BERGEN COUNTY, NJ — Gym class has always been about exercise and wellness, not just sports. And with today's kids dealing with remote learning and lockdown drills, they need to nourish their body and mind.

Thanks to a $10 million gift from software billionaire Dave Duffield — the son of a former Ho-Ho-Kus elementary school teacher — a school there will get its own wellness center, which will include a new gym and space for activities like yoga.

On Friday, officials and residents attended a groundbreaking at Ho-Ho-Kus Elementary School, where the proposed Duffield Hall will replace an older gym.

Duffield, who is a 1954 graduate of the Ho-Ho-Kus School (and later, Ridgewood High School), donated the money for the new building in honor of his mother, Mary Duffield, who was a beloved fourth-grade teacher there for decades.

The gymnasium is being constructed for, and dedicated to, the students in honor of Duffield’s parents, Albert and Mary Duffield.

The celebratory event included performances by the Pep Band and numerous speakers. An introduction was made by Ho-Ho-Kus superintendent Diane Mardy and Board of Education President Mary Ellen Nye.

Remarks were also made by representatives of the Duffield organization, LAN Associates, Donnelly Construction, Ho-Ho-Kus Public School Principal Martha Walsh, and Student VIP Elaine Andrews.

“Al and Mary were long-time residents of Ho-Ho-Kus and exceptional parents for their two sons, Dave and Al Duffield, Jr., both proud graduates of Ho-Ho-Kus Public,” said Dolson Smith, a childhood friend of Dave Duffield. “Al and Mary were loved and highly active in the Ho-Ho-Kus community, Mary as an adored 4th-grade teacher for many years, and Al as Board of Education President. Al also coached little league and Babe Ruth league baseball in town.”

The project seeks to "reinvent the athletic and wellness spaces in the district with an addition designed to improve both mental and physical health by focusing on the development of children. Besides a new gym and lockers, Duffield Hall will include a health classroom and space for dance, yoga, and mindfulness lessons.

"The existing gymnasium renovation will include a raised roof to allow more natural daylight into the space, while also providing enhanced recreation equipment such as interactive equipment."

The project is set to be completed in the summer of 2024 — 70 years after Duffield's graduation from the school.

HO-HO-KUS — A recommendation to declare three lots southwest of Franklin Turnpike and North Maple Avenue an "area in need for redevelopment" will be heard by the Planning Board during a special session at 11 a.m. Monday.The so-called Ho-Ho-Kus Crossings 1.87-acre site was approved by the Zoning Board of Adjustment in 2016 for 53 units, eight of them affordable. An amended application was approved by the board last July for 67 units, 10 affordable, plus 6,257 square feet of commercial space.Borough...

HO-HO-KUS — A recommendation to declare three lots southwest of Franklin Turnpike and North Maple Avenue an "area in need for redevelopment" will be heard by the Planning Board during a special session at 11 a.m. Monday.

The so-called Ho-Ho-Kus Crossings 1.87-acre site was approved by the Zoning Board of Adjustment in 2016 for 53 units, eight of them affordable. An amended application was approved by the board last July for 67 units, 10 affordable, plus 6,257 square feet of commercial space.

Borough Administrator William Jones said the designation — if approved — "allows us to have greater control and regulate what we want to see here" when the planning stages are reached.

The three lots were included in the borough's affordable housing settlement with the Fair Share Housing Center in March 2017. In return for designating specific affordable housing sites and undertaking construction of at least one 13-unit project near the train station, the borough had its 278-unit quota reduced to 30 affordable units.

"The Crossing's site is in our settlement agreement, but the town and the developer still need to go through the zoning and planning process to do the type of development they're seeking," said Fair Share spokesman Anthony Campisi. "It is a fairly routine part of any complicated redevelopment plan."

The borough has posted a 51-page analysis of the site from Burgis Engineering with appendices on under "Redevelopment Study" on the borough website, Ho-ho-kusboro.com.

The properties include three lots on Block 1016:

The area is zoned for commercial use, which includes single-, two-family and community residences.

The engineer's recommendation "simply defines and delineates the area in which the municipality intends to pursue an active role in furthering redevelopment," the Burgis report states. The resolution, once approved, would "direct the Planning Board to prepare a redevelopment plan pursuant to the applicable redevelopment statute."

A rendering for the 53-unit Ho-Ho-Kus Crossings project is posted on the Montoro Architectural Group website, but a new design would have to be created, given the larger number of units and different commercial space.

No finance plan has been worked out for the project, said Jones. However, they may later consider a payment in lieu of taxes, or PILOT. Under this arrangement, payments are made by the developer directly to the borough rather than through property taxes.

The developer pays less under such an arrangement, and the borough receives 95% of income. Jones said the income would be used to offset the cost of its affordable housing project near the train station.

The meeting is being broadcast via Zoom. Observers should follow instructions found at the bottom of the special meeting notice under the borough's Redevelopment Study website page.
