Washington Township, Burlington County wildfire is 95% contained, officials say

WASHINGTON TWP., New Jersey (WPVI) -- The New Jersey Forest Fire Service is making progress in containing a wildfire in Burlington County.

The flames were spotted around 11:48 a.m. Tuesday off Route 542 and River Road in Washington Township.

Officials said the flames consumed 257 acres and were 95% contained as of 8 p.m. on Wednesday.

All road restrictions have been lifted.

On Tuesday night, families could only stand by and watch as firefighters went to work.

"Very worried. We've lived down here all our lives and you never know," said John Mattern of Washington Township.

He says his family prepared for the worst and packed.

Mattern wasn't the one uneasy about the flames.

"All of a sudden I come out and I see a big fire over here I said, 'Oh my goodness,'" recalled Zoraida Mejias of Washington Township.

Claire Haviland took Action News towards her property along a fire break that teams had dug out. She says that the decision is saving homes.

"Even when it's happening to you, you don't really think about how it's coming towards you. You kind of wait and see when the time for panic is," she said.

Fire officials fear more fires will break out this month due to the dry conditions.

"We're seeing temperatures in April 85 degrees, 90 degrees. These are conditions you expect to see until July," said Chief Greg McGlaughlin with the New Jersey Forest Fire Service.

"Staff is definitely starting to get fatigued," said John Earlin Jr. of the New Jersey Forest Fire Service. "We've been very busy and conditions remain dry."

Central and Southern New Jersey are under stage three fire restrictions, meaning no fires in wooded areas unless they're in an elevated stove using propane, gas, or electricity.

No wood fires or charcoal ones are permitted in the region.

Residents at Belhaven Lake RV Resort say they're used to keeping an eye on the conditions.

"We would love to have a campfire, but with the restrictions being on there, they post it," said Mike Finnegan, who lives at Belhaven most of the year. "You just go along with it. It's part of camping."

This spring has been much more active than last year.

According to the New Jersey Department of Environmental Protection, so far this year the state has had 518 wildfires with more than 7,800 acres burned.

Around the same time last year, there were only 327 wildfires and 471 acres burned.

Fire officials say the warm winter combined with current conditions is contributing to the flames.

"Less snowfall, that didn't compact the forest fuels, higher temperatures, lower humidity, higher wind, everything is lining up. That's why we're having more wildfires," said Earlin.

Officials are still investigating the cause of the fire.

The grocery store is proposed along with a smaller, retail use building. The 12-acre site is in a rural district, where neither use is permitted, so municipal Zoning Board permission is needed.

However, the township in September 2007 approved the same property for a 30,000-square-foot retail building that was never constructed. The property, at 288 Egg Harbor Road, is surrounded by existing businesses.

A major site plan application submitted to the township proposes splitting off a new lot at 288 Egg Harbor Road on which a 23,256-square-foot Sprouts Farmers Market would be built along with a 6,400-square-foot retail building.

A company attorney suggests the project may need a new use variance from the Zoning Board, but that the 2007 board approval also might be sufficient with some revisions.

The Sprouts application was tentatively listed for a public hearing on Monday night, but it now is scheduled to be heard in October at the request of the company. The company also seeks some variances for sign use, parking spaces, and buffer area.

Sprouts Farmers Market opened its first outlet in the state in 2017 in Evesham Township. On Friday, Sept. 9 a second market in Haddon Township has its grand opening followed by two days of special attractions. The Haddon store is the 400th outlet for Sprouts, which is based in Arizona and operates in 23 states. It specializes in fresh and organic foods.

Burger King Washington Township Five-Points is Open

An all new construction Burger King restaurant opened this morning in Washington Township (Gloucester County NJ), at the “Five-Points” intersection of Egg Harbor Rd, Rt 41 and Rt 47.

This newer building design features plenty of windows in the front which opens up the dining space to the outside in a way that no other area fast food restaurant offers.

The Burger King location at Egg Harbor Road (close to the Five Points intersection) was developed on what is basically a new parcel of land which was created with the relocation of Blackwood-Barnsboro Road to be further from the intersection traffic signal.

Burger King shares the multiple acre property with a new Wawa which opened less than a month ago. The two businesses are located directly next to each other and are owned/operated independently.

This new BK is a franchise operated by the Ampler group. Ampler focuses on four iconic quick service brands; Burger King, Taco Bell, Church’s Chicken and Little Caesar’s Pizza. They currently have over 475 restaurants as of 2022!

In the 42Freeway area Ampler also developed an all-new-construction Burger King on Blackwood-Clementon Rd (Blackwood location has an indoor kids play area), and they also recently completed a full rebuild of the Glassboro Delsea Drive Burger King location.

Burger King Washington Township Five Points

The new Burger King and Wawa effectively share a new extended property along Egg Harbor Road at the Five-Points intersection.

They are two distinct properties with different ownership of course, but the parking lots are connected between the two stores and they share some driveway entrances from Egg Harbor and Blackwood-Barnsrboro Road.

Burger King is positioned at the newer corner traffic signal which was installed at Egg Harbor and Blackwood-Barnsboro Rd.. This area gets significant car traffic, and the new Burger King building with it’s large front sign are very prominently positioned for cars driving by, as well as commuters sitting at the traffic signal.

Access to Burger King and Wawa is available from Egg Harbor Road in the direction heading towards Five-Points. Additionally there are two entrances off of the side/rear of the development on Blackwood-Barnsboro Rd with one of the driveways full support traffic entering and leaving, as well as moving to either direction on the roadway.

The Burger King building is rectangular in shape… I cannot locate the square footage at this time. The BK was developed with a dual-lane (menu board) drive-thri which then merges back into one lane as cars approach the cashier and food delivery windows.

Inside the restaurant I really like the dining room interior! Yes, I get it’s a fast food restaurant but they did a smart design to elevate the ceilings to be probably 12 or 14 feet high… and then filled the front of the dining area with full wall windows going up to the ceiling.

Not that there’s exciting things to see out in the parking lot or Egg Harbor Road, but the design just really opens things up and takes away some of that claustrophobic feeling that you can get in other restaurants.

Seating is predominantly a mixture of booths and individual tables (in the center of the dining space). There is one high-top table area supporting 8 stools, which has its own distinctive caged hanging lights and an overhead wood slat canopy.

The dining area also features one television at the front of the store.

The sidewall where the drive-thru cars move by features the fountain drink area as well as a brick facade wall with a Burger King signature slogan art piece… “Home Of The Whopper”

Two things that I noticed are… one, I appreciate that Burger King still develops restaurants with a full “old-school-style” counter. There is no digital kiosk inside the new Burger King, just a full view into the kitchen area and staff to take your orders.

This is definitely a different direction than McDonald’s where the location a block away not only has the digital order screens, they’ve further reduced the counter area making it almost like a small booth which at times seems like employees then don’t notice the waiting customers.

I also noticed that this new BK has gone back to the old-school soda fountain machines, and there is no frozen soda machine. The also new Blackwood-Clementon location has the digital soda machines and frozen drinks/

Overall it feel like the team at Ampler pumped up the development budget for the Washington Township location to make it a nicer store to dine in.

I live very close to this intersection on the Deptford side of Five-Points and honestly I’m happy to have the new Burger King! I am a fan of their flame-broiled burgers and even the old-school classic chicken sandwich.

It’s been surprising to me that with as much traffic as the section generates with so many key roads converging, that for so long the intersection area only had a McDonald’s… well, and of course one of my favorite diners, Seven Star.

So yes, absolutely someone is going to call out in Facebook that on the Deptford side of this intersection many years ago there already was another Burger King, which closed. If you look at the Bank of Princeton branch at certain angles you can make out the original shell of the old school Burger King building, particularly the windows of what was once the dining area!

And there will be comments “Why another Burger King when one already closed”, but it’s clear most people completely underestimate the importance of the local franchise ownership.

Burger King Corporate did not build this new location. BK is providing branding, design assistance, and a food menu… but the development costs and operation of this Burger King rests with the independent franchise owner. And how the individual ownership manages a location is likely the biggest factor for a franchise location’s success, and in the case of thew Washington Twp BK, well as I said the Ampler Group has almost 500 franchise locations.

One of the most asked about projects in my coverage universe, the Factory Donuts location in Washington Township NJ is going through some final renovations and they expect to open in 6-8 weeks as ChickCoDo!

This is a rebranding of the Factory Donuts young franchise company.

Yes the plan is to still offer store made donuts and freshly brewed coffee, but they are adding in a variety of Chicken options including their signature Premium Chicken Sandwich!

This is exciting news not only for the potential customers in the area, but also to the Camden County “regular folk” couple who several years ago decided to take a big chance on opening their own business… only to see the challenges from an unprecedented pandemic as well as new franchisor ownership and upgraded menu, adjust their opening date plans.

The new ChickCoDo store will be located in the Fries Mill Plaza where Hurffville-Cross Keys Road intersects Fries Mill (and caddy-corner to Verchios).

Likely you’ve seen the “Factory Donuts” signage on a unit that looked basically.. ready to go. And absolutely it is the most asked about project at 42Freeway “Hey Mark, what’s going on with…”

ChickCoDo will occupy the right side of the building which at one time was home to a Rite-Aid. This center also recently saw the opening of Spilt Milk Ice Cream

Read on for more about the deliciously exciting menu that ChickCoDo will be offering… and let’s really give these folks a strong 42Freeway welcoming when they finally do open! It’s been a long time, and they’ve been paying bills all along the way!

What is ChickCoDo?

For several years now the signage at the unopened Fries Mill Road business has said Factory Donuts, with the core menu plan directed at amazing store-made donuts and delicious fresh brewed coffee.

And when they open likely in less than 2 months, they will still be offering delicious donuts and fresh brewed coffee!

But what’s been added to the menu has them rebranding with a new name…

ChickCoDo = Chicken, Coffee & Donuts.

Did you catch that? Did you see how I slipped that in there? Yes the new addition to the business is amazing chicken sandwiches, wings and tenders.

Plus breakfast sandwiches, french fries and delicious fresh squeezed orange juice!

I think the background for this change is that as amazing as the Donuts and coffee are for the original Factory Donuts concept, they are really only morning time sales opportunities.

By adding the chicken options as well as breakfast sandwiches to bolster up the morning menu, they can provide a more well-rounded dining experience to their customers and keep the business thriving throughout the day.

The unit was fully built out as a Factory Donuts location but currently there is paper covering the windows as contractors are working on additional minor cosmetic changes to adjust the branding towards ChickCoDo, and likely to add a few extra kitchen aspects to support the expanded menu.

The construction effort is fully in progress and they hope it haven’t completed in four to six weeks plus any additional time for final inspections.

There currently is one ChickCoDo open in Philadelphia on Frankford Ave, with plans to add more!

ChickCoDo Menu – Chicken Sandwiches And More

With this updated direction for the brand, it’s clear from their website that their chicken sandwich has been raised-up to be a Star-in-the-Show! Sure they list donuts first in their “Cravable Menu” summary section, but the first truly highlighted item is their Chicken Sandwich.

Fresh premium chicken, breaded and fried in the store, in a variety of styles from the original chicken to a more adventurous Premium version.

The classic Premium Chicken Sandwich offers Boneless Breast, Slaw Comeback Sauce, Pickles and a Butter Brioche Bun.

The Chicken Burst adds Cheddar Cheese and is on a toasted white bread.

ChickCoDo also has a version without the slaw and sauce, and can even make a Chicken Bowl where the chicken rests on a bed of french fries with cheddar!

The chicken menu also includes Wings, Tenders and amazing french fries.

Breakfast Sandwiches

Breakfast sandwiches are offered on brioche buns and use cage free local farm eggs, Vermont cheddar and other high-end ingredients.

They say the turkey sausage is house-made!

Donuts

The ChickCoDo website lists two menu sections for donuts; Specialty and Classic.

The specialty menu lists 12 varieties including

The classic donut menu offers more traditional donut varieties such as glazed, chocolate glazed and even a French Toast!

Coffee and Beverages

ChickCoDo has a full coffee menu from the classic American Coffee to more adventurous Banana Split Latte or a Chocolate Caramel Kiss Latte!

They also offer fresh squeeze orange juice, hot chocolate and teas.

Factory Donuts – What Happened?

Co-owner Debbie has been amazing in keeping up with me on the status of their Donut and Coffee shop. She and her partner Mark bought into the Factory Donuts franchise several years ago before the pandemic.

Like many businesses, as 2020 rolled around they were impacted by the COVID pandemic… but in the case of the Factory Donuts in Turnersville it was a double whammy.

Keep in mind that when I first reported on this Factory Donuts location coming it was in June of 2019, just six months before the Covid virus started becoming known to the world!

So first they needed to build out the unit, just as construction came to a halt in 2020! That significantly delayed the start. Remember those months when we were all afraid to leave the house?!

As the pandemic winded down, the owners were able to have their unit built out.

In May of 2022 we spoke again with Deb and learned they were planning on opening that summer of 2022. Unfortunately that did not happen either.

Well, if you weren’t aware, Factory Donuts was a young franchise operation and the Turnersville location was to be one of the first opened.

So while I don’t know the full details of what happened with the original parent Factory Donuts company (likely pandemic impacts), soon after the pandemic kicked in the brand was sold to another franchisee organization who had their own ideas to improve the concept.

But by this time the Audubon couple had already built out their Factory Donuts location and were looking to open very soon… when several changes were proposed with their franchise menu.

It seems initially the Factory Donuts name was going to remain and they were just going to add the chicken menu to the mix, but then the idea to go with ChickCoDo came about.

Overall the build out that already took place in Washington Township is remaining, with some small cosmetic changes including new signage representing the ChickCoDo brand.
