.
Located at t 800 Central Boulevard, in the heart of the Meadowlands, the property is a 180,719-square-foot office building situated on 7.5 acres. It features ample parking and proximity to Route 3 and Interstate 80, the New Jersey Turnpike and Garden State Parkway. Additionally, the building is less than 10 miles from the George Washington Bridge and Lincoln Tunnel.
The 23,272-square-foot space had sat vacant for many years prior to NAI James E. Hanson’s involvement.
NAI James E. Hanson’s Andrew Somple and Justin Allessio represented the landlord, 800 Central Boulevard, in the transaction with the tenant, Sustainable Studios LLC.
Sustainable Studios is a N.J.-based soundstage and studio focusing on television and film production that is committed to implementing green technology and sustainable best practices in the film and television production industry. The lease marks the continued growth of New Jersey’s burgeoning filmmaking industry which saw nearly half a billion dollars in revenue in 2021.
In need of a fresh marketing campaign to showcase the vacant space, the landlord tapped NAI James E. Hanson due to their proven track record of creating results-oriented marketing campaigns. The newly implemented campaign attracted Sustainable Studios, who recognized that the building’s quick occupancy and ideal accessibility to New York City would make it the ideal home for their new production facility.
“The boom in movie and film production has opened additional opportunities for office landlords with large spaces in northern and central New Jersey,” Somple stated. “We were happy to work with our client to tap into this demand to help them attract a quality business to their vacant space.”
Cushman & Wakefield arranged the sale of a 73,277-square-foot, two-building portfolio and an adjacent 2.1-acre laydown yard located in Linden, according to a Monday announcement.
Cushman & Wakefield’s Gary Gabriel, Kyle Schmidt and Seth Zuidema represented the seller, Hub Realty, and procured the buyer, Modlo, in the transaction.
“This portfolio is ideal for the diverse tenant base that calls Linden and the Greater New Jersey Port Market home,” Schmidt stated. “Functional building designs, a two-acre Industrial Outdoor Storage (IOS) parcel and significantly below market leases made for a compelling opportunity.”
The portfolio consists of a 46,674-square-foot industrial building, a 26,602-square-foot industrial lab and an adjacent 2.1-acre land site used as a laydown yard located at 1301 & 1401 West Blancke Street and 1312-1340 West Elizabeth Avenue.
Located minutes from Exit 13 on Interstate 95, with connectivity to Interstate 78 and Routes 22, 1 and 9, the portfolio is less than 10 miles to the Port of New York / New Jersey and Newark International Airport.

Delivery stations power the last mile of Amazon’s order process. Packages are shipped to a delivery station from fulfillment and sortation centers, loaded into delivery vehicles and delivered to customers.
Combined, the delivery stations will create hundreds of full- and part-time associate jobs, all paying at least $15 per hour, in addition to hundreds of driver opportunities for Amazon’s Delivery Service Partners and Amazon Flex drivers.
Delivery stations offer entrepreneurs the opportunity to build their own business delivering Amazon packages, as well as independent contractors the flexibility to be their own boss and create their own schedule delivering for Amazon Flex. Combined, the three stations will collaborate with 11 Delivery Service Partners.
In celebration of the July station launches, Amazon made donations to One of Us, the Bag Project and Edison Public Library.

While making vaccination into requirement for health care workers, governor says private-sector employers can do the same

Gov. Phil Murphy did not say Monday that the state would require workers to be vaccinated or face the loss of employment — but he did say private employers were OK to make that decision on their own.
While announcing that workers at certain state and private health care facilities and high-risk congregate settings will be required to be fully vaccinated against COVID-19 or be subject to COVID-19 testing at minimum one to two times per week, Murphy indicated companies are free to take the same steps.
“Private-sector employers are equally and fully empowered to work on a more ambitious timeline — or to require either a more rigorous testing regime or eliminate that option completely and require all employees to be vaccinated as a matter of their continued employment,” he said.
Murphy, speaking at his now-weekly COVID-19 briefing, hinted that more restrictions may be coming. He said he has been in contact with unions regarding rules involving public workers.
He also said those in health care facilities could see more restrictions or mandates, too.
“To be clear — this standard is the absolute floor,” he said. “We are reviewing all available resources to set aggressive testing standards as quickly as possible in the state’s high-risk settings. And, to be clear, we retain the ability and authority to go further if we do not see significant increases in vaccination rates within this worker population.”
Murphy said the new mandates come for two reasons:
“While reaching our statewide vaccination goal has so far dampened the impact of the Delta variant in New Jersey, some of our most vulnerable populations remain at risk of serious illness or death from COVID-19 primarily due to exposure to unvaccinated individuals,” he said.
